Recently renovated comfortable two bedroom cottage with a spacious garden with views of the sea and a sandy beach which is less than a minutes walk away. Watch out for the wild water swimmers every morning. Rosemarkie Golf course is five minutes walk away.

The Boathouse has a brand new contemporary kitchen, sofas, beds, decor and soft furnishings.

Peaceful relaxing area on the edge of Rosemarkie with its local amenities, cafes, restaurants and tourist attractions. Beautiful walk along the beach to Chanonry Lighthouse where the dolphins can be spotted daily as they swim up and down the Moray Firth.

All the amenities of the city of Inverness are only 20 minutes drive away with shops, restaurants, cinema, theatre and tourist attractions nearby e.g. Loch Ness and Urquhart Castle, local Distilleries, Culloden Battlefield and much more.

The stunning west Coast of Scotland, the North Coast 500 and world famous golf courses and fishing are all easily accessible from the Black Isle.

We visited the Boathouse in April and came back for our annual Autumn two week visit to the Black Isle. We love the wildlife etc, the walks and Harry Gow pies. Excellent take-aways from the Crofters.

Excellent property, excellent location. Only one very small issue, mattress protector on main bed was covered in hair when we took the bedding off at the end of the stay. Everything thing else perfect

Had a fabulous stay, location excellent, property clean, modern and well equipped. Saw dolphin's from lounge window, although a walk to Chanonry point is best. Excellent communication from Carol. Would recommend for a relaxing break on the Black isle.

Großzügiges und ansprechend eingerichtetes cottage am Meer. Es war alles vorhanden, was man benötigt und die Gegend rund um Rosemarkie lädt zu Wanderungen ein und, wenn das Wetter mitspielt, auch zum Baden am Strand.

Peaceful spot

What a lovely location. Perfect spot for the two of us to recharge our batteries doing some local walking and also exploring further afield around Inverness and Loch Ness. Lots to do on a week long stay and on top of that a lovely, clean, fully equipped cottage for us to stay in. We strolled along the beach to Chanonry Point several times Took us about 30 minutes each way, hoping to see the dolphins, without success, although almost everyone we talked to had seen them. It didn’t matter though as the walk itself was relaxing enough. The owner, Carol responded to us really quickly whenever we got in touch. We recommend this property to anyone wanting somewhere to relax for a few days.

Idyllic location

Perfect location on the beautiful Black Isle.Close to cafe and restaurant.Comfortable furniture, shower was great.Only downside for us was the decking area - overgrowth of trees/ bushes.

The Best Beach Cottage We’ve Stayed In

Greetings from Augsburg, Germany – Inverness' twin city! Our family had the pleasure of staying at The Boathouse, and we truly couldn't have asked for a better holiday experience. The cottage is not only beautifully decorated and cosy, but also wonderfully equipped and spotlessly clean. The location is a dream, right by the beach, and we absolutely loved our walks along the shore to the lighthouse. The kids, on the other hand, were especially excited about the local sports field, and they had a blast playing tennis with rackets hired for just £2 at the Rosemarkie Beach Café. One of the highlights was exploring the Fairy Glen; the walk to the waterfalls and the climb over the hill rewarded us with stunning views that we’ll remember for a long time. We’ve had a fantastic time here and will definitely be spreading the word about this lovely cottage. Many thanks for making our stay so memorable!

Brilliant Boathouse

Our first time in Scotland. Everything was easy, breezy, beautiful. The property was superb; clean, comfy and convenient. Handy location to set your own pace of holiday. Excellent location

Cottage was as described. Very clean, comfortable and well-equipped. The location is great, with wonderful views. We enjoyed walks along the beach to Chanonry point to watch the dolphins. Plenty of local history to explore. We would definitely recommend and would stay again.

A relaxing and quiet break in a perfect location

The location of the cottage is just perfect, across a very quiet road is the sea which can be heard gently lapping on the shore. The next door caravan site is very quiet and all one can hear are birds and sea. There are 2 cafes nearby but the cottage is very well equipped for all cooking needs. The beds are extremely comfortable and the shower strong and as hot as you want it. We ended up staying for 2 weeks because we loved it so much and even though the weather was not good we totally relaxed and enjoyed the peace of Rosemarkie.

Had a great stay at the boat house, place was very clean, well presented and lovely decoration throughout, highly recommended for the location which was very convenient for the beach and local restaurant. We will return!

Carol and Graham Jeffrey were excited to take over ownership of the Boathouse in 2021. It has been in Carol's family since her grandparents bought it in 1971 and has provided very many happy family holidays over the years. They are looking forward to spending more time in the beautiful Black Isle and sharing their cottage with their guests who they hope enjoy it as much as they do.

The cottage itself is comfortable and relaxing and makes a great base for exploring the local area, but the best thing is definitely the location and stunning views over the Moray Firth, Fort George across the Firth and out towards the North Sea.

Comfortable cottage which has just been comfortably and tastefully refurbished.
With the Moray Firth just out the window there always something to look at out to sea, from wild water swimmers to seals.
Short walk along the beach to Chanonry Lighthouse, which is the best place on mainland Scotland to see Dolphins.
Quaint village with nice cafes and scenic walks close by. Cottage is on the edge of the village so it is very peaceful.
Golf course 5 minutes walk away.
