If you require an early check-in (before 3pm) or a late check-in (after 9pm) this will need to be approved by us & if so, it will require a £48 out-of-hours fee to arrange. If you require luggage drop-off, this will need to be approved by us & if so, it will require a £25 secure-luggage-store fee. If you require additional overnight guests exceeding a total group of 2, there is an additional charge of £25 per extra guest per night, which needs to be completed with the property manager directly before extra guest arrival.

Please Note:
This apartment is located within a residential apartment complex building, which is undergoing cosmetic renovation works in the common areas, specifically the stairs leading up to the apartment and entryway. The apartment internally remains unaffected and as shown exactly in the photos, but you will encounter construction-related impacts in the common areas of the building.

This may include:
* Dust in hallways and stairs
* Exposed wiring and unfinished surfaces
* Construction noise

We strictly enforce a no-smoking policy on the premises. If any evidence suggesting a violation of this rule is found, such as the smell of smoke, ashes, or cigarette butts, we retain the complete authority to impose a minimum charge of £250 as a smoking fee.

Please note that parties, large gatherings, loud noises, and the presence of outside guests are strictly prohibited. If we receive substantial evidence of such activities, we maintain the right to cancel your stay immediately, without providing a refund. Additionally, we may engage a security team to facilitate your eviction, with any associated costs being charged to you. Local authorities may also be involved if necessary.
1. Cleanliness: guests should not leave the property in a state that requires excessive/deep cleaning (e.g. Mouldy dishes, soiled carpets, stains from pets etc). Cleaning fees are set by us to only cover the cost of standard cleaning between reservations.
We ask guests to put used kitchenware into the dishwasher before they check-out.

2. Damage: where guests cause damage that is beyond the normal wear and tear, we expect guests to inform Hosts of the damage asap. Guests are expected to pay reasonable requests of reimbursement if they are responsible for the damage or for unexpected cleaning costs.

3. NO SMOKING (no tobacco, e-cigarettes, cannabis etc) and NO DISRUPTIVE GATHERINGS/PARTIES. If you are caught doing this, you will be fined.

4. Check-in time: guests should respect their Host's check-in window. If you believe there might be delays, then you must inform the Host which should be approved by the host.

5. Check-out time: guests should check-out no later than 11am. If you leave later than 11am without the Host's approval, you will be fined an appropriate amount.
You must return the key to our porter. You must not leave belongings at the property no later than 11am. If you do, you must inform the Host or our porter first.

6. NO PETS WHATSOEVER (service animals are not allowed either).

7. Noise: guests should respect designated quiet hours and should not disturb the surrounding community with disruptive level of noise (e.g. loud music, shouting, slamming doors etc)

8. NO COMMERCIAL FILM OR PHOTOGRAPHY: guests should not participate in film or photography that is intended for commercial use or profit, without documented permission from the Host.

Perfect spot for us

We were 2 couples wanting something close to a tube station but not in the super busy central London area. This was the best spot! Short walk to the Earl’s Court Station. Unit was clean and Veena was great to work with on the check in process. Veena also would check in with us to make sure everything was as great.The only thing I will point out is that it is on the lower floor so you have to go down steps to get in/ out of the unit. It was no problem for us though.

Warm and cozy basement apartment

This is a great home base for exploring London. Easy walk to Tesco and restaurants, as well as the underground. The heating worked great for our winter weather stay.

Good location. Rental needs work.

The location is accessible to great neighborhoods and the tube! Julio (the on-site porter) is wonderful and responsive when you need something. The host, Veena, is the person to contact with overall property feedback. I did provide loads of it directly to her as I think it's best to go straight to the source. However, I do want to help fellow renters by pointing out a few things. As some reviews state, this place could use repairs (e.g., toilet seats and drains), updating (e.g., newer, softer towels and hooks to hang them) and cleaning (rugs, bathrooms). The 'outdoor space'/park IS beautiful, but you need to climb outdoor stairs and pass another apartment’s bedroom window to get there. There is a washer in the unit, but the dryer is located outside and shared by other rentals in the building (so it’s not always available). If you use the extra twin ‘sofa bed' (as our amenable son did), please note it is tiny and comically hard/uncomfortable; and, anyone over 5’ will be too tall. The listing title of “family oasis: garden access, designed for large groups and families” may be considered false advertising to some. The place is not as shiny and pristine as the listing depicts and I’m not sure how “large” a family it can accommodate. But, YES, if you want a good location in a walkable neighborhood with a friendly, helpful porter, this could work for you!

Short stay in London

Seamless check-in and excellent location for public transit to airport or downtown London. Back garden was really great for our toddler. The unit is clean but looks and feels like an old basement unit.

Location, Location, Location

I would love to give this property a five-star rating because the host was amazingly responsive, the location is perfect, and it was clean and neat. The only downside.... The furnishings and accoutrements were a bit old and tired, in need of an update. If you are a young couple or family it would be prefect. We are an older couple with some mobility issues, and this place is at below the ground level, meaning you need to walk down a set of stairs to enter. It was fine for my son and grandson, but a bit of a struggle for my wife and me. The beds were not the most comfortable, but over-all, our stay was pleasant enough. I will say that this place is perfect for young families, couples, groups of friends, but if you are older, and have any mobility issues at all, you may not be totally comfortable. The big plus, location. Perfectly situated in a very pleasant neighborhood within easy walking distance of super markets, tube stations, Kensington Palace and park, and more!

PROS: - Julio who assisted us with checking in was very friendly, attentive & responded to our questions/concerns very promptly. - Location was great. Very short walk to the Tube station which we used daily to get around to the various attractions we visited. CONS: - The unit is pretty worn out. It needs a lot of repairs and some TLC to a number of areas. Everything from broken tiles, leaking shower heads, and general repairs (toilet seat needs to be tightened or replaced). Photos of unit are either quite old or air brushed as they don’t represent the unit as it is today. I’ve stayed in many vacation rentals over the years and this one definitely needs some TLC. I live in a home myself that is 113 years old so I’m definitely used to homes that aren’t super modern. Shower in the master didn’t work as expected, all garbage cans had broken foot step. - single sofa bed was very uncomfortable per my 10 year old who has never complained about a bed before (bumps in middle when unfolded & legs didn’t sit level). - Unit was not very clean & overall had a dirty feel to it, perhaps partly attributed by not being well maintained. Duvet had some small blood stains on it which very well could have been washed & been just stains but the beds also didn’t have top sheets (personal pet peeve) so I didn’t have any barrier between them (though when I texted Julio at 9:30pm he came over immediately with a fresh duvet cover so that was appreciated). Overall the stay was OK but not recommended.

Great location

Area is perfect as everything was close by. From restaurants, pubs, grocery stores and the tubes so it made it very convenient to get around and explore. The place is cute and cozy and is a bit dated from the pics but it worked for us. The host is very responsive and the person who let us in and check out was nice.

Cosy indeed

What a lovely stay we had. Veena and Julio were most accomodating and wonderful. Fantastic location for tube, buses and ubers. Even in winter, the garden was beautiful. Highly recommended.

Earl's Court Vrbo

We loved the Earl's Court flat, Getting around was easy as we were within walking distance to the Underground, several food places, and Tesco. The neighborhood was quiet, safe, and felt like home. We did have some issues with the hall shower in that most of the floor got wet but that was the worst of our experience. I definitely intend to look for this flat again next time I travel to London in the winter.

Great location!

The property was a great location for exploring London. It was a short 7 min walk to tube station. The small kitchen was great for making small breakfasts. The bedrooms were big, the bathrooms were small but worked okay for our family and 2 year old. We needed more toilet paper (which I wish had been in the supply closet to begin with) but Julio the Porter dropped some off eventually. We also needed new towels since they gave us less than what the picture showed and Julio also eventually dropped them off after a 2 day wait due to not communicating when he was dropping them off. Would have been easier to have left us with plenty of towels for 4 people for an entire week. Overall loved the location though and would recommend it for families with young kids even.

This is a cozy apartment on a quiet street with an amazing community garden. There are ample restaurants and grocery stores nearby, and a Tube stop is very close as well.

Júlio foi um excelente host. Esteve sempre disponível e muito solícito para ajudar em tudo. O apartamento conta com todas as amenidades necessárias para uma boa estadia. O apartamento fica localizado muito próximo à estação de Earls Court e de uma rua com várias opções de alimentação.

Great location, garden access.

This place is not fancy, but it ticks all the boxes. Comfortable front room for easy conversations. Very helpful property manager. Access to lovely garden. This is a basement apartment with plenty of light. You walk up a few steps to get to the garden. Just a very few minutes from bus and Earl’s Court tube line, so great location. Apartment is on Warwick side of tube station. Don’t forget to explore Earl,s Court side. Nearby Mriya (Ukrainian) restaurant a must. Best to reserve ahead.
