Grayling House | Stylish Home Near Winterton Beach

Grayling House is a contemporary architect-designed home converted from a former media exchange, with lovely rural views. Tucked away down a quiet lane on the edge of Winterton-on-Sea, the house has been thoughtfully designed with comfort in mind.

Downstairs there's a large open plan living area with a modern kitchen, breakfast bar and dining space. The kitchen has an integrated fridge and freezer within the island, an electric hob and integrated oven and microwave. There's also a dishwasher and washer/dryer in the kitchen. A separate snug offers two comfortable sofas and an armchair, a 55" smart TV, and there is also a downstairs WC.

Upstairs you'll find three stylish bedrooms, each with a comfortable king size bed and an ensuite shower room. The main bedroom has patio doors opening onto a terrace with views over the surrounding countryside. There is limited hanging space in each bedroom, but there are drawers under every bed for storage.

Outside, the enclosed garden is gravel and laid to bark, landscaped with trees. There is parking for 3 cars and an EV charger available for an additional fee of £30 per stay; please contact us to arrange this after booking. Two dogs are welcome at no additional charge at Grayling House. They are welcome in the downstairs living areas and would appreciate your help in keeping them off the furniture. Please note for security reasons, CCTV covers the driveway to the property.

Lovely Accommodation

Thoroughly enjoyed our stay at Grayling House - the location is excellent as within walking distance of the village and beach (although if you want to take chairs, etc. you would probably want to drive up). The upstairs terrace is a bonus when the weather is good - so lovely to sit amongst the trees. Recommend taking a trip on the Broads and also Ross’s wildlife boat trip from Martham.

The house is lovely located just away from the village. Beautiful walks near by. The house is well equipped and very clean only thing we would point out is the stairs are noisy and could do with hand rail on the wall on the bend of stairs

Lovely stay, in Grayling House

Spent a lovely week in Grayling House, we holiday in winterton-on-sea a lot so knew where the house is situated, it's about a 5 minute walk to the village centre where there's a good fish and chip shop,pub,post office and shop. The cottage was clean and well equipped in the kitchen, bedroom storage space is limited. The only downside is the arrival time, and the main bedroom could do with blackout curtains.

A wonderful out of the place way for a relaxing break

Grayling house is on the outskirts of Winterton and seems to be right in the country, although the town is only a few mins walk away. Some great Winterton walks go through the road it's on, so very coinvent for walks in the countryside. It's very well equipped and there is pretty much everything you could need for your stay. Clean and modern, I would recommend this to anyone who want's a peaceful stay in the country.

Close to the beach

5 minutes walk to the dunes and then on to the beach so excellent position for the sea. We book about 3 holidays a year along the Norfolk coast with our dogs as we currently don't want to leave them to go abroad. We booked Grayling house because of the quirky design and its location, which are its selling points. During our stay the weather was good and we did sit out on the upstairs deck area but feel it would be best used in the summer months while making full use of the supplied barbeque. The house is generally all of high quality , excellent beds (quite high from the floor )let down by a few small items (bedroom stalls that all fell apart). The lounge is a little bit uninspiring and the TV is really only streaming channels. If travelling with your pets then the house is ideally positioned for winterton,s beaches and the local pub and cafe which are all dog friendly ,the house is dog friendly in the fact that they allow pets but sadly not really dog welcoming that are restricted to downstairs and off the furniture and there are no doggie bits like spare bowls ect at all . So if that suits then the house will be perfect for you

Thank you for taking the time to leave feedback about your stay at Grayling House. We're pleased you enjoyed the fantastic location, quirky design and comfortable beds. The owner has confirmed that the bedroom stools have now been addressed and the loose legs tightened up. The TV offers both streaming services and traditional BBC and ITV channels, and dog bowls, poo bags and a spare lead are provided under the kitchen sink. Whilst Grayling House is very happy to welcome dogs, the owner does ask that they remain downstairs and off the furniture, helping to ensure the property remains comfortable for all guests. Thank you again for your comments, and we're glad you were able to enjoy some lovely weather and time exploring Winterton's beautiful beaches.

A wonderful stay in a peaceful part of the country

The house was in a lovely private location. It was very well equipped, they had thought of everything .The cooker, fridge, freezer and BBQ were beautifully clean.The beds and bedding were great quality and comfortable, excellent shower. We were a party of 6 adults and a 2yr old and it was a bit of a squeeze in the bedrooms, the middle one particularly. Very little hanging space or storage in any of he rooms so had to keep the suitcases on the landing and get the clothes out of them. I think they definitely need to invest in bigger kitchen bins if the house is fully occupied. Could do with more lighting upstairs on the outdoor area as the 2 motion ones on the walls dont give enough light off. I would definitely recommend this as a place to stay if you want a quieter holiday, in a fabulous house, in a little village but with easy access to the Broads, Norwich ,Great Yarmouth and quaint seaside towns and villages

Fabulous family weekend away

I booked this property for my birthday weekend away with my family. It was perfect for us all. The house is very well equipped with everything we needed. The location is perfect, a peaceful lane alongside fields with horses and very close to a fabulous beach. Would definitely book again.

We had a lovely time at Grayling House - the house is in a perfect location, very quiet but within easy walking distance of the beach, shops and cafe. The house was spotlessly clean and was exactly as it was described. The village is lovely and has some great places to go within a short drive, including some great walks and shops. would thoroughly recommend

Really nice house. Built this year. All the amenities that you could want. 5 minutes from the dunes and a further 5 minutes from the beach at Winterton. Would definitely recommend a visit

Fabulous cottage

We had a great weekend with friends in this cottage. It's near the coast and we walked the coastal path and saw the seal pups. The pub in the village was great and in walking distance. The cottage was perfect for 3 couples with all rooms being ensuite. A perfect, winter walking weekend.

Fantastic Property

This is the best property we have stayed in on the East Coast by far. Excellent quality furnishings, finishes and spotless. The village is really nice. Local pub serves great food and a must for visit. We will be back soon if you have vacancy

Excellent house

We had a lovely week in this modern property that had everything you could need for an enjoyable holiday. Little touches like automatic night lighting and torches for walking in the dark were appreciated. Would love to come back in the summer to fully enjoy the upstairs terrace. Highly recommend

Beautiful house

A beautiful house in a great location a few minutes walk to the village and the amazing beach.My only criticism would be the lounge is a bit on the small side for 6 adults but otherwise no issues. The welcome information sent before we arrived was really useful and a nice touch. The garden is really enclosed so the dogs were quite safe roaming around. Overall a great holiday thankyou

Wonderful modern property

We stayed here for a weekend in November, unfortunately we had dreadful weather so it was lucky we had such a wonderful place to stay. Very clean and modern with all that you could need, 3 ensuite rooms and lovely balcony which I would like to come back and use in the summer months. Good location as lots of beaches and Yarmouth close. Delicious chip shop at the end of the road too. I would highly recommend this property to others and I would like to come back again in the future.

Excellent winter break

The house was very well equipped and comfortable for 3 couples. The 3 en suites bedrooms were a game changer. Wonderful peaceful location on a footpath just 2 minutes from the beautiful dunes. Everything provided including dog bowls, tea towels and dishwasher tablets. We would definitely return.

Lovely holiday

There were four adults sharing Grayling House and we all enjoyed our stay there. The place was clean and tidy and in the main very comfortable. We were very wary on the stairs because as nice as they are, we found them a little difficult to negotiate and felt that a hand rail on the wall would definitely help. The only criticism concerns the access, as the dirt track leading to the house is very overgrown and despite us only having a medium sized car, it did get scratched ( not badly and will certainly polish out) but this was annoying. It was nice to find a few basic provisions when we arrived and the towels that were supplied were excellent.

Perfect family getaway

We stayed for a long weekend with family including a toddler and a dog. The accommodation was perfect. Great facilities, perfect location. Beach is fantastic and the walks nearby were lovely. I had a few questions before our stay and the customer service was great, very helpful. Information pack was very useful. House was immaculate, and very clean, with the exception of the kitchen floor which was pretty filthy and left us with very pretty disgusting feet. I think maybe the floor had been missed as really needed a good mop. I’m sure this will be noted and sorted by the management though. We would definitely return.
