1. Sea Dunes uses the Nassau County Fire Department definition for maximum capacity of a rental dwelling. The maximum occupancy of any unit will be limited to 2 guests per bedroom + 2 additional guests. The ‘unit’ is defined by the legal Sea Dunes address for each individual condominium. Maximum occupancy is based on the number of bedrooms for this given address. For Example: 2-bedroom units limited to a maximum capacity of 6 guests, 3-bedroom units limited to 8 guests.
2. All condominium property shall be kept clean. No rubbish, refuse or garbage shall be allowed to accumulate, nor shall any fire hazard be allowed to exist.
3. All garbage and trash must be bagged and disposed of through the trash chute on each floor. Recyclable items may be recycled in green recycle bins at first floor trash area.
4. No personal property may be stored in common walkways. All common walkways must be kept clear in accordance with state and local fire codes. Bicycles must be stored in bike racks only.
5. No smoking allowed in condominium common areas or in pool area.
6. No loud radios, televisions, instruments, or other loud or offensive behavior permitted on patios, balconies, or common areas.
7. No garments, towels, linens, or similar items may be hung from balconies, patios, or windows. All balconies and patios are to be maintained in a neat and orderly manner.
8. No objects, cigars, cigarettes, or trash may be thrown or discarded off any balcony.
9. No open flame barbecue grills are permitted on balconies or patios, in accordance with state and local fire codes.
10. No drone operation allowed on condominium property.
11. Sea Dunes provided luggage carts must be returned to the lower lobby immediately after use.
12. Pets are required to be on leash on all AIP community property and beaches. No more than 2 pets allowed per unit. Pet owners are responsible for cleaning up after their pets.
13. Pool rules and regulations are posted at the pool and apply to all Sea Dunes renters and guests. No pets allowed in the pool area.
14. Beach access is only permitted via designated beach walkways. Stay off the dunes in accordance with state and local dune protection laws.
15. No umbrellas, tents, chairs, or other equipment allowed to stay on beach overnight in accordance with local beach ordinance.
16. No trailers, recreational vehicles, boats, or tents are permitted to park or use condominium property.
17. Sea Dunes parking permit must be displayed on vehicle dashboard in addition to the AIP Security pass. The parking lot is monitored for compliance. All violators are subject to warning, ticket, or tow.
18. The electrical outlet in our parking lot is for golf carts only, it is NOT to be used for charging Electric Vehicles.
19. Summertime Sea Dunes parking lot restrictions - from Memorial Day through Labor Day: a. Sea Dunes parking lot is limited to ONE parking space per unit during the summer season. A Sea Dunes parking permit must be displayed on all vehicles. This parking permit is in addition to the Plantation Security permit. b. Any additional vehicles must use the Dunes Club Community Association (DCCA) overflow parking lot. See attached diagram for location. c. Guest rental Golf carts are not permitted in the main Sea Dunes parking lot. Guest rental golf carts must be parked in the DCCA overflow parking lot.
