Thank you. Most houses were built in 1970's in Paradise Valley or zip code 85253. This one was remodeled in 2004, 18 years ago. Ritz Carlton's new condo is 0.8 mile from this villa, no lake/golf view, but mountain view only, a 2500+/- sqft condo is selling at $2.8 ~ $3.9M. MOUNTAIN SHADOWS Condos is about 2.0 miles from our villa, sold out, but one with 2501 sqft, 3 beds/3 baths is listed at $2.395M. We'll have a brand new SFH nearby with 3763 sqft, but the price may double or triple. Next time, you can rent our brand new SFH.

I have a brand new fridge (french door) in the kitchen, I also have a working mini fridge. In my welcome letter, I stated I had THREE fridges, the one in the dinning room does not work, but you can use the other two. For this reason, you gave me a 3 star review, that's not fair, but thank you.

During your stay, the only thing you asked us was a very late checkout request because your flight was at 4:05 pm, instead of 4 hours late checkout, we granted 90 minutes only. If this is the major reason you gave us a 2-star review, we apologize (it's New Year's Eve, and our cleaners also need 6-7 hours to clean it). Our cleaners did see a broken tile after you checked out, and our handyman has fixed it, probably you broke it but we did not charge you a penny. Also, our cleaners did steam cleaning for the carpet after you checked out, probably you had a big party there. There are some small rusty spots on the drain stopper in the tub, but no mold at all. ...... Sure, we agree this hotel villa unit is not brand new or remodeled recently. Our neighbor just did a remodeling, and they spent over $100K and are selling at $1.7499M now. Ritz-Carlton is 0.8 miles from this hotel villa, 3-4 times more expensive than ours, but the listing price was at least $3.5M for the same size condo, with no lake view or golf view. ...... Your group member checked in 4 days before you and asked me do not charge them cleaning fee $200 and only $150 per day for those 4 days, and claimed only 2 people in those 4 days. I agreed. It might be the reason, but I don't think so. I think the reason is your deposit. It was super clean before your other group members checked in. I accepted 30+ groups, why you are the only group I notice damages on carpet and furniture? You did not mention candle oil, You only said you don't smoke. Why you don't ask other people in your group? and ask them how they used candles please!!! I've uploaded 30+ pics to show the damages for the insurance purposes. The fine china set (serving 12 people) costs $2K+ at department stores, plus when I purchased this Villa, the Hotel had 50+ regular plates/glass cups/bowels. Salt and pepper are provided. I am not renter, but owner, and I paid 100%, no mortgage. The smoke detector in that room now is on ceiling now (only this part you are correct, and it's easy job to put it on ceiling). The "white room" with 2 white leather sectional chaise lounges sofas are for group with more than 8 or 10 people, for example, current group has 12 people. I am the owner, not a renter, or legally, I am the president of the company who 100% owns this golf hotel villa. This company is my private foundation. Glad you rated me 5 star. thank you.
