Charismatic and graceful classic villa and a pool all set in terraced parkland with truly outstanding views over Lake Maggiore.

Set in a panoramic position above Stresa and offering unique views of the lake, the Villa La Brisina offers spacious and comfortable accommodation for up to 10 people in 5 bedrooms (450 m²):
- A steep driveway and then granite Steps lead up to an elegant colonnaded covered porch where you can sit, dine and relax while admiring some of the finest lake views. You’ll enter an central entrance hall with original murals and frescos. It accesses a large bright living room with elegant antiques and a grand piano set in its own indoor veranda. There is a further cosy library used as a TV room, a dining room that can seat 10 persons and that is hung with a collection of antique porcelain. There is a totally charming kitchen which opens out to an outdoor garden terrace shaded by empress trees with a stone garden table and barbecue. In additional there is a guest WC, garderobe and laundry room on the ground floor.
- The first floor comprises 3 large bedrooms each with its bathroom, two with a tub in addition to a shower, one with a shower only, and all, including the bathrooms, their own balcony access. There are two panoramic terraces. The master bedroom is furnished in the Genovese style with 2 single beds and an en-suite bath and shower room. The other two bedrooms have double beds.
- On the lower ground floor, once a staff apartment, you will find a further comfortable living room with a view over the azaleas and two further bedrooms, one with a double bed, and one with 2 single beds. There is a bath and shower room with a tub, a small sauna, and a separate entrance opening directly out into the gardens.

This elegant ‘villa d’epoca’ is very well appointed and much of it recently renovated. It is located on a terraced hill within 8000 m² of well-maintained parkland, a vast lawn, a small number of vines, several beautiful outdoor terraces some with period garden furniture dating from 1930, a large swimming pool area with sun loungers and a pool chalet! There is also a rather special ping pong room in the cooler confines of the garage that is built into the rock near the front gates.

Situated in the small village of Brisino, ‘Villa La Brisina’ is just 3 km from the town of Stresa, the most popular destination on Lake Maggiore. Enjoy a stroll along the lakeside promenade or walk through the narrow alley ways with owner managed shops and many cafés and restaurants. Stresa faces the world-famous Borromean Islands so just hop on any ferry, or rent your own private water taxi, to discover the enchanting beauty of Lake Maggiore. Easy one day trips to explore the cities of Milan, Pavia or Turin, the famous Piedmont vineyards, the romantic Lake Orta and its “holy mountain” and island or the extensive trekking through the valleys behind the villa and beyond are also possible. Europe’s largest nature reserve is facing the property on the other side of the lake, and numerous botanical gardens to visit abound.

RENTAL CONDITIONS - VILLA LA BRISINA:
Included:
Water, electricity, gas, smart TV, wireless internet, dishwasher, washing machine and dryer, baby bed and high chair, sauna, garden, barbecue, swimming pool (12 x 6m; depth 1,8m), one garage space / ping pong room and spacious uncovered parking both inside and outside the property

Extra to be paid before arrival:
- Security deposit by bank transfer to the owner (refundable): 1000 euro

Extra to be paid cash upon arrival:
- Cleaning (obligatory): 300 euro per week
- Bed linen, bathroom and pool towels (obligatory): 150 euro
- Pets allowed (upon prior request only): 10 euro per day per animal (maximum two pets)
- Heating (seasonal – cost can be updated to real market rate): 50 euro per day plus preheating of 2 days
- Tourist tax: to check upon arrival if applicable

Arrival and departure:
Reservations for not less than a period of one full week

Note:
- Swimming pool approximately open from mid-May to end September; contact us for the exact dates before booking.
- There is no air conditioning in this villa, but fans are available.
- It is NOT permitted to hold parties or events at the villa for more than 5 person more than the number of people you have booked for. Should you require it for events purposes e.g. professional film sets, meetings or even feasts or weddings, please make separate enquires as entirely different pricing and conditions will apply due to insurance and other implications. Caterers and other service providers will need to be approved beforehand by the owners.

Additional services:
Private chef and other catering options, pre-stocking, extra cleaning and change of linen, personal trainer and massage, tour guide, boat & bike rentals, and other extra services: upon prior request only - we will gladly provide you with the direct contact details of the service providers to enhance your villa vacation experience.
Important: pre-authorization of any in-villa services by external people is required by the owner of the villa, and for some properties the services can be organised only by trusted persons of the owner. Please enquire before booking.

RENTAL CONTRACT:
