Sleeps Up To 20, Inc Children, If You Sleep More Than 2 Persons In some of the 7 Bedrooms.

If You Are 7 Couples, Who Each Require A Bedroom, Then, The Property Sleeps Just 14 Persons. Note the 2nd bedroom in the cottage is not totally private.

If You Are A Mixed Group Of Adults And Young People, Then, ideally, The Property Sleeps 16.

Most Bedrooms Contain Single Beds That Can Be Joined By Request. And There Are 3 Pullout Beds and 2 cribs.

While this is a beautifully peaceful environment, you can make as much noise as you like because you have no neighbours !

Set in sensational countryside, on an elevated spot, the countryside, dotted with farmsteads, monasteries and mediaeval hill top villages, spills below you, tiny lanes snaking into the blue beyond, where mountains glow an iridescent purple, where, in a blinding blue haze, yellow clouds, lit by a flaming sun, turn pink as the day winds down.

The villa, the cottage, the pool, the yga studio and the grounds - all exclusively yours For The Duration Of Your Stay !

The Yoga studio can be used as often as you wish Free Of Charge, (except If You Require Heating).

A 2 bedroom/1 bathroom self catering cottage, plus 5 ensuite rooms that occupy the whole of the next door villa, enables up to 20 persons to sleep in this property that is exclusive to you (3 of the 5 bedrooms in the villa are family rooms with beds on mezzanine floors. And there are pullout beds too).

In the villa, on the ground floor, is also a cloakroom / Wc.

The large villa with its 5 en-suite bedrooms contains a fully fitted kitchen with dish washer + dining room/lounge area with fireplace. This whole villa is exclusively yours.

The 2 bedroom/1 bathroom cottage (very Beatrix Potter) also contains a fully fitted galley kitchen and a sitting/dining room with fireplace. This cottage is also exclusively yours. Note that you must walk through the 2nd bedroom from the master bedroom to access the living quarters of the cottage. And the one bathroom is ensuite re the master bedroom.

The washing machine is in a utility space in a detached building in the grounds.

The pool and gardens, exclusively yours after ‪9 am‬ each day, are exquisite.

Forget all your troubles and engage in a holistic healing process for body and soul in this truly spiritual place.

The owner, (an incognito pop musician), lives in a private borgo that is at the back of the villa, the cottage, the yoga studio, the grounds and the pool. Before 9 am each day, he maintains the grounds and cleans the pool. This is a daily labour of love because, as you will see, the lawns are thick green and springy underfoot. Attention had been paid to the minutest of details. And the pool is constantly refreshed.

Everything you see has been constructed from natural materials. The whole place has been created to be in harmony with nature.

During your stay, you need never see the owner - his borgo has its own private external areas, car park and entrances, totally independent of your exclusive villa, your exclusive cottage, your exclusive yoga studio, your exclusive pool and your exclusive grounds (after ‪9 am‬ each morning) that surround the villa, the cottage and the yoga studio. All yours!

The Yoga studio is set apart from the villa and the cottage and is in its own garden.....

The owner is available should you want for anything at all.

If you are wanting to host a special event – maybe for a birthday or a wedding celebration or a party – maybe a pizza party around the pool! Then, look no further. One of the below or all of the below might be of use to you. They all have experience in organizing weddings, reunions and big or small events and outings such as wine tastings, truffle hunts and/or olive oil tastings - even a visit to a local cheese making factory! You can even book a consultation with a top Italian personal dresser!!

But, please note that we do not permit more than 20 persons on the premises at any one time, including the guests staying at Tranquilita Villa and Cottage. So, no event at this property should consist of more than 20 persons. However, you can plan for a larger event at a range of different premisses that are especially adapted to host larger events. Transport can be easily arranged.

The daughter of a well known global Italian olive oil company based in Spoleto, Benedetta has acquired multi contacts in the luxury global market. She can provide elite services for luxury events and is a luxury wedding planner.

The Municipality of Spoleto requires a Tourist Tax to be paid to the owner on arrival in cash : 1,30 euros/night for each person over 14 years of age, for the first 4 nights (every month).

You can arrive as early as you like to drop off your baggage but the villa and the cottage may not be ready to access until 3 pm.
