Stay in a character-filled duplex just steps from Miradouro de Penha de França, where Lisbon’s skyline unfolds before you. This three-bedroom apartment blends vintage charm with modern comforts, perfect for urban explorers looking for a unique stay.

Like many historic Lisbon buildings, this one has its quirks - no elevator, steep wooden stairs, and an aging plumbing system. The apartment is also prone to humidity, so regular ventilation is recommended.

Located on a steep cobbled street, paid street parking is limited, but you’ll have easy access to local cafés, markets, and the Penha de França Municipal Swimming Pools (€1.80-€2.30 per entry).

The Bedrooms

- Two cozy bedrooms on the lower floor, each with a double bed, laptop desk, wardrobe, and portable heater.
- Spacious attic bedroom, with a double bed, built-in wardrobes, sitting area, and air conditioning.

Note: The attic has low ceilings, following the roof’s architecture.

The Bathrooms

- One bathroom downstairs with a bathtub.
- One attic bathroom with a shower.

Tip: Since both bathrooms are interior spaces, airing them out regularly helps prevent humidity buildup.

The Kitchen and Living Area

- Fully equipped kitchen with a stove, oven, refrigerator, microwave, toaster, and coffee machine (coffee not included).

What to Keep in Mind

- No Elevator and Steep Stairs: Access to the apartment and attic requires narrow, steep wooden stairs.
- Humidity and Ventilation: As with many historic buildings, humidity is common. Ventilate regularly, especially in the bathrooms.
- Basic Seating Area: The living space is minimalist, with a bench and a table for two rather than a traditional lounge setup.
- Limited Parking: The steep cobbled street has paid parking with limited availability. Public transport or walking is recommended.
- Morning Church Bells: The apartment is near a church, and the bells ring loudly in the morning - keep this in mind if you’re a light sleeper.

￫ The property is Self-Catered. Complimentary basic items are provided for your arrival, including first-day toiletries, toilet paper, etc. These items are offered on a welcome basis only - replacements or re-fills are not provided.

￫ Bed and bath linen are provided according to the number of guests confirmed in the reservation. For stays longer than 7 nights, additional bed and bath linen will be provided for free at the check-in.

￫ The Cleaning Fee included in your reservation covers the check-out cleaning only. Extra cleanings or fresh linens can be requested during your stay and are subject to an extra fee - these requests must be done with at least 24 hours in advance.

￫ Check-in time starts at 16:00 and check-out must be done until 11:00(am). Before leaving, please place the keys inside the lockbox.

￫ During the stay, the guest is responsible for the safekeeping and proper use of the property's keys. Please avoid leaving them in the lock or mailbox. In the event that a specialized technician is needed for door opening or in case of damage to the key and/or lock, the costs associated with this service will be the responsibility of the guest. In case of key loss, a penalty will be applied.

￫ Crib and baby chair are available upon request and subject to an extra fee.

￫ The property is equipped with noise decibel monitoring sensors. This system performs advanced analysis while ensuring the privacy of our guests, as no cameras are used, and no sound is recorded. Only noise levels are measured, thus guaranteeing the tranquility and comfort of everyone during their stay.

￫ For stays equal to or longer than 28 days, monthly bill consumptions exceeding €150 will be charged separately. By making the reservation, the guest agrees to these terms.

￫ The attic window handles should not be turned to avoid misaligning the windows. The windows can be opened and closed by simply pushing and pulling the window; however, the handle should always remain in the same position.

- Please confirm your check-in time as soon as possible so we can arrange everything specially for you.
- Flexible check-in and check-out are available upon request, but only if the property is available. These requests must be done in advance and are subject to an extra fee of 25€.


CLEANING and LAUNDRY.:

- Bedding Sets and Towels are provided according with the number of guests.
- The Cleaning Fee covers the check-in/check-out cleaning only.
- For longer stays it's possible to arrange extra cleanings (with an additional cost).
- For stays longer than 7 nights, extra linen will be provided.
- The apartment is always cleaned by a professional cleaning service. If there's something that doesn't meet your standards, please contact us.


OTHER RULES.:

- Make sure you are up-to-date on travel restrictions/requirements. We may ask for additional documentation according to government guidelines.
- Children’s High Chair and Baby Crib available by request (extra cost of 25€).
- The silent period in Portugal is between 22h00 and 08h00, and night rest period must be respected. The apartment is in a residential area and you should be aware that social events and other activities that might disturb the neighbors are prohibited.
- As a city in continuous modernization, renovation works may occur in the vicinity of the building without prior notice. We would also like to remind you that the property is located in a residential building, where conservation or renovation works may take place during your stay.
