Welcome to our spacious and inviting apartment, perfect for groups and families looking to enjoy a comfortable stay in Edinburgh. With a maximum capacity of 8 guests, the property features 4 bedrooms, each furnished with a double bed, offering a relaxing and private space for everyone.



All areas of the apartment are entirely private for your use. There are two bathrooms available, one fitted with a bathtub and the other with a modern walk-in shower, providing flexibility for your stay. The kitchen comes equipped with all the essentials needed to prepare your meals, while the living room offers a comfortable space to unwind, complete with a dining table for shared meals and gatherings.



The apartment is located on the 2nd floor and is accessed via two flights of stairs, so guests should be comfortable with stair access.



Our check-in method is simple and convenient: Self-check-in is the only option, with the key securely stored in a key safe at the property.



Parking in the area is available through public pay-and-display spaces, offered on a first-come, first-served basis.



Situated in a vibrant and well-connected part of Edinburgh, you’ll be within easy reach of some of the city’s most popular attractions. Enjoy a stroll through The Meadows, explore the historic Royal Mile, or visit the iconic Edinburgh Castle with its stunning views.



You’ll also find a great selection of cafés, restaurants, and shops nearby, perfect for enjoying the local atmosphere. With excellent public transport links, it’s easy to explore more of the city, including the Old Town and scenic spots like Arthur’s Seat.



Please note that a security deposit registration will need to be completed prior to arrival in order to receive the codes for check-in. No money is actually charged, but there is a pre-authorisation of 1 euro.



Please note: a Visitor Levy set by the local council applies to overnight stays in this area and is included in your total booking price. In Edinburgh this is 5% of the accommodation cost per night, applied to the first 5 nights of your stay. It appears as a separate line in your price breakdown — there is nothing extra to pay on arrival.

The living space and rooms are excellent, the kitchen is very poorly stocked.We were visiting to take part in the Edinburgh marathon, and so wanted to cook for 8 of us. I called the host to explain the kitchen had no mixing bowls, 3 tiny saucepans, etc, there a cupboards everywhere but they are all empty, it was in no way appropriate for us to cook for 8. I offered to go out and quickly shop, spending may 50 to we could cook, but the host company refused. They said they would call me back the next day but didn'tSo all in all a lovely flat with a terrible kitchen than just needs plates, pots, pans, glasses etc buying for 8 people to be able to cook and eat it

Pros: Excellent location. 15-20 minute, easy walk to Royal Mile. Neighborhood has lots of coffee shops, casual restaurants, and pubs. Two convenience grocery stores right across the street. Large, spacious unit. High ceilings. Well-equipped. Extremely clean. Beds and sheets are extremely comfortable. Neighborhood, and neighbors, are quiet. Also, the neighborhood seemed very safe, we wouldn't have a problem walking around outside at any time, up to perhaps midnight. We really enjoyed our stay and the price was reasonable. Host company (not an individual) is very responsive, kind, helpful. Although, we requested a top sheet, instead of a duvet, because it was so, so hot, but the host said that was not their setup. So the beds had only a fitted sheet to cover the mattress, and a duvet. No flat sheet. The hair dryer provided would overheat quickly. The fan in the living room did not work. Cons: The place is old, which is to be expected. This is Edinburgh, after all. The entry to the place is actually shockingly dirty and dark, you must climb three flights of dark, dirty stairs, which desperately need to be cleaned, and there is no elevator. Lack of elevator is not a problem for us, but may be for some. Biggest con: The listing says "parking available." What this means is, there is street parking available, if you can find it, and pay for it, through the UK Ringo App. If you have a US phone it is really difficult to get set up on Ringo. We needed to resort to Reddit for guidance.

We had problems with the heating which turned out to be an issue with a radiator valve and the flat was extremely hot when we arrived. This was obviously a prior issue as all the windows had been left wide open but the heat was unbearable. Communication was good and after a few conversations they sent round an engineer to fix it though this was quite late on the evening and caused us some inconvenience.

The only reason I can’t give 5 stars is because the kitchen could use a few more essentials like salt and pepper, paper towels or napkins. The space could use a couple more hand/kitchen towels. We stayed for a week. True rating: 4.7 stars. Thank you!!!
