Online booking, payment and information exchange went smoothly. Staff responds to emails quickly. Easy, 10 min drive from KOA. Our stay was very, very nice. Quiet, never heard a sound from neighbors (side, above or below) while in the unit, and never heard traffic. All the basic kitchen/bath/laundry supplies are there. The location is good for WALKING to downtown Kailua-Kona including restaurants, farmer's mrkt, souvenir stores; as well as DRIVING to groceries and the many ‘sights’ (snorkeling and manta tours, South Point, Green Sand and Black Sand beaches, sea turtle viewing, VNP, Waipi’o Valley, etc.). Vehicle access to Ali’i and to Kuakini hiways was a great convenience. Elevator access to condo from parking garage was wonderful. Appliances worked well - from the WiFi to the 2 floor-level/in-wall AC units, washer & dryer, ceiling fans, etc. Very comfortable bed. Website photos are pretty accurate, but probably taken immediately after painting/update -- still, quite representative of the inside of the unit. Common pool area seemed fine, we never used it. Technically a 5th-floor unit, but just 3 floors up. The Lani is okay, but basically looks east directly at trees/bushes along the close property boundary -- 'noisy' out there when the AC units run (and push their hot air that way). Parking garage keeps the sun off the rental vehicle; the assigned spot is a bit tight, but anything less than a full-size SUV or Van should fit (we had a Dodge Durango - was fine)
