Ideally located in the renowned area of Castiadas, the villa offers easy access to the stunning beach of Cala Sinzias, while providing the perfect base for exploring some of the most beautiful destinations along the south-eastern coast of Sardinia.

The entrance opens onto an elegant open-plan living area featuring a comfortable corner sofa, a flat-screen TV, and a modern, fully equipped kitchen complete with both large and small appliances. Floor-to-ceiling windows seamlessly connect the indoor living space with the furnished sea-view veranda, an inviting setting to enjoy a morning coffee in the fresh air, share memorable meals with family and friends, or simply unwind after a day spent discovering the island's spectacular coastline.

The sleeping area consists of three comfortable bedrooms: two double bedrooms, one of which features an en-suite bathroom with shower, and a third bedroom with a single bed and an additional pull-out bed. A second bathroom with shower completes the accommodation. Large windows fill every room with natural light while framing peaceful views of the surrounding countryside, creating a warm and relaxing atmosphere throughout the villa.

Surrounded by a spacious private garden, Villa Silena features a swimming pool, perfect for cooling off during the warmest hours of the day, a sun terrace with comfortable loungers for soaking up the Sardinian sunshine, and an outdoor shower, ideal after returning from the beach. A private parking space is also available for guests' convenience.

Our properties are not hotels and do not have a reception desk active 24/7.

However, we truly value the opportunity to welcome you in person, as we believe every stay begins with a warm smile and a handshake. For this reason, check-in takes place in person between 3:00pm and 8:00pm.

Knowing your arrival time in advance allows us to organize everything smoothly. Since we manage multiple properties, any delay may cause other Guests to wait. Punctuality is a simple yet meaningful gesture that allows us to offer every Guest a warm and timely welcome.

Please notify our Booking Office of your flight or ferry arrival time at least 72 hours in advance via message or email, so we can schedule an appointment for key handover with a Sardinia Chic team member.

For evening arrivals, a supplement of € 150,00 applies for check-in after 8:00pm . All requests for late check-in must be confirmed by our team.

The Contract

Upon arrival, you will be asked to sign the rental contract, required by law, for short-term tourist stays.

Deposit

The refundable deposit of € 1.000,00 should be paid by credit card at check-in. It is fully refundable at check-out unless damage is caused to the House.

Local Council Tax

The tourist tax, excluded from the total stay, is applied in accordance with municipal regulations where applicable. Please note that Castiadas council is applying a local stay tax, starting from € 1,00 per person per night (children under 10 years old are excluded). The tax concerned, for stays from the 1st of June until the 30th of September, has to be settled directly by the Guest to the properties, has to be settled directly by the Guest to the Property Manager Agency, and must be paid in cash during check-in operations.

Castiadas is a very well-known tourist area, it is a gem set on the edge of Sardinia South-East coast. It extends in a large and rich land regarded as one of the most beautiful in Sardinia with its 13 Km of coastline. Inhabited since pre-nuragic age and visited until the Roman era, today the peculiarity of Castiadas is its dividing in various small villages very high populated during the hottest months of the year. Besides the mild climate, this beautiful area of Sardinia offers a crystal clear sea water, tropical white and fine sandy beaches, natural oasis and a high quality local food farming production. These wonderful features are the reasons why Castiadas is the ideal place where to spend summer holidays or to enjoy a short spring or fall break. The background of this beautiful coast is the mountainous skyline of the “Sette Fratelli” nature reserve, made of canyons, gorges, towers and a valley crossed by rivers. There are also archaeological sites and woods where rare animal species as stags and mouflons live. This prestigious natural park is perfect for relaxing walks surrounded by an astonishing nature. On top of the many natural landmarks there is the “Arco dell’Angelo” from where it is possible to admire the whole Castiadas valley.

The property’s maximum occupancy (6 Guests) includes adults, children and infants. The maximum number of guests indicated cannot be exceeded, in accordance with safety regulations and the house rules.

For safety reasons and in compliance with applicable regulations, the villa is reserved exclusively for registered guests. Any visits by external people must be communicated in advance to the Booking Office, providing the identification documents of the visiting guests. Overnight stays by people not included in the booking are not permitted.

The property is equipped with external video surveillance and, in some villas, indoor cameras as well. To protect our guests’ privacy, the system is completely deactivated upon check-in
