This property was listed as a 5 bedroom, 2 bedrooms were in the garage and one had curtains for the door. The property was not maintained with boards pulling out and radiators falling off. The location was great but owner needs to take care of the property better.

Charlene was the worst Tenant I’ve ever had. She was simply looking for money back and tried to extort me. From the moment she got in all of her complaints are absolute lies. The two bedrooms downstairs are on the first floor, clearly separated from the garage by a wall, she was upset that a few of the panels in the stairwell were bubbling, she was only in the house for half an hour when she started asking me for money back I sent my Contractor over to see what her complaints were. He told me she was completely out of line and Simply wanted money. Even her own husband agreed with my Contractor, but had no say in the matter. She actually complained that the furniture on my front deck in the pictures on the VRBO platform was not the same furniture as I had at the house when she arrived. I explained to her that the furniture was replaced with brand new furniture, which I try to do every summer. This Tenant clearly could not afford the house and was simply looking to get money back

Great stay overall. The place was clean, comfortable, and matched the photos. Check-in was easy, communication was smooth, and the location made things convenient. A few minor details could be improved, but nothing that took away from the experience. I’d happily stay again.

We’ve rented on LBI for 30 yrs, mostly Beach Haven and Holgate so we have some frame of reference. This wasn’t a Top 5 but certainly wasn’t the worst. Best things: location, being pet friendly, good A/C, enough parking spaces, a decent outdoor shower & some cruiser bikes to use. Everyone who visited us agreed that they wouldn’t want to sleep in the lower level BRs (but probably would have in their 20’s)! In terms of value, our friends who rented beachfront NOT pet friendly for the same week had a much nicer place for a lot less BUT they had to pay to board their dogs so it was evenGerard was easy to reach and quick to respond to questions. No check in instructions were sent to us but when I reached out, he quickly called with details. And later as well when I couldn’t figure out why the AC wasn’t cooling the place he was super helpful & we got it nice and cool the rest of the week.So what makes it not the best? Some of it is aesthetic stuff (buckling wall panels from water damage, missing toilet paper holder, no lid on the kitchen garbage bin, baseboard heaters hanging off the walls, rust around vents, broken strips on the blinds). Some is functional - like the tiniest bathroom ever- not sure how a full house would share it. Beach chairs are included but many are broken - fine for just the two of us but larger groups may want to bring their own. We didn’t use the backyard/BBQs.Bring sheets, towels & blankets, but also include dish towels & a bath mat. No rugs upstairs.

The home is Rustic shore home. The location is way close to the beach and restrooms. Just go up the hill and you get to see sunsets. Just go to the left. And then you're on the beach. For the beautiful moonrise and sunrise. This is a perfect house for our big family. Or a bunch of friends to get together. It was also great for a couple. Outside shower has beautiful. plenty of Pressure.

Nice vacation

Really loved the house and the location but weren't aware 3 of the beds were in the basement. Never found that in the 10 years coming here. No one would sleep there

There is no basement in the house. There is a first floor and there are two finished bedrooms on the first floor. There is a big difference between a basement and a first floor

Great location

Location was great and comfortably accommodated 12 and overall we had a nice long weekend on LBI. Unfortunately, the fridge had dead fish smell and the 2 bedrooms in downstairs basement had a musty smell. Many of the windows did not have screens or had ripped screens so limited the number of windows we could open on some very nice days. The window shades were not in good shape but did function

I checked with the cleaning people and they assured me that they thoroughly cleaned the refrigerator so I’m not sure why there was a smell there. And any rip screens I will have replaced this month.

Our stay at Gerard's place was excellent. The location is incredible. At the very south of the island, so you are away from the hustle and bustle of town. In less than a minute walk you can be on the beach. The house has all the amenities you could want. We had 2 adults and 2 kids and it worked out for us where everyone could stay on the top floor where u have 3 bedrooms. Outdoor shower was excellent. Very roomy. Backyard area is nice too. It was also nice we could put our beach stuff in the garage on the ground floor so it was easy access when we wanted to head to the beach. Gerard was an excellent host. He responded to any concerns I had immediately on the VRBO app. I would definitely recommend this place to family's of 4 with young kids because you can get back and forth to the beach easily and everyone can be on the same floor when it comes to the bedrooms.

The location was fine. Very quiet street in Holgate. Being right next door to a hotel wasn’t an issue at allGerard was very responsive to all questions before and during the trip. The biggest issues were the lack of items in house - dishes, utensils etc. Considering it’s listed as a house that can sleep 12, there wasn’t enough items to properly serve food. There also wasn’t enough seating in living area. The interior of house is shabby. Not unclean, just in need of a coat of paint and general upkeep. The downstairs bedrooms are minimalistic at best. Missing knobs on dressers, broken lamps. The stairs leading down were extremely squeaky and loud. We brought our dog which is why we booked this listing. It worked out as we overlooked many things and made the best of it all. House has potential, just needs a lot of TLC.

Constructive criticism can be very helpful. I am going to be supplying the house with more utensils and plates and glasses and I will fix the knobs on the furniture immediately as well as any lights that need repair

"The Party House"

When I told my family where we were staying they exclaimed "oh the party house!" The upstairs was cute- though needs some updating and a really thorough cleaning. We didn't use the downstairs at all, but had we needed those rooms, I would have felt badly for whomever used them. There's poison ivy by the outdoor shower. (Though again, no one was using it) The perks: location! Super quick walk to the beach. The front porch is cute and it was nice having coffee in the morning.

The house is consistently rented by families with children, so I don’t know how it would be called the party house or who would be calling it that. There are two finished bedrooms on the first floor that have no issues.

Great location, accomodation was adequate for a short stay.

We booked this property because we wanted 4 bedrooms, however, 2 of the 5 bedrooms are downstairs and there is a very strong kerosene type smell. No one wanted to sleep downstairs. 2 of the 3 bedrooms upstairs had great mattresses (despite the horrible plastic waterproof coverings), one of the bedrooms has a very thin mattress and is not comfortable. I didn't see in the listing the need to bring ALL bedding not just sheets. Note the owner does not provide blankets or comforters/ duvets so you need to bring. The fact that the location is awesome (the very end of the island) easy access to the beach and a coffee shop/ cafe around the corner made this a great stay. Also the fact that we were able to bring our dog was a huge plus. I would definitely stay here again for a weekend away.

The thinner Mattress has been replaced. There are no kerosene products downstairs. There may have been a smell of creosol, which is required on all of the columns that hold the house up. Those smells have been taken care of by painting, the columns in the garage with latex paint,. There are antibacterial mattress covers on all the bedding but due to Covid, I require people to bring their own blankets and sheets

A great spot!

We had a wonderful peaceful weekend even though the hurricane put a damper on on some of the local festivities. We would definitely stay again! We love Holgate, and the house is in super close proxinimty of the beach!

Fantastic location. Ok accommodations.

We were super close to the beach & the nature preserve - wonderful location! The house was overall well stocked, but shabby and degraded in places to the point that I had thought the previous guests may have caused damage before we got there. One of the sets of window shades in the front room looked like a dog had chewed on them. And there was a mothball-like chemical smell in the basement so strong that one of my guests asked to sleep on the couch upstairs to get away from it. We opened windows downstairs to air it out, which helped, but the remnants of the smell still lingered the next couple of days.

Disappointed

Listed for12 guests but was very uncomfortable having anyone sleep in the basement bedrooms due to the creosote smell. There really wasn’t any common area for 12 people except for on back deck There was not enough kitchen equipment- actually only 3 coffee mugs. Overall the house did not seem well cared for. Renters should be aware they will need a fire stick especially if they have children or they will have to settle for basic cable. And we had to wait 45 minutes to move in because the housekeeper was still “cleaning”. Location was perfect so time spent out of the house was fine.

There is no basement there’s only a first floor with to finish bedrooms. The smell that they’re referring to is a certain oil that Hass to be put on the polls and hold the house up. That smell has been taken care of by simply painting the polls.

“Beautiful location in ok house”

We loved the easy accessibility to the beach and beauty of the area at the end of the island. The porch and backyard area Made for a wonderful outdoor living space even if a few of the cushions had cigarette burns and a chair seat torn. The upstairs accommodations were fine, but those that slept downstairs had to deal with smell from the garage and a pass through bedroom. We will not Rent here again because we will look for a place in a little bit better condition, but we had a wonderful week and we found the owner very quick to get back to us on any of our concerns though I was surprised that we were delayed 20 minutes getting into our rental on Saturday.

Perfect location!

While the home is older and a bit dated, it was very comfortable and the location can’t be beat. Everything we needed for fun was provided including beach chairs, bikes, and a cooler. The outdoor shower was great and key to have with only bathroom.
