Spring Break Surprises

Overall the house was exactly what we as a family needed and expected. The couch needs replaced, torn and tattered, but we didn’t spend much time there. The pool and hot tub were lovely! Heated for an additional fee and when it didn’t heat our last day we were issued a prompt refund, excellent customer service! The maintenance crew was fabulous and was very speedy with replies and service. Will def be back!

Annual Family Reunion

This place is everything you are looking for a family reunion. Beautiful home and an amazing location. All ages, 1-55, enjoyed the pool and hot tub. The pool was big enough for all of us, 20 family members. The house was clean. The private bathrooms and showers with every room was great. The bunkrooms are perfect for large groups with children. The communication with the property manager was so easy. From an introduction a few hours prior to our arrival, to adjusting the hot tub hours to helping us get started with the golf cart, he made everything so easy. And mailing a forgotten and found wallet.

Bachelorette Weekend!

We had a great time staying in your rental! The fact that every room had a bathroom was perfect for our group. The kitchen was spacious and the ice maker was a nice addition. The one thing our group wished for was a floor length mirror in some space off the house. Overall the house was perfect for our group of 16!

A Rocky Start, A Sunny Finish

Our recent stay at this beach house began with a few challenges but ultimately developed into a pleasant experience due to the exceptional efforts of the property management team and maintenance staff. Upon arrival, we encountered several issues left behind by prior tenants, including broken amenities and a rushed cleaning process that left the house less tidy than expected. Additionally, the hot tub was initially inoperable, which was disappointing as we were unable to use it during the first two nights. These concerns required significant communication with the property managers via email and text during the first couple of days. However, the maintenance team responded promptly and worked diligently to resolve the situation, successfully fixing the hot tub by the third day of our stay. Once the initial obstacles were addressed, we were able to fully enjoy the comfort of the home as well as its excellent location. Despite the setbacks, the responsive and dedicated management team ensured our stay was ultimately enjoyable. For those considering this beach house, it is worth noting that occasional issues may arise. However, the management team’s attentiveness and commitment to guest satisfaction make it a reliable choice for a beach vacation.

Excellent Roomy Beach House

Our group consisted of 21 people ranging from adults, teens and children and we absolutely loved the house. Very clean and spacious. Short walk or drive to the beautiful beach. Highly recommend!

The perfect house!

We stayed here with 13 girls for a bachelorette party and it was beyond perfect! Easy walk to the beach, close to the beach, and super comfortable beds! Highly recommend and would stay again!

Plenty of room

There were 13 people 50+ yo.it’s hard to find 8 bedrooms and 8 bathrooms but this one was perfect. BPlenty of space. It was nice to have enough couch space and dining room space. Close enough to walk to the beach but the pool was great too. Hope to stay here again

Review

The location was fantastic, having a golf cart made it convenient to get to beach although it was walkable. Having a pool right outside was fantastic. There were a few things that needed serious updating....bunk beds are very wobbly, an adult would bever be able to sleep on them. The couches was torn in several locations. It was a great time!

Perfect location

This was our first trip to Destin - our family usually travels to outer banks and we wanted to try a new location. King’s Court was perfect and the house was just as described. We really appreciated the main quarters being on the first floor. It is a short walk to the beach and the golf cart was extremely helpful. We were so happy to have boogy boards, beach chairs, cart, and floats for the pool. First day we were there Sean was extremely responsive and helped us get acclimated. Highly recommend.

Great House and Location

This is a perfect house for large groups. 8 King bedrooms with their own bathroom and 2 large bunk rooms for kids. Kitchen and living area is perfect for lots of people. Our group loved the pool and all the seating outside. Location is great also with a short walk or golf cart ride to the gorgeous beach. Lots of restaurants, shopping and a Publix nearby. We did have issues with appliances, though. The upstairs refrigerator and downstairs ice maker weren’t working when we got there. 850 vacation rentals was responsive and got them working by Monday. Also had an issue where the dishwasher stopped working. An appliance repairman wanted to order parts to fix it, but we had our own handyman in the group that was able to get it working for the remainder of our stay. Overall, this was a great house with a pool that we would stay in again.

Incredible Location with a House in Need of TLC

The property manager was very helpful on our overall vacation. The location and size of the house was great. We had 10 adults and 8 teenagers. We had plenty of room for everyone, especially with the ensuite bathrooms and king-size beds. The pool and the golf cart were great and very useful. The real issue of the house was how rundown it was. One of the biggest areas is the couch in the living room. It had many holes and rips. The kitchen table in the same room needed refurbishing. All appliances need to be updated. All of the mattresses were old and uncomfortable to sleep on. Same with the bunkbeds they were very unstable and rickety. The third floor in general looked like it was being remolded, which was not disclosed in the pictures that are shown. The pool table was very old and is falling apart. We definitely would stay in this house due to the positives but not until the house was updated in those said areas. Had a great vacation nevertheless!

Nice house and location, but cleanliness is a concern

Overall, the house and location was great for our stay. We had a house with kids and adults and the space was accommodating. The heated pool was a hit and the distance to the beach, stores, restaurants was convenient. It would have been perfect if it wasn’t for the cleanliness factor. The house was extremely dirty- it was visible on the floors on every floor. There was dust everywhere- especially underneath couches, beds, and other furniture. The beds were not comfortable and I’m not sure that my sheets were fresh because they were stained. For the amount of money spent, I expected a spotless house, especially with young children running around. We had to clean a lot on our own to feel comfortable. Please take this review seriously because the house was extremely dirty and a few guests did not feel well as a result.

Disappointed

The place was perfectly located and a large space for many people ……that was a plus! Many things were wrong: the shades were broken in the bedrooms so sunlight came in early in the mornings, there was a water leak from the third floor to the second floor and nothing was done about it after calling management, there was also a mushroom growing out of the floor in the bathroom !mThe hot tub only worked sometimes , so we had to call management to come fix it three times, the fans in the bedrooms could not be used because they were so loud and seemed like they would fly off the ceiling as well as one having sparks that came out! A couple using the master downstairs bedroom and bath had to use someone else’s bathroom because the handle on the tub /shower was broken! For such a new house it certainlyWas subpar standards! We would never recommend anybody stay there without the above being fixed!

Wonderful spring break experience!

Our large group of friends & families enjoyed everything about staying at this property. It was a wonderful amount of space for our five families. The location is incredible—just a quick walk to beach access and a very short drive to so many area restaurants, stores, and attractions. The pool was fantastic (we paid to heat); the hot tub only runs from 6-10 PM, which was a little bit disappointing. We were grateful to find a wagon full of beach chairs for our daily trips to the beach, and the outdoor shower was so nice to rinse the sand off when we returned. The house is absolutely beautiful, clean, and spacious. With a group our size we did find that we were running the washer/dryer daily to keep towels clean & dry…and unless the load was very small, the dryer took 2-3 cycles to fully dry our clothes or towels. We also bought extra kitchen dish towels (there were two) and a potholder (there were none). Definitely plan ahead to bring or buy soaps, food storage, detergent, etc. The only other suggestion our group had was it would be nice to have more hooks in the bathrooms to hang towels, wet swimsuits, etc. There were hooks on the back of the door, but especially in the bunk rooms with several teens, there was never enough room to hang things to dry (and it was windy while we were there, so we couldn’t hang much on balcony railings or chairs without them blowing off!) Overall it was a fantastic experience in a beautiful home. We would definitely go again and recommend to others!

Beautiful Rental, Needs Some TLC

This is a beautiful home (currently for sale) that was perfect for our reunion group of 16. Plenty of bedrooms, bathrooms and space. It is also in a great location, with easy proximity to beach, grocery stores, restaurants and shopping! Not quite sure whose responsibility it is to keep the property maintained - the pool was not cleaned while we were there (4 days) and there was a very windy day leaving the pool full of leaves and debris. I text the number I was given and called it. Someone showed up around 4:00 in the afternoon to all 16 of us in and around the pool - wondering if we still wanted it cleaned. A number of pool chairs are broken, the tables by the pool are rusted thru and the bases are hanging out from them. We had no pool lights (the really cool multi colored ones) for evening swims. The kitchen needs an inventory taken - toaster only has one side that works, there are no potholders for the oven, the cookie sheets should have been tossed a long time ago. Not one platter for serving meals to 16 people. We only found one hair dryer for the whole 3 story house! And no instructions, remotes or switches for the ceiling fans. We had some very chilly nights, and there were no blankets to be found, just the sheets and bedspreads. We had a wonderful time, loved the location, we’re happy for the amount of space, but disappointed in the amenities and lack of care given to provisions for renters.

The house is beautiful and in a great location. We loved having access to the golf cart. We had several issues during our stay and 850 vacation rentals did not do a good job resolving them. Used the ice maker on the main floor to fill a cooler on the first day, and it never refilled. The dishwasher would look and sound like it was about to start, but didn't. A maintenance guy came out and said I must have hit the delayed start instead of start (which I didn't). After messing around with it we were able to run it twice during our stay. The last day of our stay it would not run at all and gave an error code that google said was the circuit board. A pool light was flickering, maintenance came to fix but didn't and forgot to turn a valve back which resulted in the hot tub completely draining and being unusable for the night. Maintenance came back, fixed the valve so the hot tub had water, but turned off the flickering pool light and the hot tub light which made it very dark and again no one used. Our outdoor shower stopped working on our last day. I STRONGLY suggest you take screen shots, record phone conversations and save emails you have with this company when booking with them. There was an issue about pool heat that I confirmed over the phone before our stay. I was cutoff while speaking and given attitude when trying to address all these issues during our stay. If you want a stress free vacation, I suggest finding a home managed by a different company.

Gorgeous house!

Exactly like the pictures. Gorgeous home. Amazing pool and hot tub that used most every night. Walking distance from restaurants and beaches (beach access 2 blocksfrom house) . Tons of pots and pans as we did a lot cooking, even made a Thanksgiving/Friendsgiving and we never needed to buy pots and pans. The bonus fridge upstairs is amazing. All beds were SO comfortable. The a golf cart is included with house. We used it alot. You will NOT be sorry you chose this house! Book now! 😊 oh and since it was colder months we paid Xtra to have pool heated. Totally worth the money spent. Rooms and bathrooms for every guest. Amazing house!!!!!!!

It was the perfect place to share with family and friends to celebrate. Paying extra for heated pool was well worth it. Had to leave a day early due to my rheumatoid arthritis and it was easy checking out
