Overall, we were REALLY disappointed with this unit.
First, the good: it is in a great location within walking distance to all of Kona town, the kitchen was well-stocked, the view and sunsets were GREAT from the balcony (though as other reviews have mentioned, you do look across the parking lot of a church), and the property management correspondence and people were great and super responsive.
Unfortunately, we had to communicate with the property management due to a couple of unacceptable issues. The first issue we experienced was that the bathtub filled up with dirty water, hair, etc from somewhere one afternoon while we were gone. This caused us to not be able to use our shower for ~36 hours. As mentioned above, the prop manger was very responsive and understanding, and they did find a unit in a nearby building to use temporarily, but it was definitely a hassle we didn't want to deal with (and was very disgusting to see and smell). The other BIG issue is that the owner of the adjacent unit (next to this unit's bedroom) has a small dog that barked constantly between the hours of midnight and 1:00 am. The on-site manager said this is an ongoing issue they deal with, which was frustrating to hear since no other reviews had mentioned this. Based only on those two issues, we would never stay at this unit again. Also problematic was that the internet was basically not usable due to how slow it was, and the linens in the bathroom were old and should have been replaced before now.
So, if you don't mind possible plumbing issues during your stay, and you don't mind barking dogs in the middle of the night right next to the bedroom, this unit might work for you. For everyone else, I would suggest looking elsewhere.
I do want to stress again, though, how good the property management company (First Island Realty) was, since they did everything in their power to make the stay as pleasant as possible. Unfortunately, the problems are unit-specific and not things they could control.
