We are glad to hear you enjoyed your stay with us! As with most homes in this city, the house is in close proximity to multiple ATV trail heads. ATVs are allowed to be ridden on the roads and the closest trail head is less than a mile away from the driveway.

We were not made aware of any of these items prior to receiving this review. We are unable to address items during a stay that we are not made aware of. Regarding the floors, I was personally at the property just hours prior to this guest’s arrival. There were no issues with the floors prior to the guests arrival. It’s possible that individuals from this group tracked in dirt and debris from riding on ATV trails. Regarding the toilet seat, it appears that one of the brackets holding the seat on broke. A replacement seat was purchased from the local Walmart and it was a five minute swap out of the toilet seats. We had individuals available that could have taken care of the same repair during this stay had we been made aware. Regarding the ants, we have preventative ant baits around the house to prevent ants. We have not had any previous guests mention any ants, did not see any ants at the turnover prior to these guests, and did not see any ants at the turnover for these guests. Additionally, we have made daily stops at the house to check for ants since receiving this review and we have not located a single ant inside the house.

Upon arriving at the property, Kevin and his group were only there for 2 hours when a citizen in town informed them that ATV trails were not yet open, and Kevin and his group riding their ATV's was not legal. Kevin and his group never communicated to us that the purpose of their stay was to ride ATV’s. ATV trail status is well published across multiple websites, many of which are linked in our online guest guidebook. Kevin and his group promptly packed up and left. Later that evening, Kevin emailed us outside of VRBO and demanded a refund or a credit. The property was prepared, cleaned, and ready for Kevin and his party to stay. They chose not to stay at the property and leave simply because they did not do their research and didn't realize ATV trails in the area were closed for mud season. As we explained to Kevin in our written communication, we cannot provide refunds or credits to guests due to a guest electing to leave the property early. Despite our very clear communication, members of Kevin's party continued to hound us via phone demanding refunds or credits. We did respond to Kevin immediately upon receiving his email and clearly explained the refund and cancellation policy as listed on VRBO and the listing.
