Step outside and you’ll find private porches with sweeping bay views and your own 250` private fishing pier—ideal for casting a line, spotting dolphins, or just soaking in a sunset. Inside, you’ll love the open layout, coastal charm, and everything you need to feel right at home.

The Kitchen:
Experience the joys of cooking in the heart of our home - a spacious, open-concept kitchen brimming with modern amenities. Radiating with warmth, the sizable island features four snug bar stools, creating an intimate setting for morning coffee or late-night drinks. With state-of-the-art appliances - from a sleek stove to a roomy refrigerator and efficient dishwasher - this kitchen is every chef`s paradise. As a bonus, the little pleasures of meal prepping are heightened by the stunning views of the bay beckoning from the grand windows, lending an airy, coastal feel. Adjacent to this, the dining area houses a tastefully rustic table seating up to eight with further opportunity to immerse in the unrivalled bay views whilst savoring your culinary delights.

The Living Room:
Surrender to the luxurious comfort of our plush sofas, a snug wicker rocker and relaxing recliner – all designed to help you unwind and plan new adventures. Bathed in natural light with captivating bay views, this serene space offers an essential retreat to gather your thoughts or create lifelong memories.

Bedroom 1:
An elegant sanctuary featuring a plush queen bed guaranteed to provide a restful slumber, complemented by a private en-suite bathroom for your convenience and privacy.

Bedroom 2:
Calm and cozy, this space hosts a queen bed and a twin-over-full bunk bed – a versatile setup for a small family. An additional private bathroom ensures comfort and convenience.

Bedroom 3:
This spacious bedroom boasts a queen bed and two twin beds, meticulously arranged to ensure peace and tranquility. It shares a roomy, full bathroom with Bedroom 4.

Bedroom 4:
Neutral tones and soft lighting enhance restful slumber in the queen bed of this bedroom. It shares a generously-sized full bathroom with Bedroom 3.

Outdoor Space:
Step onto our expansive porch and lose yourself in the panoramic vistas of Copano Bay and the neighboring salt lake, perfect for indulging in tranquil moments with quality coffee or cocktails. Fitted with a high table and chairs, as well as an outdoor living set, the back porch invites guests to dine alfresco, soaking in the mesmerizing view. Below the home, discover ample storage, dual grills - charcoal and propane, promising memorable outdoor feasts. For added fun, kayaks await your adventure!

The Pier:
An exclusive 250` pier presents an unrivaled fishing opportunity. Thoughtfully outfitted with handy fish cleaning facilities and powerful floodlights for nocturnal indulgence, it is the perfect spot for your angling escapade.
- Use all the cookware that you like, just kindly wash it and return it to it’s proper location.
- Please put trash in trash bags and put in trash bin located at the top of the driveway.
*For guests checking out on or staying through Tuesday & Friday: On Monday & Thursday evenings please roll the bins to the street for trash pick up.
- Set the thermostat at whatever makes you comfortable, just return it at 72 degrees when you leave the house during the summer months.
- Turn off all interior and exterior lights when not in use and when you check out.
- Take everything out of the house that you brought with you when you check out. This includes left over foods.
- Please clean the grill and griddle before you leave.
- If you move any of the patio furniture, please return it to its original location when you check out.
- Do not smoke in the house. There is a “butt” pot provided with sand in it for your cigarette butts.
- Do not bring sandy footwear and clothing into the house. Please use the outdoor shower before entering the house when returning from the beach or fishing.
- Do not leave food in the house when you check out.
- Do not open the windows or leave the doors open.
- Do not use bath towels outside, at the beach or in boats. They are for bathing use only. Beach/pool towels and fishing towels are provided for your use.
- Do not try to open the Owner’s Closet or cabinets.
- Do not clean fish inside the house. A fish cleaning station is located on the pier.
- Do not fry turkeys at the house.
- Do not put potato peels, watermelon rinds, bones, or other large items down the garbage disposal. You will be charged a $75 service fee.

THIS HOME IS ON A SEPTIC SYSTEM
Don’t pour kitchen grease into drains.
Don’t flush cigarette butts, wipes, tampons or other inorganic material down the toilet.
Don’t drive over the septic system.
Conserve Water. Please space out showers so the drain field has a chance to absorb water, otherwise the alarm WILL go off.
