A tastefully and meticulously restored contemporary family home, set on a large, partially enclosed plot of approximately 800m², featuring a lovely garden and bordering the fish-filled La Corne river. Located in a peaceful hamlet, 1 km from the charming village of La Charmée, nestled in the heart of the Chalonnaise countryside, it offers unobstructed views of the surrounding woods and fields. Numerous hiking trails are nearby. A pleasant, unspoiled rural setting surrounds this property, nestled on the edge of cultivated fields and gentle meadows, at the edge of the vast, wild, and protected Givry state forest (the literal "green lung" of the 1100-hectare area, perfect for relaxing walks or mountain biking). Just steps from a small, fish-filled river, and not far from the first vineyards of the Côte Chalonnaise and the banks of the Saône (a paradise for anglers and kayakers, a natural area partially protected as a Natura 2000 and ZNIEFF site for its rich flora and fauna). A country house nestled in the heart of the countryside, 10 km from the city center of Chalon-sur-Saône (a designated "City of Art & History"), nestled on the banks of the famous Canal du Centre (a navigable route to discover on a boat trip or on foot). It lies on the edge of cultivated fields and meadows, bordering the vast Givry state forest (the literal "green lung" of the region), home to "Acrogivry" (the largest treetop adventure park in Burgundy, one of the largest adventure parks in France!). In the heart of the Val de Saône, in the heart of the gentle, preserved Chalonnaise countryside, combining viticulture, agriculture & the great outdoors, rich in various natural sites protected in "Natura 2000 Zone" & ZNIEFF (for its remarkable ecosystems), next to the famous "Val d'Or" of Mercurey (leader of the crus of the Côte Chalonnaise, one of the oldest AOCs in France) & the splendid Vaux valley ("the little Switzerland of Chalonnaise").
