**Lake Tahoe is prone to wildfires and winter storms. Please note we do not move, cancel or provide refunds or credits for any reason, including COVID, poor air quality, road conditions, road closures and weather conditions.  

If you think you may need to cancel for any reason, we highly suggest you PURCHASE TRIP INSURANCE or BOOK CLOSER to your travel dates. ****

MINIMUM AGE FOR RENTAL. The minimum age to rent the Property is 25 years of age. All guests under 25 years of age must be accompanied by an adult over the age of 25.

After you book, you will be asked to e-sign another rental agreement that protects our home from guest damages.

Winter renters full disclosure: the heating system is a hydro-thermal system involving warm water running through copper pipes in the walls to baseboard radiators. Sometimes, a gentle metallic banging noise can be heard in the walls. It is the normal functioning of the heating system and is unavoidable. Also, the big heater over the kitchen deck is under repair and currently doesn't function. We are awaiting parts. The master bedroom fireplace is non-operable. This is all reflected in the pricing.

Our property does not have space to accommodate RVs or fifth wheels. Parking of these vehicles is not permitted in the driveway or on the street, in accordance with local regulations and HOA rules.

The platform automatically generates distance estimates (e.g., "5–10 minutes to the lake"). These are not added or controlled by us as the host. Some of our properties are located close to Incline Village’s private beaches; however, access to these beaches is restricted by IVGID (Incline Village General Improvement District) and is only available to property owners. Unfortunately, we are unable to provide guest access to these private beaches.

We kindly ask guests not to leave negative reviews for lack of lake access, as this is clearly explained in our listing's notes section and is outside of our control.
