BEDROOM
The property features three comfortable bedrooms, with the first offering a king-sized bed and the second and third bedrooms each offering a queen-sized bed. All bedrooms feature professionally laundered and pressed linen, along with generous wardrobe space for your belongings.

BATHROOM
The property features two bathrooms and an additional separate toilet. The first bathroom includes a shower and toilet, while the second features a shower. The separate toilet provides added convenience. We provide towels, shampoo, conditioner, body wash, and toilet paper to get you started. For longer stays, guests may need to top up supplies depending on usage.

KITCHEN
Feel free to make use of the fully equipped kitchen, complete with:

* Crockery and cutlery

A small selection of essentials such as milk, coffee, and tea is provided for your arrival. For longer stays, guests may wish to purchase additional items as needed.

The living room features a 55` Samsung Smart TV for your entertainment. You’re welcome to log in to your own Netflix, YouTube, or other streaming accounts during your stay.

LAUNDRY
A washing machine and dryer are available, along with an iron and ironing board for your convenience.

PARKING
- Two designated car spaces are available at the property.
- Additional paid parking is available at the Wilson car park on the ground floor, as well as two paid parking garages in Burbury Close.
- Limited free street parking may also be available along Sydney Avenue and NSW Crescent, subject to availability and parking restrictions.

Check-in details will be sent two days before your arrival, with access codes provided four hours to keep your booking secure.

Only one guest key set is provided. Please take care not to lose the keys, as replacement costs apply. Lost keys, or keys left inside the apartment requiring assistance, will incur a minimum charge of $355.

Your keys are stored off-site at ` Realm Park - 5 Burbury Close, Barton`.

**Booking Confirmation**
Guest verification is required before your reservation is confirmed (a local council requirement). Simply complete the process within 24 hours of booking — it`s quick and straightforward. Bookings not verified within this window may be automatically cancelled.

**Check-In & Check-Out**
- Check-in: from 3:00 PM | Check-out: by 10:00 AM
- Need a little flexibility? Reach out in advance and we`ll do our best to accommodate. Please note that unauthorised late departures incur a $110/hour fee.

**No Smoking | No Pets**
This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.

**Leave It as You Found It**
Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).

**Registered Guests Only**
Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.

**No Parties or Events**
This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.

**Families Welcome**
Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.

**Bathroom Matters**
We kindly request our guests to refrain from flushing wet wipes, paper towels, or sanitary items. Discarding them in the provided bin would help to prevent blockages in the sewer system, maintaining the pristine condition of the property.
