The Space

Open plan living & kitchen:
State of the art kitchen with oven, cooktop, microwave, dishwasher, and Nespresso coffee machine. Starter provisions supplied (oil, salt, pepper, sugar, tea, coffee & cleaning supplies). Spacious lounge with comfy sofas, ultra HD TV with streaming and floor-to-ceiling views.

Bedrooms:
Bedroom 1: Imperial Queen bed, ensuite, ultra HD TV with streaming and views across Lake Wakatipu to Walter Peak.
Bedroom 2: Imperial King bed (option to split into 2 x singles), shares bathroom with Bedroom 3 with views across Lake Wakatipu.
Bedroom 4 (master) : Imperial King bed (option to split into 2 x singles), ensuite with underfloor heating, 180° panoramas sweep from The Remarkables across Lake Wakatipu to Walter Peak.
Bedroom 4: Imperial Queen bed with Remarkables views.

Bathrooms:

There is a separate fully private studio below. The guests cannot access the main house. They have a designated spot for parking on the left hand side of the driveway. You may see them walking down the steps on the side of the house. Please get in touch if your party would like to book this too.

External CCTV cameras - these are not monitored. We only check them if an issue occurs.

We recommend all guests to have travel insurance. We will not be held liable for any issues outside of our control. Please ensure you understand our cancellation policy before booking.

⏰ Check-In & Check-Out
Check-in is from 3:00pm onwards unless pre-arranged otherwise.

Check-out is by 10:00am.
We ask that the property is left in a tidy state. Unscheduled late check-outs or excessive mess may result in additional cleaning fees.

🚭 Smoking
All our properties are strictly non-smoking. If evidence of indoor smoking is found, a minimum $200 NZD fee will apply for deep cleaning.

🛠️ Damage, Keys & Callouts
We ask that you treat the home with care.
If any damage occurs, keys are lost, noise complaints arise, or an unnecessary callout is required due to guest actions, we reserve the right to charge $60/hr + GST for management time.

👉 Please note: Callouts required after 5:00pm or on weekends/public holidays may incur a higher fee to reflect after-hours service costs.

👥 Guest Numbers & Age Requirement
The lead guest must be 25 years or older and present during the stay. We reserve the right to ask you to cancel your booking if you do not meet the above requirements. We may request ID verification for all guests.

The total number of guests must not exceed the number confirmed in the reservation.

🐾 Pets
Pets are not permitted unless specifically stated in the listing.

🔇 Noise
To respect our neighbours, we ask for quiet time between 10:00pm and 7:00am. Noise complaints may incur a minimum $100 NZD fee.

🎉 Parties & Gatherings
Parties, events, or large gatherings are not permitted. We appreciate your understanding in helping us maintain a peaceful environment for everyone.

🧹 During Your Stay
We appreciate guests leaving the property as they found it:
- Please don’t rearrange furniture or remove items.
- Place rubbish in the appropriate bins.
- Leave keys in the lockbox upon departure.
- All linen is professionally hired, any missing or damaged items may incur a replacement fee.

🚨 Serious Breaches
We reserve the right to cancel your stay without refund if house rules are not followed. Any illegal activity will be reported to authorities and additional management fees may apply.

🧒 Children & Safety
Please ensure all children are supervised in spa pool & on outdoor deck. Please also ensure the spa cover is properly operated by closing the leaver with the green button. We also ask that all clasps are closed again after spa use to prevent damage to our cover. High winds are common & could cause damage or serious harm.

🔒 Guest Safety & Liability
Please ensure all doors and windows are locked when leaving the property. While we take great care to provide a safe space, we cannot be held responsible for personal loss, damage, or injury during your stay.

🌍 Force Majeure
We’re unable to accept responsibility for cancellations due to unforeseen events beyond our control (e.g., natural disasters, travel disruptions, pandemics). Travel insurance is strongly recommended.

💵 Rates & Fees
All rates are in New Zealand Dollars (NZD) and are subject to 15% GST unless otherwise stated. Additional fees may apply if house rules are not respected.

📅 Cancellations
We recommend all guests have travel insurance in place. Our cancellation policy will apply to all bookings, and we are unable to offer refunds for circumstances outside of our control.
