In total, you'll have 5,800 sqft of space to yourselves, making this property ideal for groups seeking to experience ample space that a hotel stay cant offer!. 10 minutes from the Etowah Indian Mounds State Historic Site, LakePoint Sports Complex, and Lake Allatoona Day Use Spot. Where guests can enjoy hiking, fishing, and being with nature.

This stylishly designed and fully renovated five-bedroom three and a half bathroom home is your ultimate retreat! This home has been updated and outfitted specifically to meet guests' needs. The property comfortably accommodates up to 10 guests. There is an office workspace and a formal dining room that seats six and an eat-in kitchen for four. The master bedroom has a king-size bed and its own en suite bathroom with a garden tub and walk-in shower. The basement is fully finished and outfitted with its own private gym, game room, movie room, and bathroom. The three upstairs bedrooms share a hallway bathroom, each room has a Smart TV, fresh linens, and black-out shades. You are welcome to make use of the back deck, patio furniture, and propane grill! The kitchen has granite countertops, a full island, stainless steel appliances, kitchenware, and cookware essentials. We set out a welcome tray with snacks, tea bags, and pods for the Keurig K Cups coffee maker. This is a non-smoking property, not suitable for events. Children and pets are welcome, pet fees apply.

This home is ideal for travelers seeking serenity and due to the natural surroundings, there may be seasonal insects. Ladybugs and crickets love our home as much as we hope you do. Pest control is performed before each self-check-in. This may flush out a few bugs and there is always the possibility you may see a dead bug the following morning. This signals our pest control is working! We make every effort to inspect each property after housekeeping to ensure a quality check of the home's landscaping, general maintenance, and sanitation efforts before our next guest's arrival.

Our mission is to extend a welcoming space where guests can take away memories. In the spirit of doing so, we not only welcome you, but we expect your will to comply with our house rules and acknowledge receipt that these rules have been understood. Adherence to occupancy policies and limits is strictly enforced. These policies are in place for your safety, as well as the protection of the vacation home and the vacation rental industry. Violation of these policies may result in immediate eviction with complete forfeiture of all tender paid. Thank you, we genuinely appreciate your cooperation.

Early Check-In & Late Check-Out
Both alterations are based exclusively on availability. We require ample time to meet sanitation standards before each new guest. Please inquire about your date range, as there are no guarantees. There is an additional fee of $20 for every hour before or after standard time for each accommodated request. There is a 15-minute grace period after 10 am check-out, a $25 fee ensues every 15 minutes thereafter. If you need to check in before our 10 am check-out time or need to check out after our 4 pm check-in time; We require the additional night to be booked to accommodate your request.

Non-Smoking
This home forbids indoor/outdoor, smoking/vaping. Evidence otherwise will incur a $400 housekeeping expense for the additional sanitation time and effort to reinstate the listing.

Damages/Incidentals
You will be responsible for any damage to the rental property caused by you or your party during your stay.

Pets/Animals
Pets are considered and require approval before check-in, please reach out directly to discuss your and your pet's stay. Upon approval, the fee will be charged to your card on file. The daily pet fee is an occupancy fee, not damage protection.

29 + Nights = $10 per pet, per night
7-28 Nights = $15 per pet, per night
1-6 Nights = $25 per pet, per night

Mail
Please do not have mail sent to the rental. USPS doesn't deliver to the mailbox and we are not liable for lost mail. In exceptional cases, contact us to discuss temporary arrangements for mail delivery. We'll evaluate requests on a case-by-case basis. Shipping expenses including the independent contractors' time and shipping cost are passed onto the guest before tracking information is shared

Lost Items
We are not liable for any items left behind. Our protocol is to return all articles found to our office. We are glad to arrange retrieval, and or ship found items, incurring all shipping charges onto you, a tracking number will be provided.

Mid-Stay Clean
Stays beyond 40 nights include the cost of a mid-stay clean. This is a maintenance requirement to keep the listing as marketed. The mid-stay clean includes the replenishment of linens and toiletries. Excludes organizing/cleaning personal belongings. Scheduling is arranged at your convenience, you do not need to present for the clean to be fulfilled.

Extra Guests
Parties are prohibited. External CCTV access view of the entryway and driveway along with sound sensors will be set off should there be a prolonged noise disturbance. A gathering will be considered for anyone in addition to the number of guests listed on your reservation. There is an additional fee of $25 per extra person, per night for each additional guest beyond the property's bed count.

Rates & Nightly Minimums
Pricing & availability dynamically fluctuate continuously based on an algorithm set by our revenue management software.

Extension Alteration
If you opt to extend your stay, please be mindful of confirming your request with ample notice before your scheduled 10 am check-out time so that we may update the housekeeping schedule and our booking calendar with your new check-out date. There are limits to extending by one night and require approval, a standard two-night minimum is applicable.

Parking
Please note that we are not responsible for anything that happens while parked.

Fireplace
If there is a fireplace at the property, it is solely decorative, non-functioning, and is prohibited from being used.

Grill
If there is a grill at the property, you are welcome to make use of it during your stay. Please utilize the cleaning brush within the grill and additional cleaning tools located in the kitchen. Be mindful of checking for flammable debris. Ensure the knob is left in the off position. Do not leave children unattended while making use of the grill.

Trash
All trash must be bagged and placed in the garbage bin. Please assist us by rolling the bin to and from the curb on instructed pick-up day. Trash removal incurs a $50 fee. (Fee may vary depending on the amount of trash being hauled away.)

Electronic Monitoring Devices / Smart Home
For the safety and convenience of our guests, we employ various smart home and security devices throughout each of our properties. They are categorized generally by their location as either an exterior or interior device. Items such as electronic door locks, exterior security cameras, and video doorbells are used to actively monitor audio/video on the exterior of a property. On the interior of our properties, we actively monitor temperature, humidity, and sound decibel levels. Each property may be equipped with Smart Home devices such as Amazon Echo (Alexa) for the convenience of our guests but these devices do not record or store audio. Amazon Echo devices are equipped with a microphone mute button as well. There are never any cameras or recording devices on the interior of any property. Guests are prohibited from tampering with, removing, or disabling in any way electronic monitoring devices.

Internet
Our internet service provider limits data consumption to 1.2TB a month. Designating a daily 40GB limit. Exceeding the amount based on your stay's date range incurs a $15 fee, for every 40GB beyond your stay's total allotted data usage. No refund shall be given for several devices, outages, content, or lack of content or personal preferences about cable/internet/satellite service. Services are provided as a convenience only and are not integral to this agreement. No refund shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences concerning service.

Maintenance & Landscaping
This property utilizes a septic tank. Our cleaning checklist affirms its functioning maintenance. Upon arrival inform us immediately should there be an issue. We ask our guests to be mindful of only flushing toilet paper. The property's general maintenance & landscaping is handled by independent contractors. Should a work order be fulfilled during your stay, we will provide due notice and do our part to not inconvenience your stay.

System Failures
In the event, the rental unit sustains a failure of a system, including but not limited to heating or cooling, water, sewer, septic, electrical, gas, plumbing, mechanical, appliances, heat pump, ventilating, pool, hot tub, or other system or structural systems, neither the property owner nor the Management shall be liable to Guest for damages, and no refunds will be given for such failures. However, Management will make an effort to promptly repair or replace the failed system or equipment, and in such event, the Guest agrees to permit the Manager or its service provider to have reasonable access to the property to inspect and make such repairs.

Unforeseen Occurrences
Management will not assume liability for any loss, damage, or inconvenience caused by but not limited to the following: weather conditions, natural disasters, pests, construction, acts of God, or other reasons beyond its control. There shall be no refunds available as such instances are beyond the control of Management. It is highly recommended that the Guest considers travel and/or rental insurance.

Personal Property and Injury
(i) Owner Insurance: Guest personal property, including vehicles, are not insured by the Owner or, if applicable, HOA, against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owner/Management does not insure against personal injury to Guest, guests, or licensees due to any reason other than the condition of the Premises. (ii) Guest Insurance: Management recommends that Guests carry or obtain insurance to protect guests and licensees and their personal property from any loss or damage. (iii) Indemnity and Hold Harmless: The guest agrees to indemnify, defend, and hold harmless the Owner and Management from all claims, disputes, litigation, judgments, costs, and attorney fees resulting from loss, damage, or injury to the Guest or licensees or their personal property.

Rules, Regulations, & Other
All payments are nonrefundable: If the Reservation is canceled, all payments will be forfeited. A cancellation waiver is available for purchase on your Reservation. The cancellation waiver costs 10% of the gross rental fee and allows you to cancel within 48 hours before the check-in date. You may cancel for any reason up to 48 hours before check-in if you purchase this option waiver at the time of booking and we will refund funds held for reservation minus the cost of the waiver. This can only be purchased at the time of the reservation. If this waiver was purchased it will show on the reservation breakdown below.

Big house, nice neighborhood
The house had a lot of space. The beds were comfortable. Some of the game machines were broken, but we had fun with the air hockey. We had plenty of room to spread out. The neighborhood is quiet and safe. Beautiful country surroundings. There were some issues, and the property management responded immediately, and sent someone out to fix the problems. We enjoyed it, and would stay there again!

Spacious and Convenient
The property was well maintained and plenty of room for guests to spread out and be comfortable. The game room and activities were a plus! We didn't use the outdoor grill and patio seating. Having it available as an option was a plus. Minor issue with ants, but that is normal with any home. Overall we enjoyed our stay and would recommend to families.

House was perfect size and well equipped. TV is all Hulu and we couldn’t get local channels, no NFL games. Cleanliness was an issue. I understand that there is little you can do about ladybugs but the cleaning staff missed some big things. Overall, if I had a large group I would probably stay again but I would forewarn the host about cleaning.

Thanksgiving in Cartersville
We had a great time and had plenty of room for all the kids, house was clean and cozy. Definitely would return again, the area was nice and quiet. Property manager was very helpful and informative. Kids loved the game room and the adults loved the porch. Best part was the big kitchen for our Thanksgiving gathering.

Baseball Tournament
In town with the entire family for a four day baseball tourney. This was so much better than a hotel to allow everyone to spread out and unwind between games.
