We had a wonderful time!!! This amazing property is the cleanest one found in many years of renting in Westhampton Dunes. The furniture is top notch with room to stretch out! The kitchen perfect, with plenty of everything !!! The pool and beach access were so much fun. Make sure to bring your floats. We also loved reading and enjoying the views from every room. The new rain shower was luxurious. And having nice dinnerware and flatware made it feel like home. We will be back for sure!! Thank you Jill! :)) xoxo

Wedding Celebration

Jill is among one of the best hosts I have encountered. During a very difficult time booking a property, Jill came through and made everything better! She was incredibly responsive and genuinely concerned about our situation and did all she could to make it an overall incredible weekend. Then to make it all better, the house was amazing!! We had 16 adults who moved through the hiuse with ease and comfort. The pictures do not do this hiuse justice. The views from every angle were beautiful! There wasn’t one thing rhapsodic could have been better. Thank you, Jill! We appreciate all of your help through this process!!

Incredible House

Incredible house! I don't have enough good things to say about this magnificent home on the ocean other than I wish I could have stayed longer. The first thing I noticed was the breathtaking views which are even nicer in person. The glistening water from almost every room and bathroom make you feel so far from home but yet so comforted. The house has a calmness to it as it sits on top of the crashing ocean waves. The house is meticulously clean, organized, and labeled such as the tv remotes, wifi, power cords and hot tub making it very tenant friendly. The sheets and towels were all so luxurious, soft, and spotless. The house has many common areas including a great third floor with bedrooms, as well as ample private space making the house so accommodating to groups of any size and kind. Jill, the homeowner was a pleasure to work with and made everything so easy from start to finish. She truly cares about her tenants and their quality of stay and goes above and beyond to show that even before checking in. She was easily reachable, helpful, and kind before during and after our stay.This home was extremely equipped for anything with more than enough towels, kitchenware, bar ware, soaps and we enjoyed all aspects of the house during our short stay. I would love to come back over the summer and enjoy the beach weather! Thank you so much for the memories and photos!

Great NYE getaway, even with a hiccup or two.

The property manager, was great. I loved the kitchen There was PLENTY of room to cook. The house was spotless, open, and soothing. At each turn, there was a view of the beach. There were also some not-so-great parts of my experience. There were plenty towels, but no wash cloths (face towels), which we are accustomed to using in the shower. We were all forced to use hand towels, which were in shorter supply. This was my fault, as I assumed that they would be provided since the towels were. Read the amenities section very carefully—what you see is what you get. There was no soap, shampoo, or the like provided, as there would be in a hotel. There was plenty in the way of dish soap, dishwasher gel packets, and paper towels though. The stereo on the first floor linked to speakers throughout the entire house, and each room had a control panel. The stereo's ipod dock overrode the playlist settings on the ipods, forcing one to visit the panel every time an unwanted song played. The panels also overrode each other and confuse the stereo. Music played in a bedroom could not be shared with those who wanted to hear in the living room, because pressing buttons on the living room panel would shut everything off, necessitating a system reset. The stereo also didn’t accommodate music from laptops/ipads. It was clear the owner/manager knew the system wasnt user friendly, as there were instructions (and even warnings) written on tape above each component of the system, and above the panel in each room. This helped, but very little. Though it was very nice of the owner to extend use of the hot tub to us in the off season, it was ultimately used to blood-let my security deposit. After we left, I was told the water was low and dirty, and had to be drained and cleaned after our departure. This should be normal procedure for a hot tub in a rented house. Anything less would be disgusting. What pained me the most about this, was that I discussed the same with Danielle as soon as the tub had been used.I was told I could leave it as it was, and the maintenance company would take care of it during their weekly scheduled visit. If weekly scheduled maintenance is performed, there was no need to tap into my security. A chipped sconce was also mentioned to justify keeping more than a quarter of my security. This was false. My advice: assess damage on arrival. Document with photos. Danielle and Jill were very nice, but that wasn't worth the extra money.

this tenant's review is a classic case of Sour Grapes by someone who mistreated our gorgeous property then felt she had a risk-free remedy in posting a misleading review as retribution for our holding back a modest portion of security. she and her guests left the property in unspeakable condition; the details cannot be mentioned in this forum. despite her anger at not being given a 100% security refund, it is telling that she still gives a hearty thumbs up to so many elements of her stay. to address the specifics: there is no shortage of hand towels as our property manager can attest to. she wound up having way more guests than she alluded to. she also told us she would be having one extra bed delivered, but in fact 4 were found by our manager. the stereo is a very high end professionally installed housewide state of the art system and the capabilities of such an audiophile system can be at times confusing, though we endeavor to make every single amenity user friendly with tastefully applied printed labels. i have never had a problem with ipod playlists being overwritten as she claims. we uniformly are able to share music inputs in multiple zones; each zone can choose amongst 6 or 7 shared inputs. it is not a standard feature of even the highest end professional systems i am familiar with to have laptop or ipad music inputs; this is an unrealistic demand. our extending the use of the hot tub into off season was paid back by leaving it poorly filled with debris and literally black water, according to our property manager who has zero vested interest in magnifying any such issues. her claim that all would be fine if we serviced the spa properly is misleading and utterly false, and serves to mask her appalling treatment of our beautiful, nearly new nordic hot tubs spa: it Is serviced weekly professionally by a local pool company, and a complete drain and fill weekly is Not the industry standard. it Was performed to remedy the atrocious condition she returned it to us. another falsehood she posted is denying her party badly chipped a bathroom sconce; i just finished repairing it ! she implies the home is damaged on arrival; another misleading statement intended to mask her conduct. the tenant and her large party had a blowout new years eve but she was intent on spoiling the party with an unkind and unnecessary review, just because a nominal amount was detected from security...nonetheless she still complimented us several times!

An Atlantic beauty

the photos and description of this incredible Hamptons beach house do not even do it justice the house is even more elegant and fantastic than the photos. the house has every luxury and is a perfect beachfront retreat for every conceivable occasion. phenomenal, enormous white sand beach, accessible via private walkway from the pool and jacuzzi deck. easy check in process, and jill sets out to make sure you have the ideal stay. she recommended a local chef who put the kitchen through its paces and we had a glorious family dinner overlooking the deck, beach, and ocean. all the privacy anyone could need with 8 bedrooms and 6 1/2 bathrooms; very easy to sneak behind one of the numerous bedroom doors to get some laptop work done in luxurious surroundings with striking views. every detail and possible amenity is attended to - the home is clearly a labor of love for the owner. we plan to return on future rentals, and have already recommended jill's amazing house to friends and family. brilliant job with this gorgeous beach house, Jill !

cannot overstate how incredible this beachfront vacation rental home is ! we are experienced vacation home renters and world travellers. this is the very best vacation rental home stay we have had ! super clean. owner and house manager incredibly responsive, cater to every need and question. fully stocked kitchen, linens, beach chairs/towels. incredible amenities. pool is pristine, heated to 90, on deck overlooking the ocean, and super clean. so is the jacuzzi ! awesome wifi & housewide, multizone sonos music streaming. ample parking. private walkway right to pristine, quiet, spacious beach. wake up to the mesmerizing sound of the waves and ocean breezes. close to town, far from public beaches/crowds. super private. garage with bicycles for guests to use. well lit, safe, super well maintained. super roomy, great ocean & bay views. clean, uncluttered, carefree-elegant decor. you can tell the owners put in a lot of tlc & care about their guests' experience; super friendly & determined for guests to have a great time ! owners respectful of neighbors & community, and they transfer that good-citizen energy to their guests. spectacular time at a spectacular house. we will be back as will our friends - we have raved to friends & family about this house being the best in town ! 10 star recommendation & rating !

Rock Star Vacation Home Rental

am a repeat guest at this fabulous beach home. the owner & manager are incredibly friendly, helpful, informative, & respond immediately. clean and maintained perfectly with amazing array of amenities and audiovisual gizmos - even house Netflix & Hulu accounts to binge watch on the apple tv's ! perfect winter getaway; we have had an awesome time during prior summer stays but this was a restful and restorative winter weekend at this incredible beach home. hamptons in the winter very laid back, a quick 2 hr drive from manhattan. all our friends know about this rental we rave about & a few have rented themselves ! get your own rock star on & a huge thumbs up for this rental

THE BEST SUMMER VACATION EVER AT THIS HOUSE !

enjoyed 2 glorious summer vacation weeks at this tremendous property. we are seasoned world travelers and know Dune Road and the Hamptons very well. this is the best vacation home we have stayed at, and the professionalism, amenities, and layout are top notch. the location is beyond perfect - ocean side of Dune Road, not too far away from the bridge to Westhampton Beach. the ocean feels completely private and is never crowded. plenty of room & bedrooms and we love having the main living space on the 2nd floor with commanding views of both the ocean & bay. we plan on being repeat guests & couldnt give a higher recommendation

best beach vacation rental ever

tremendous & luxurious beach home. the best on dune road and we have stayed at many home in the hamptons. this one was by far the best managed, best appointed, and best time of all for our family and friends. jill is a joy to work with, and vinny is extremely accessible and welcomed us personally upon arrival. he even arranged for a chef and a fishing boat captain. clean home, everything we could want - house is uncluttered but has all the beach and kitchen necessities so all we had to bring was toothbrush. the views are stunning from all bedrooms; the master bedroom suites felt like a ritz carlton resort suite; the master bathrooms had spa features. very close to town, easy to go shopping, the closest hampton to NYC. we have recommended this property to many contacts, some of whom have already enjoyed their own stays at this amazing beach house ! the highest recommendation !!

We had an amazing time !

The owner Jill was great and very helpful, so was her house manager! I need a very clean environment , and this house did not disappoint ! The views are excellent, we took some outstanding pictures from the outdoor deck over looking the water.The showers are great , we nick named them " the car wash". This home would make a great vacation for anyone !

Amazing house for getaways with friends!!!

Great house for groups/families

The house is great -- just look at the photos! -- proximity to the beach was great for morning walks/jogs; Also, the renter (Jill) and her property manager (Vinny) are both very good to work with! Both prompt and thorough in responses -- and Vinny went above and beyond for our group; he stayed at the house to wait for our grocery delivery (which arrived before we did) and he even went ahead and put everything away, so we arrived to a stocked fridge to start our weekend. Just amazing -- I recommend this house!

Perfection

Where do I start? We had a group of 13-17 girls for a giant sleepover bachelorette weekend. Double water views- ocean and bay, are breathtaking and makes it feel like the ultimate beach house. Natural light flooding the house. Almost every room has its own bathroom (perfect for everyone getting ready at once). 2 masters with outstanding bathrooms and comfy beds. Open living/dining/kitchen area perfect for big group entertaining. The kitchen was awesome and we had a chef come in one night! Everything is labeled which came in handy! Hot tub and towels. And easy washer/dryers. We could tell they had chairs and lounges for the summer time when they open the pool. Deck space for days to enjoy the view. No need to bring anything for the kitchen it is all there! Including 2 dishwashers. And not to mention the wifi came in handy. Everyone was in awe with the house and didn't want to leave!! Jill has been great and available from day 1 of booking! And the property manager was helpful as well. We will be back, and telling everyone!

Speechless

The house was absolutely fabulous. The pictures do not even do it justice. The whole time we were there we were planning our next trip there. It was such a pleasure dealing with the owner Jill and the house manager Danielle. They were both amazing!! I recommend this place to everyone as a perfect getaway!
