Renovated cabin, away from it all, come to enjoy the lake life!

You'll love the Lake Cypress Springs views from this recently renovated cabin, nestled lakeside amongst huge trees. Slip your boat on our private dock and swim, fish, kayak, swing, grill and relax by the fire pit.

On the main floor are two queen bedrooms and a large bathroom. The fully equipped kitchen has granite, a breakfast bar, dining table and the family room is adjacent. Upstairs is a huge bunk room with two twin bunks, game area with TV and bathroom.

The gated community of Barker Creek has new paved roads and a sandy beach with lots of open space for kids to explore. Several boat ramps to launch your boat are just minutes away, and trailer parking is available outside the gate; no trailers inside the community please. Boat rentals are now available, contact Top Water Boat Rentals.

Towels and sheets are provided and will be left on beds to be made up upon arrival. Sorry, but per the Homeowner's Association Guidelines, pets are not allowed and we cannot make exceptions. Renters must be 25 years old.

A quick drive from DFW, the property is easy to get to and is in a private, gated community. Lake Cypress Springs was named by D Magazine as one of the “Best Kept Secrets” in Texas. At 3400 acres and 7 miles long, the spring-fed lake is located in the East Texas piney woods of Franklin County. It is situated between the towns of Mount Vernon, Winnsboro, Pittsburg and Mount Pleasant.

The internet generally works great, but at times can be spotty and slow, especially when there is bad weather. We have the highest speed available, but it is still DSL, as fiber optics are not available in our area yet. If you need guaranteed high speed internet while at the house, we recommend bringing your own hotspot as a backup. We hope to have fiber in 2025 when the lines finally reach us!
Once a reservation is made, a rental agreement, details with access instructions, driving directions, what to bring and local suggestions will be provided.

Perfect size for 6 guys on motorcycles. No room for parking more than two vehicles but no problem with 6 motorcycles.

Great cabin on the lake

Perfect cabin for our family of 5. Great communication with owner, easy to find and an outstanding location. We enjoyed some time swimming in the lake, fire pit outside for marshmellows. Bunk beds upstairs made for a great area for our boys. Would definitely stay again. Thank you!

Great quiet place to relax

Had a great stay. Everything is as advertised. Great catfishing from the shore as well! Leaving your boat outside the neighborhood at the highway is less than ideal but understandable with narrow driving paths.

Cute little house on a beautiful lake

This nicely renovated house is part of an adorable gated community. Feet from the lake with a dock for fishing & stairs to lead you into the water which was very clean & refreshing with a sandy bed that extends well past the dock to make walking out for a swim easy & comfortable.It also had life jackets & 2 kayaks for use which was an amazing amenity as none of us have ever kayaked & we ended up loving this new hobby. The house was well stocked, clean & comfortable. The only downsides were- the downstairs bathroom is located through one of the bedrooms, which is an issue if you have multiple families staying or you have people that need to use the bathroom at night. The house is also situated feet from the highway bridge so you get traffic noise during the day but doesn’t affect sleep as there’s almost no traffic at night. These are issues that are out of the owners control and didn’t really affect our enjoyment but May be helpful to potential guests. The upstairs bunk room/playroom is perfect for kids, complete with two Xbox consoles. There are multiple controllers and games, but the controllers were all out of batteries when we arrived. As an Xbox owner myself, I know how quickly those wireless controllers drain batteries, so I’d suggest bringing some if you have kids that will want to play. We ended up too busy to really play so it wasn’t an issue. We loved every minute of our stay, especially the package of ice pops the owner left for us to enjoy!

Great little house on the lake!

My parents, my daughters and their boyfriends (8 Total) had a great time. This was a much needed getaway and we did enjoy it so much! We will def be back. The catfish were biting like crazy and the time flew by. Thank you so much for lending us your home. It really is a nice place!

Perfect Place for Thanksgiving

We spent Thanksgiving week here and it was a beautiful setting by the lake. Coming from CO it really gave my family an idea of what lake living is all about despite the rainy weather we had. The kitchen had all the essentials for making Thanksgiving dinner and the hostess was very responsive with every question or concern we had. I would give it a 5 star rating, but we did have roaches in the kitchen sink and shower even though the house and linens were very clean. Bugs are a thing near water so it wasn’t too surprising, but a good spray of Raid is needed.

Always a Favorite Place

We live on the lake and have used this property many times for additional family to stay at. Andrea has always done a great job and communicates very well. The property is spacious, clean and as advertised. Yes, it is near the bridge, so you hear some traffic, but that doesn’t affect the quality of the property. It has many amenities and is very private. We will continue to use this terrific cabin.

ROACHES!

The home is beautiful and has huge potential! But as stated in previous reviews, tons and tons of spider webs. The deck is covered in them. This is not from one or two nights of web weaving. It’s from someone not taking the time to maintain the property. The outside of the back is filthy. The inside is dirty as well. The bottom of the shower upstairs was brown and slimy. I sprayed it down with some cleaner myself because we needed more than one bathroom. Some of the blankets on the beds had stains on them. The sheets were put out for everyone to make up their own bed. I’m not by any means high maintenance or too good for any type of work, but I also believe when you pay for something, you should get it. With a cleaning fee and $600 dollars in fees at least, someone else should be making your bed for you! I’m not sure how all of our sheets were clean with the amount of dirt in the dryer. I washed a load of clothes, but had to take them home wet due to the condition the dryer has been left in from previous use. In addition there were ants in the home. They got in our food. There were spiders inside and outside. The grossest thing was the ROACH that we found in one of the beds and the one that fell into a plate of chopped vegetables while we were preparing dinner. There were roaches in the trash and crawling on the kitchen counters in the middle of the day. This was not a dead bug situation where the house has just been sprayed. This was an infestation. After clearing out our bags outside our home before we took them into our home once we got back, we found a spider and ants! The only reason we stayed was bc we had other family also renting in the same neighborhood for a reunion. In addition to all of this, we gathered on the back deck of one of the houses we rented for church on Sunday morning to sing two hymns and have a short devotional at 11am and the nosy neighbor took it upon herself to call the owner and say 20 people were staying at the house… which was not true. We simply gathered for service and a meal together, no alcohol, no unrulinesses, no profanity, kid friendly family fun time making memories. There are 6 rental properties and 6 personal properties in this neighborhood. Think carefully before you rent from here!

Fun for the Family

We have stayed on this lake many times in various places. We especially enjoyed the views toward the East. Gorgeous! I loved the amenities, but wish I had brought a few more basic items which were not provided, like dish soap, shampoo, and extra supplies. So come prepared! The deck and outside area could use regular attention as it was covered in webs, but that is common for lake life. Overall, this place was perfect for our family of six.

The picturesque views, water activities and the slower pace of life have made for happy memories with family and friends.
