Relax and have fun right on the river. Enjoy yourselves on one of the three balconies and let the Arkansas River lull you to sleep. Just blocks to historic downtown with charming restaurants and boutique shopping. Spacious 1800 sq feet of living space with 3 bed/3 full baths with 2 master suites. The kitchen is fully equipped with everything you need. Enjoy some downtime playing a game of pool in the swanky game room or take a ride into town on our cruiser bikes. (6 max guests, 25 y/o to book).

RIO VISTA is situated on the banks of the Arkansas River just 3 blocks from historic downtown Salida. Whatever the season, there’s a ton to see and do in Salida. Skiing at Monarch (just 30 minutes away), tubing or paddle boarding down the river, soaking in the nearby hot springs, rafting, hiking, mountain biking, premier fishing, art, and music festivals and so much more. Salida is a dog-friendly, family-friendly (well, heck...we're just friendly) town and you'll feel like locals right out of the gate. STR License #0772

We manage the property so we're easy to get ahold of. Don't hesitate to contact us if you need us. We want your stay to be the best that it can be so we're a quick call or text away.

We want you to feel nice and relaxed while you're here so we provide a selection of TAZO teas, snacks for you and your pup, and Paul Mitchell Tea Tree hair products.

If you are planning on bringing your pooch, please let me know in advance. There is a flat $50 fee per dog and will send you the payment process. We LOVE dogs and want your friends to come with you but we do have a limit on how many and how big they can be. Please contact me in advance.

Perfect place

This was the perfect getaway for a weekend in salida, the worst part was having to choose which of the three beautiful decks to sit on each day! Super nice house with all amenities. Location is great with an easy walk downtown and it’s right next to a river path we used daily. We knew people at a lot of the other rentals in town and this is by far the standout property in the area.

Perfect for Three Friends

Rio Vista is a lovely 3-story condominium with a deck on each level. It is a short walk to town and has a great view of the river. The entry is on the main level, which has a living area and kitchen. There is no powder room on this level, so you must go up or downstairs to use a bathroom. If this is not an issue, this unit is perfect for a group who’d like 3 private bedrooms with their own bath. The queen-bedroom faces the street, but the other two have decks and views of the river. The decor, cleanliness and linens are top-notch. The game room in the attached garage was really fun. There is plenty of parking on the street, so we never used the other garage.

Luxury Living and a Great Place to Relax

Our adult family gathered from nearby states to relax and spend some time together for a long weekend. Salida is a favorite mountain town for us. The condo was spacious, very well equipped and relaxing. 2 BRs each w/baths on the upper floor, living area on the entry level floor between, and 1 BR w/bath on the river level floor (so all need to be able to walk stairs.) Good communication with host. Not lacking one thing. We hope to be back some day.

Our new favorite!

This became our new favorite place to stay in Salida! A five minute walk to downtown, this townhome is close to shopping, restaurants, hiking, biking, rafting, kayaking-all the fun things that Salida is famous for. The decks are perfect for enjoying that morning coffee and planning the day’s adventures. Everything about this home screams comfort and coziness.

Perfect Spot

I was so impressed with this condo. It was located in the best possible place with beauty outside every window. It was incredibly clean and welcoming with a touch of class in every room. Loved it...

Great location and access to Arkansas River fishing out back door, close proximity to town, clean, excellent communication from owner. Decks were awesome for relaxing after hiking, fishing etc. Riverwalk and access to river/wave and park is perfect. This is the perfect rental for family trip and a variety of activities.

Amazing Stay!

This condo was perfectly located just outside of town (easy, short walk to DT) right on the Arkansas River. It was beautifully appointed and we would highly recommend it!

Perfect in every way!

Was a wonderful, well appointed and cared for property. Easy for entertaining and for a group of 5 adults. Really appreciate that they are dog friendly and the location is fabulous!

We could not have been happier with our stay. This well appointed townhome is well maintained, immaculate, in a perfect location on the river and close to town and the owner is delightfully helpful and quick to respond to any inquiry or need. New Years Get Away

The property was great! The host is very responsive and friendly. We enjoyed the views from 3 balconies of the beautiful Arkansas River. There are several scenic trails to walk/run/bike near the house, and the beautiful downtown is within walking distance. We only used our car a couple of times. We would absolutely stay again!

Great place! Great host!

This is our second time in 5 month staying at this unit in Salida. Each time we've had two couples. The unit is divided with upstairs and downstairs bedrooms and baths, and each bedroom has a private deck overlooking the Arkansas river--so everyone gets spoiled! Easy 5 minute walk to F Street/shopping/restaurants either along First Street, or along the river. The unit garage has been converted into a pool room, which is super fun in the warmer months to just throw the door open and enjoy the evening. There is a second garage too across the parking lot for your car and bikes, and the unit comes with two townie bikes to pedal into town for dinner at Amica's or coffee at Brown Dog. The unit feels private, even though it is in the middle of the building (i.e. not an end unit) and you never/rarely hear anyone else. We'll be staying here again for sure. Karen is a lovely host!

Outstanding

We stayed one month at this wonderful location. Karen was exceptional. She answered all of our questions and fulfilled all of our needs. The location was perfect. We could walk everywhere. The neighbors were great. It is a quite location, which was perfect. Sitting on any of the three river side balconies was a bonus. The pool table in the garage was FUN. We hope to return.

Wonderful stay!

From initial contact with Karen who answered all our questions in a timely manner to arriving to the beautiful townhouse overlooking the river, this was a great place. Each morning we would have our coffee on the balcony and evenings a glass of wine…so pretty! The location is wonderful…easy walk to shops and restaurants! Would definitely stay here again!

Riverside Gem

We all had the best time & were so comfortable in your beautiful riverside condo. We fished along the river walk, skied twice at Monarch, walked the quaint town of Salida, & enjoyed the hot springs. Best of all was sitting out on the decks & listening to the river. The condo had everything we needed, was professionally cleaned, and the beds were very comfortable. The decor & art work throughout is outstanding. The bonus of a pool table was fun too! Karen is an excellent communicator & made our trip perfect. We will be back again!

One of the best places to stay in Salida!

Great experience overall. Had two adults and 3 teens with us. Plenty of space and so nice to have king bedrooms separated by kitchen/living space floor for privacy. Pool table room big bonus for kids/teens. Right on the river, which was beautiful and walking distance to everything. We have owned a home in Salida and have stayed in several rentals-this is one of the best for sure!

Excellent everything

This condo has the most accurate description I have EVER found of a listing on VRBO! It was very clean, comfortable beds, beautiful and in a great location. The owner and agents were very friendly and helpful with all our questions. Will definitely stay here as many times as it’s available when we head to Salida!
