BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: _2 parking passes___ Are included with the reservation. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

Another great trip

We chose to stay at this property again this year because we have had since great experiences in the past. This year was no different! It’s a wonderful, clean place that is steps to the ocean, complete with an indoor and outdoor pool. We look forward to booking it again for next year!

Corner piece of paradise

This condo was not only beautiful inside (very well decorated and organized), but it provides a beautiful view of the beach from the balcony. Also, it’s close to a lot of restaurants (and lots of them deliver). We stay in a lot of rental units, and this was one of our favorites…we will def stay here again.

Beautiful condo! Central location

We enjoyed our stay at Summerchase 508. We had a little trouble with our door code during our stay but the management company was amazing! quick to respond, sent someone out in a timely manner and it was repaired fast with no other issues. The condo itself is beautiful, short walk to beach and pool. We loved the large master shower . Location was central to restaurants,grocery and shopping. We will stay here again

Generally speaking…it was fine.

Generally speaking, everything was fine. Lots of little things could use repair and/or improvement, but in general it was fine. The location in Orange Beach was our favorite thing about this property.

Great family vacation.

The condo was clean and we had a wonderful stay. The only complaints we had was the dryer took forever to dry the towels we had to turn it in a couple times to get them dry. We also didn’t have enough wash clothes for everyone. We had to wash towels before everyone could take a bath.

Zero complaints!

Probably the nicest beach condo I’ve stayed in (and I’m picky!). Every single thing was clean, stylish and felt new. The condo was large and spacious, especially the master suite, bath, closet and dressing/shower room. The balcony chairs were comfortable and the beach walkway was easy on the feet. Plenty of parking. ** I would especially recommend using Gulf Coast Beach Rentals- they drop your equipment and pick up at the end of your stay. VERY easy set up and high quality stuff! We had 4 chairs, 2 umbrellas, 2 tables, a beach blanket and a beach cart for all with cooler attached. All for $132 for 4 days. We kept in all in the trunk and grabbed it each day going out!

Ice code beach

We were panicking when our door code didn't work upon check in, after a few phone calls a Beachball rep got us a good code. The ice maker at the wet bar wouldn't make ice. The main light in the master didn't work. Everything else was freaking amazing! We had a blast and are already planning on a return visit! The only bad part is leaving!

Perfect Getaway!

We just returned from our second trip to OB and had a wonderful time. The area is gorgeous and this property did not disappoint. This was a new listing without reviews so we took a chance when originally booking. We will definitely be back. The condo had enough space for our family of five. Had a slight issue with a TV and the mgmt company was very attentive and quick to respond. Location to the beach was perfect. The property isn't huge and has open space on each side of the building, so it felt like the beach was private. Not crowded at all! Our kids loved bouncing back and forth from the beach to the pool the whole week. Extremely quiet and we will definitely book this unit again!!

Quality

Overall, we had a great experience. The condo was clean, comfortable and location is great. There were some issues with check in as our room was not ready by the check in time. Apparently the unit had not been inspected and we had to wait almost 45 minutes to get into the condo. We were told it was a “busy time of year”. Then the door code wouldn’t work. After three calls to the property management we were able to get inside. All in all, I would probably stay here again.

Nice unit

Everything was very clean and updated. We only had 2 issues: the sliding glass door needs replacing (very hard to slide it and it’s very loud when you do) and construction is on the next property right beside this balcony. From dusk til dawn there was sawing and nail guns constantly. Couldn’t sit on the balcony at all it was so loud. It woke us up early each morning. I know nothing can be done about the construction, but I wish I had known.

Overall, the condo was nicely renovated and in a fantastic location with convenient access to the beach and local restaurants. The condominium had plenty of parking. The condo had an amazing wrap around balcony with plenty of seating and an incredible view of the beach from two sides. The furniture was comfortable. There were several games, plenty of kitchenware, and a large pantry for storage. We had a few minor concerns we reported to maintenance that they responded to promptly - the standalone ice machine was broken and the refrigerator ice machine also didn't function properly, balcony rail was broken but maintenance repaired it quickly, several plug outlets didn't work and there was a missing light fixture in the master bedroom. And we never could locate the remote for the living room tv.

Perfect Stay

My husband., our 21 month old son, and family vacationed to Orange Beach and stayed in this unit in August 2022. The unit exceeded our expectations. It was clean, the couch was comfy, the kitchen had everything we could possibly need to cook meals in the room, the beds were comfy, and overall we absolutely loved the place. We would 100% stay there again in the future! The only two negatives I can give were the beach chairs in the room has the backs completely ripped apart from the frame of the chair and were unusable. We didn’t realize this till we had already carried them to the beach. Not a big deal though because with toddler at the beach, there wasn’t a lot of time for sitting down anyway. The 2nd negative was not an issue with this specific unit but more of a safety concern for the whole complex. The railing was wide enough that my son could easily fit his head through. We had to be vigilant in keeping him away from the railing while on the balcony. He actually did slip his head through once, which is how we determined he could do it.

508 summerchase summary

Great updates. Shower very nice and loved kitchen farm sink. Balcomy furniture is bar height for great view. However, the unit appeared clean yet this condo and others we've stayed at Summerchase do not have cleaned floors. It is shocking. Your feet after a short walk in any room are completely dirty as if you'd walked on asphalt. In addition. I was horrified late in our stay to realize there was not mattress pad or double sheeting on our bed. I felt itchy but thought was from the sun. I saw workers moving mattresses in and out of building. I can see why if more care not given to avoid soiling. Also, this unit has the nice upgrades but robs the renter of places to put their items including towels in the guest bath. Nobody wants to put baths towels under a sink cabinet. The linen closet was locked. The dishes were not great. A set of the taller glasses had hard water spots all over as if left in dishwasher without heated dry. Eating utensils were very low quality and not adequate for how many the unit sleeps. We dont plan in staying at any Summerchase unit again. The filthy floors are too much. Lastly, offering early check in for $50 per hour is wrong when the cleaning staff should stay longer and clean the condo instead of robbing people and making them uncomfortable due to questionable cleaning process.

Great condo for family vacation

Condo was a great choice for a family vacation and the complex is very convenient. The kitchen had more cooking utensils and plenty of coffee mugs, bowls and silverware as well as plenty of pots and pans. Kitchen has lots of counter space and there is a pantry to store items as well. The master bed was very comfortable and it was nice to have good black out curtains and a ceiling fan. The secondary bedrooms had comfortable beds. If your family likes puzzles, the blue table is a puzzle table and there were puzzles in the chest under the TV. Everything was very clean and the complex has been recently painted and the common areas were serviced by a custodial crew. The only negatives were that some of the shutters were damaged but you could still close them with a bit of "jimmying" and there is construction going on right next door to the unit and balcony. During the week, there was a LOT of beeping from a bucket truck the crew that started at 8 am and went through most of the day. Beach chairs are available for rent directly in front of the condo but if you don't want to rent, you need to bring your own chairs, umbrella and beach toys. We were sent a link to rent some bring down and set up yourself ones through the rental company so that was an option as well. There is an indoor pool, a ping pong table, a big connect four game and a hot tub (accessible to 16 and up) as well as a small gym. There are several places to eat in the shopping center with the Publix that is "catty corner" from the complex and there are also several others in the complex with Rousses grocery. The outside pool area was clean and the beach access had lots of places to wash off the sand. One downside is parking is tight and you do have to walk through the parking lot to get to the beach access so you have to keep an eye out for small children. There is a "corral" for everyone's beach chairs and stuff in the parking area near the beach access so you don't have to cart everything up and down. It's a good unit for family vacation and has plenty of space to spread out and you can't beat the location - a quick trip for groceries, urgent care (if needed), Flora-Bama, restaurants and easy to get to the Wharf for a movie day if weather is rainy.

Great Condo!

Even though the weather wasn’t good, we enjoyed our trip. The condo was perfect and roomy. The balcony was awesome and set right over the pool. Great location too! Hope to return!!

Disappointed

Maintenance did come in a timely manner when called. Condo was not clean, all bedding was dirty, ice maker in fridge didn't work, ice maker at wet bar was molded, shower curtain molded, shower molded, shutters very dusty, no dish rag, dryer was not working properly. Best thing was the location.

Cleaning is an issue

The property itself was fine. We have stayed in a Summerchase condo every year for several years now. However, the last couple of years cleaning has been a serious issue, especially with COVID issues. Both showers in our condo this year had black mold in them. Throw rugs hadn’t been washed in awhile, and the small area rug under the coffee table was really dirty. Floors had not been mopped before our stay. I’m not sure what a person can do about these problems.

We enjoyed our stay. The condo was clean and had everything we needed. I highly recommend. The only negative is that the sliding glass door is extremely hard to open and close. The beach was perfect and had chair rentals available. We will definitely be coming back.

Great weekend getaway

Location was perfect! Great view of the beach and main drag of Orange Beach. Listing was accurately described and housed 7 adults comfortably. Will book another stay in the future!
