Fall River Escape is perfect for a couple’s retreat or a solo vacation. This cozy abode is a tastefully decorated one-bedroom Condo that sleeps up to four people with a master bedroom and pullout sleeper sofa. The condo comes with a full kitchen stocked with all you need to prepare any meal. Not to mention the fireplace and indoor jacuzzi tub that allows you to lounge and relax while watching the fire or enjoying your favorite movie.



This quaint little condo is located on Estes Park's Fall River in the Fawn Valley Inn Complex. This beautiful rolling river sits right alongside the patio deck and is so inviting! Elk and Deer frequently visit this sweet spot where, if you’re lucky, you can capture some of nature’s most spectacular photo ops that Estes Park has to offer.



When you are ready for your Rocky Mountain adventure, hiking trails are only minutes away at Rocky Mountain National Park's Fall River Entrance, the gateway to the most wonderful views the Rocky Mountains have to offer. The newly built Mountain Rollercoaster is also a highlight that you will want to try out, along with the Aerial Tram and Adventure Park, where you can play putt-putt golf, ride go-carts, or try your skills out on the balance course.



Downtown Estes Park is five minutes away and offers a great night out on the town or a walk around the lake during the day. You can enjoy dinner out at one of the many restaurants or try a local beer at one of the many brew pubs in Estes Park as well. Don't forget the shopping! Estes Park has a variety of stores to explore as you stroll downtown and select your next Estes Park memento.

Very nice place. We loved being minutes away from the National Park. One recommendation is to add curtains in the bedroom. It is pretty bright at night.

Photos and captions gave the impression that the property could accommodate 4 adults comfortably. This was not true in our case. Directions to the actual property could have been a little more clear.

Absolutely beautiful and comfortable! Great location. We had to call for the check in code and there were no "posted instructions" for the jacuzzi.

Great location but needs a few changes

We arrived early but we're unable to check in until 4, company policy. That was fine, but this has never happened to us anywhere. No AC which is not uncommon in mountains, but there was no fan, so bring one if possible. Also, the bedroom needs blackout curtains desperately! There are many lights on building outside Bedroom window and all they have for a window covering is aluminum blinds. The bed is listed as a queen, but it seemed smaller, again not horrible but the mattress is uncomfortable. If you like a super soft bounce when you move mattress, then you'll be happy. These things are fixable. The space was fantastic for two, I would not try four though. This unit is ground floor which was great and horrible all at same time. The river was 10 feet away and amazing, the upstairs was the issue. It sounded like they had 10 people running a marathon. Very nice people and only two of them but the floors are horrible and LOUD! Our last night the upstairs was vacant and it was much better as far as noise. With all this said, we would stay here again for the river alone, but not on ground floor. 5 minutes to town if you spend much time in town. There were deer and Elk around every day we were there, one even walk right off the patio!

Very noisy.This unit did not deliver on the relaxation aspect. Between one of the upstairs units undergoing construction of some sort and the other upstairs unit occupied by someone making loud noises and jumping around most hours of the day, it was difficult to have peace. The “quiet hours” were midnight to 5 am (6 if you were lucky) otherwise you were subjected to loud noise and tools. The facility has minimal soundproofing and could even hear muffled voices often. A concern was the lack of a secure entrance; the main entry was a hallway shared with four other rentals, with a wooden interior door to the unit and only a single simple lock. The patio was not private and anyone could access it, as a result we were not comfortable having our patio door open even while we were there. The heat was tough to regulate, it seemed like no matter how low you set thermostat it got too warm. The bedroom outlets were loose and plugging a phone charger in was near impossible. An easy and necessary fix.Finally, although the unit was clean it was fairly outdated and in need of a fresh coat of paint throughout, lots of dings, dents, rough patches, especially the bathroom. I would also suggest additional blankets as the only lines provided for the sofa bed were sheets and a thin bedspread. As temps dipped into the 40s during our stay, it was quite chilly. Location was decent and had some nice scenery, but not sure I would choose again due to above concerns.

“Hot tub” and bed were huge disappointments

That bed was the most uncomfortable thing I have ever slept on. It was so noisy and you could feel ever single spring pushing into your back. The “hot tub” was also a huge disappointment. There were no instructions on how to use it. First night, water wouldn’t stay warm and we couldn’t figure out how to keep it plugged. We called the number In the book to ask about it, he asked for my name and number and said someone would call me back, I never got a cal. The second night, didn’t bother. The third night the water finally stayed warm and we figured out how to actually keep the water in the tub. Next obstacle was the jets. Turned those on and they stayed out for about 5 minutes and then wouldn’t turn back on. Also the cover for the bigger jet kept popping off. The in door hot tub was the only reason we booked this place and it turned out to be a huge disappointment. Otherwise, the place was clean and nice.

Hard to find!

The name of the property is not on any signage and therefore made it difficult to find the location. I had to call the property to get specific directions. If those directions had been sent along with the check-in instructions all would have been perfect. The property was very clean and maintained. The pictures on the outside weren't really "accurate" which also led to the confusion on finding the place.

It was a wonderful stay. Everything was super clean and the owner was very nice and very easy to get ahold of. We showed up late and had trouble finding our way. There wasn’t very clear directions on how to get to the room as well as a email malfunction. But overall it was wonderful. Thank you for the amazing weekend.

Lovely Locati

The kitchen was incredibly well stocked. We ate most of our meals at the rental! The location was quiet and good for a couple or small family. If you have a kiddo who is mobile, beware that the floors were pretty dirty. I think they’re vacuumed but not scrubbed: we had BLACK feet after walking around for a while without socks. We loved this location. We will definitely consider staying here again. Wonderful little walking path behind the condo and super convenient to get into the park or downtown! We actually brought a brochure home with us to give to some family headed to CO soon. Definitely recommend staying here. Maybe don’t walk around barefoot, though.

Issues never resolved

Love the location and the condo itself. Unfortunately, we had a couple maintenance issues that were never addressed even after several phone calls. It's really hard to sleep when the heat kept coming on every night even though it's the middle of summer and we turned the tstat down to 50. The hot tub had a broken part on it which made one of the two sitting areas with jets on it not usable. Other than that, it was great.

Nice getaway close to RMNP

Very close to Fall River entrance to RMNP. Comfortable bed and well stocked. If coming in at dark it is helpful to know there are multiple buildings, the building with this apartment is to the left and at the bottom of the driveway. It isn't clear at night those are part of the same property and there is no desk or map to check in with. Other than that issue the stay was lovely and we enjoyed the apartment. The river outside the back porch was very nice and peaceful.

Poor PMI followup after problems at checkin

Please see the below email thread with PMI: From: Dave Cresswell Date: Thu, Aug 3, 2023 at 10:16 PM Subject: Re: Fall River Escape stay 7/30-8/4 To: PMI Travel Thanks for your response. My wife did inform me that she found additional towels. My regrets for reporting incorrectly. Regarding the requested blankets, there were only a set of queen sheets but no blankets in the unit nor inside, behind, under, nor on top of the sofa. Your staff person was responsive to my call Sunday night but gave me no options other than to use the public restrooms in town. I understand that people make mistakes and miss things. Mistakes are always more visible in hindsight and changes in procedure may prevent future reoccurrences. But there was no reach out to me the rest of the week by phone call after the text response Monday morning. It's also not very good customer service as a property manager to minimize these failures by pointing out past positive feedback. That doesn't help me.
