Family vacation memories start here at this charming 2BR/1BA second floor Newport Beach retreat. Ideally located near Marina Park and just a short walk to the beach, this inviting home offers the perfect balance of coastal convenience and relaxed comfort. Enjoy bay views from your private deck, take in the vibrant energy of Balboa Boulevard, and experience one of Southern California’s most beloved beach destinations right outside your door.
LIVING & DINING AREAS:
The living and dining area features comfortable sofa seating, a streaming TV, and a fireplace, along with a breakfast table with seating for four. The space offers a cozy and functional layout for relaxing and gathering after a day at the beach.
BEDROOMS:
- Bedroom 1: Queen bed with patio access
- Bedroom 2: Bunk bed with full and twin beds
BATHROOMS:
- Bathroom 1: Step-in shower
OUTDOOR SPACES:
The front deck is positioned above Balboa Boulevard and offers views of Marina Park and the surrounding bay. This outdoor space includes a BBQ grill, a patio table with seating, and cushioned outdoor sofa seating, creating an ideal setting for relaxing and enjoying the coastal surroundings.
KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, and includes both large and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.
YOUR STAY ALSO INCLUDES:

- 4 low-profile beach chairs
- Hair dryer; iron/ironing board
GUEST ACCESS:
Guests will have private and exclusive access to the entire second floor residence. This includes all interior spaces and the private front deck. This is a second floor unit and requires using stairs to access the main and only entrance. Please note that the landing at the top of the stairs is narrow.
SUPPORT THROUGHOUT YOUR STAY:
We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Tower fans are provided for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: A washer and dryer are located inside the unit and available for guest use. Guests must provide their own laundry supplies.
Parking: One open carport space is provided on the far left side behind the unit, accessed from the alley. Additional neighborhood parking is available, including both metered and unmetered options.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
