Situated on a prime Balboa Peninsula block, just 6 houses from the ever-popular 38th Street beach, is our newly-constructed downstairs condo with all the desirable styling, amenities, and layout a person could want. It's the epitome of coastal living where you can hear the ocean from your front patio and walk to the water's edge in just seconds. Here's what you'll find throughout:
LIVING/DINING AREA:
- Open floor plan w/ couch, chair and desk
- Dining Table w/ seating for 4
- Patio w/ table seating for 4
KITCHEN:
- Fully stocked with dishes, utensils, cookware, bakeware
- Stainless steel appliances, including dishwasher
- Center island w/ barstools
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)
BEDROOM:
- King bed
- Ceiling fan and wall mounted AC unit
- en-suite bathroom with shower
EXTRA SLEEPING ARRANGEMENTS:
Queen size fold out sofa along with extra linens and pillows; best suited for children. Guests can rent rollaway twin beds in lieu of the sofa sleeper for adult sleepers if desired. Call our office to make arrangements for payment and delivery in advance of your arrival.

LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.
OUTDOOR LIVING:
Outdoor table & seating for 4; propane gas BBQ grill
ALSO INCLUDED:
- Wi-Fi
- hair dryer; iron/ironing board
- 4 low-profile beach chairs
- heating; wall mounted A/C
- starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts)
PARKING:
One designated parking spot in carport (left side) for small to mid-size vehicle
LAUNDRY:
Stacked washer/dryer in hallway closet. Guests must provide their own supplies.

Newport Beach is the premier vacation destination in Southern California. Boasting one of the best recreational harbor and beaches the world has to offer. Easy access to the famous boardwalk, and the nearby Newport Pier area, as well as multiple eateries, shopping, groceries, the waterfront Lido Marina Village, and many other conveniences, make this location ideal for walking and biking to all your desired destinations without ever having to get in your car!
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds and much more! Contact us for more information.
ALSO:
The upper 3 bedroom/3.5 bath unit can be rented simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing or contact our office for more information.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
