Please note: This property is in a quiet residential community and Folly Beach has a strict noise ordinance violation rule of 1 strike. Simply respect your neighbors, keep the noise down, and NO parties:) Maximum capacity at all times is 16 guests.

"Seafield" is a gorgeous front beach property, located on the pristine shores of Folly Beach! This home is the perfect space for generations of family members to gather and spend quality time together this summer, while having ample space to spread out, inside and out!
The first floor of this home has an open living room, kitchen and dining area, overlooking the ocean and opening onto the screened porch. The dining room table comfortably seats 8 with additional bar-top seating for four. On the first level you will find one bedroom, furnished with a king bed and across the hall there is another bedroom with a queen. The first level also has a full bathroom with a walk-in shower. This bathroom is accessible from the hall and king bedroom. Upstairs on the second floor you will discover five additional bedrooms, 2 full bathrooms and the full capacity washer & dryer.
There is a spacious screened porch on the oceanside of the home that is furnished with comfortable outdoor seating and a picnic table for dining or games. Just off the screened porch is a sundeck, furnished with 3 lounge chairs and additional seating. As you descend off the sundeck, you are greeted with a covered carport, again with 2 picnic tables, a gas grill and additional seating options. This home is FRONT BEACH with it’s own private access, which also has a lovely little seating area for gathering, or watching little ones as they play on the shore. Off street parking is a hot commodity on the island and this home has a long driveway and parking area that can accommodate multiple cars, Guests may need to rearrange cars as needed to get in and out.

Great home location great plenty of room .. no problem with check-in or check out. Everything was very smooth. Kitchen was fully stocked with everything and some as far as dishes and appliances go. Great Wi-Fi we will definitely rent this house again

Met expectations

Stay was very good. Weather was hot. A couple of issues - two burners on stove top were not working. Manager came over but requires technician, so we had to deal with that. Small electrical outlet problem. Smoke detector battery expired and started chirping. Manager was responsive and helpful. Overall a very nice place.

Ideally we would give the house a 4.5 rating. Our family of 10 adults and 5 grandchildren spent a week here for a family reunion. We cooked all of our meals at the house except for a wonderful catered meal by @Chef Sarah of Charleston and pizza from Woody’s in downtown Folly. Two refrigerators were great for storing food and beverage and kept us on the beach instead of running to the grocery store.Many reasons for an excellent review:Beachfront location is awesome.Distance from busy downtown.Open concept first floor.Plenty of key beach supplies, but still needed shade protection.Brand new outdoor shower limits indoor sand and alleviates indoor shower lineup.Reasons for a good review:Back wooden door swells during high humidity and prevents it from fully opening. This is the most used door in he house.Overall, if you have a large group with children, this house will fit the bill! Beach memories are the best!

50th Anniversary

We celebrated our 50th anniversary with our adult children, grandchildren and their spouses and had a perfect vacation. The house could use some updates but otherwise was clean, spacious and met all of our requirements. It's close proximity to the beach was fantastic and provided us with a wonderful respite whenever we needed a rest from the sun and waves.

Amazing place and location

My family and I had a great week at this property. Absolutely wonderful and had all that we needed ( and more) for a great beach vacation. We got to see turtle tracks and felt so fortunate to be steps from the beach.

Enjoyable Week

The home is right sized for a large family. It is reasonably equipped and right on the beach. We were very pleased to find beach toys for the children and chairs for the adults. The grill was a welcome addition for the home-cooking days. The many sun decks were also enjoyable. Thank you for a great week..

Nice place

A previous extremely critical review posted just before our arrival made me a bit worried. But in fact the house was everything advertised with zero drawbacks, and we enjoyed every minute there. Yes rents are higher than before but that’s true everywhere. I would wholeheartedly recommmend it.

Great property for families. Walk out directly to the beach. Folly is much less crowded at this end of beach. We had 16 people including 7 teens. Sleeping and eating flexibility was perfect for us. Second visit to this property, and we are considering a three-peat.

Beach Front..Oh yeah!

Love the house! It suited our needs perfectly. I wish we could have stayed longer. The big dining room table was perfect for home cooked meals and family time. The two refrigerators worked out perfectly. Dianne was very responsive to our inquires and a pleasure to talk too. Thanks for a wonderful vacation experience.

Bad Experience

this house was not what was advertised.old fueniture,old appliances,and very little accomodations for a week stay of families. it says sleeps 16 but the living areas are not adequate for more than 8 or 10. Even the toilet paper provided was the cheapest kind. will not recommend this house.

The location is amazing!

My family and I do these big family vacations every 2 years. This was our first oceanfront property and it was better than expected. If we weren’t at the beach, we were outside on the screened in porch. The house was very clean upon arrival. We had a lovely time and are very interested in it in another 2 years!

Extended family vacation

We had 4 generations of our family stay at Seafield. It fit our family perfectly. We had a wonderful time on the beach at Folly and just hanging out on the screened-in porch.

Beachside getaway

This beachfront property was a perfect getaway for me and my family. Spacious and quiet. Patio for watching the waves or escaping the heat or occasional rain shower. The Rays were super accommodating and quick to respond to assist with a special request for a surprise needed at check in.

Michael and Dianne Ray are the proud proprietor's of SurfFish Realty, a small boutique vacation rental company on Folly Beach. We pride ourselves in customer service and the quality of our homes. We represent a small select number of vacation rentals, exclusively on Folly Beach. This allows us a more personal connection with the homes, owners and guests. We have owned and lived on Folly beach since 2003. We raised both our children on the sands of this beautiful and unique island. We look forward to sharing our little slice of paradise with you.

We are so excited to now represent the owner's of Seafield, a unique and beautiful family home on Folly.

The following is the history behind 1101 East Arctic.

-In the early 1940's, after a devastating hurricane took down every other house on this front beach of Folly, John(Jack)Ball paid $500 to his brother for this last remaining dwelling. At the time the house had 4 bedrooms and a toilet! (In fact, true to his Scottish heritage, Jack was too cheap to make the purchase and his wife Madan secured the money from her own family to buy the home) They figured they had secured their family a retreat for only the next summer's season. Flash forward 40 years , with the arrival of hurricane Hugo, which finally took the small home down. In 1992, the home was rebuilt by Jack and Madan's children, adding a second floor, creating additional bedrooms and bathrooms, providing maximum space for their grandchildren. "Seafield" has been the common touchstone summer experience for multiple generations and it is the intention of the family to continue this lasting tradition and Folly retreat for generations to come! We hope our guests are able to create beautiful and lasting memories while visiting our home.
