Smoking of any kind—including tobacco, cannabis, or vaping—is strictly prohibited inside the home.
If any evidence of indoor smoking is found, a cleaning and odor remediation fee of up to $2,500 will apply to cover the cost of restoration and may result in forfeiture of the security deposit where applicable.
Outdoor smoking is allowed, but cigarette butts and smoking materials must be disposed of properly. A $200 fee may be charged if our staff has to clean up discarded smoking debris.

★BOOKING REQUIREMENTS★
The person making the reservation must be 24 years of age or older, and must also be the one staying in the home unless they are booking it for a corporation.

Standard Cleaning
A basic cleaning service is included in your reservation. This covers laundry, light cleaning, and preparation of the home for future guests.
Please help us keep things in good condition by cleaning up after yourself during your stay.
Excessive Mess
We ask that the home be left in a generally tidy condition. If the home is left excessively messy (e.g., food spills, trash everywhere, damaged linens), an additional cleaning fee may be charged based on the time and effort required to restore the property.
Furniture
Furniture must not be moved. If it has been significantly relocated and not returned to its original position, a repositioning fee may apply to cover time and labor.
★ RIGHT OF REFUSAL ★
In accordance with Tennessee Law, we maintain the right to reject an inquiry, decline or terminate a reservation for any of the following reasons:
- Fraternal Organizations or Sororities booking events not associated with membership.
- Churches booking events unrelated to membership or religious affiliation.
- Any guest in your party smoking inside the home.
- Local residency if booking for less than 14 days without a valid reason.
- Background check revealing incidents involving theft, drug distribution, destruction of property, or any issues concerning children.
Any other relevant factors deemed necessary by management.
