✦ Come and enjoy this gorgeous 6-bedroom and 3-bathroom pool home! Enjoy an open floor plan, with plenty of space for family and friends. The fully furnished kitchen features upgrades such as stainless steel appliances, granite counter tops, tiled back splash and custom cabinetry. There is plenty of seating for dining at both the kitchen bar and the large dining room table. The patio area features a pool.

THE SPACE:
✦ We know how important it is to feel comfortable and relaxed when you arrive back from a long day of sightseeing. This extraordinary 6-bedroom and 3-bathroom home will amaze you at each turn and includes everything you will need for your stay.

ENTRY:
✦ There's a gate to access this unit.

KITCHEN:
✦ Kitchen is stocked with all you should need to cook a typical meal. This also includes refrigerator, stove, oven, dishwasher, microwave, coffee maker, Brita pitcher + filters, plates, bowls, glasses, coffee mugs, silverware, set of knives, dish towels, sponges or dish cloths, hand soap, salt and pepper, paper towel holder, dish washing liquid, dishwasher tablets, trash can & garbage bags and step stool.

LIVING ROOM:
✦ We know the joy of flipping on your favorite shows after a long day, which is why we’ve equipped the living room with Smart TV which includes Netflix and Hulu. Grab a seat on the plush living room sofas, kick up your feet, and let loose. Our living room is also equipped with couch, chairs, coffee table, side tables, TV stand, ceiling fan and decoration.

BEDROOM:
✦ When you’re ready to turn in, choose from six (6) peaceful bedrooms with television, mirror, trash can, bed frame, mattress/box spring, nightstands, dressers, lamps, mattress pads, bed-bugs protectors, five (5) sets of sheets and pillows for each bed, two (2) blankets and two (2) bed cover (duvet only) per bed. In addition, the master bedroom has a private bathroom. We also provide extra blankets and pillows located in the linen closet.

BATHROOM:
✦ We always makes sure that the bathroom is sparkling clean. This also provides trash can to dispose your garbage properly, a mirror, hair dryer, decorations, bathmat/rug, toilet paper, facial tissue, hand soap, bar soap, shampoo, conditioner, body wash, air freshener, five (5) sets of towels, hand towels, and wash cloths for each guest, fixed grab bars for shower and handheld shower head.

GUEST ACCESS:
✦ You will have access to the entire 3,000 square feet space and no other residents on the property, plus some amenities are included in this rental.

NEIGHBORHOOD:
✦ Stay in a quiet neighborhood and enjoy afternoon coffee, evening movie marathons, and plenty of space for the whole crew to rest up.

GARAGE/GAME ROOM:
✦ Please be advised that the garage is unavailable because we made it as a game room. It can be accessed from laundry room. However, you can park in the driveway as well as the sidewalk. The driveway can accommodate two (2) cars.

POOL/SPA HEATER:
✦ Please note that the pool and spa heater is not available.

POOL/GRASS:
✦ Please note that the pool and spa heater is not available. For those guests staying on Wednesdays, please be advised that the pool gets serviced on Thursday and for those guests staying on Monday, grass gets serviced on Tuesday morning, so if you could please notify us if our pool guy and landscaper can come during your stay, that would be great. Furthermore, please note that you have to wait 24 hours to use the pool again after it has been serviced.

SUPPLIES:
✦ We only provide a starter pack of supplies. Guests with longer stays have to buy their own supplies for the remaining days.

GRILL:
✦ Please be advised that there is an additional $50.00 per day for grill (non-refundable).

FIREPLACE, BICYCLE, REMOTE CONTROL AND OTHER ITEMS:
✦ You can use them while you are staying at the property but please remember that if they are damaged or lost, you will be responsible for the repair and replacement fees.

TRASH:
✦ Trash/composting is every Monday morning while recycle is every Friday morning. For those guests staying on Mondays and Fridays, please put the gold trash can outside on the sidewalk for pick-up on Mondays and on Fridays please put the recycle blue trash can on the sidewalk for pick-up.

INTERNET:
✦ We provide high-speed WiFi internet access and our service provider is Spectrum.
✦ WiFi router is in the master bedroom. To reset, you may unplug it and then plug it.

THERMOSTAT:
✦ It is located in the dining room.

CIRCUIT BREAKER:
✦ It is located in the garage.

SAFETY:
✦ Smoke detector, carbon monoxide detectors and fire alarms are located on the ceiling.
✦ First aid kit is located under the kitchen sink.

CLEANING:
✦ We are fully committed to Airbnb’s enhanced cleaning protocol, which was developed with CDC expert guidance. We are taking steps to ensure your safety and peace of mind. In addition, each room is thoroughly cleaned by our professional third-party cleaning services.

Lastly, please remember that you’re staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

HOUSE RULES:
As a host, we aim to make your stay as comfortable as it can possibly be! Our mission is to help our guests create beautiful family memories in our cozy home. For us to do so, we would truly appreciate it if you can follow these house rules and CONFIRM THAT THIS HAS BEEN REVIEWED WITHIN 24 HOURS OF YOUR BOOKING. SECURITY DEPOSIT:
✦ It will be returned after no damage is found. We may also charge an additional cleaning and damage fee if the repair and replacement is more than the said deposit amount.

EARLY CHECK-IN/LATE CHECK-OUT REQUEST(S):
✦ While we promise to accommodate these type of requests, this is subject for approval as we want to make sure that the house gets fully clean/sanitized and give respect if there’s another guest checking in on the same day. Also, please be informed of $15 charge per hour for early check-in/late check-out request.

NO UNREGISTERED GUESTS/VISITORS ALLOWED:
✦ Maximum of 10 guests (kids 2 years old and above are included) per booking plus 6 visitors allowed.
✦ Prior to your arrival, please declare if you have expected visitors during your stay. Please also ensure that all guests included in the booking as well as the visitors are registered by completing the form.
✦ We will impose a violation fee for unregistered ones.
✦ Please note that there are surveillance devices on the premises. They are only on the exterior of the building and no active cameras inside the dwelling.

EATING OR DRINKING:
✦ No eating or drinking in the bedrooms.

SMOKING:
✦ There is NO SMOKING of any kind inside the house. If you need to smoke, please step out back. Extra cleaning fees to remove odor and stains may be applied.

DRUGS:
✦ If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY AND IMMEDIATE CANCELLATION OF THE RESERVATION WITHOUT REFUND!

PARTIES:
✦ If guests are found to have had a party without host permission which results in extra cleaning, guests will be responsible for extra cleaning charges and in the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY AND IMMEDIATE CANCELLATION OF THE RESERVATION WITHOUT REFUND!

PETS:
✦ Unfortunately, we do not accept pets in our property. We are animal lovers ourselves and absolutely adore pets. But sadly, some guests are allergic to animal hair and it can have disastrous consequences.

QUIET HOURS:
✦ Please keep the noise to a minimum after 10:00 PM.

SECURITY CAMERAS:
✦ There are surveillance devices on the premises. They are only on the exterior of the building and no active cameras inside the dwelling. This is for the safety of our guests, our home, and ourselves. Thank you.

CONSUMABLES:
✦ Please acknowledge that from occasionally, we may leave consumables such as condiments or snacks left behind by previous guests, if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.

OTHER:
✦ Please do not re-arrange our furniture. We expect the accommodation is returned to us in the condition presented on arrival. Breakages or damages not caused by normal wear and tear will be charged to you.
