Our aim is to provide all of our guests with comfort and convenience while visiting our home; however, please note this is not a hotel and certain conditions indicative of life here on the island may occur (although seldom) that are beyond our control, such as power outages, area-wide wifi outages, and possible water lock-offs. If this occurs and it is not due to the host`s negligence, no refund will be provided. We charge a much lesser rate for a property of this caliber than what the hotels would have charged. Thus, we are not able to provide the infrastructure as that of a hotel. Failure to uphold community standards resulting in any warnings or breaches will cause immediate termination of your reservations without any refunds and you will be escorted out the community by security/police.

You are able to add additional guests up to 3 weeks prior to arrival. We are unable to refund for decrease in guest count at any point as cancellation policy applies. The check in form must be completed prior to check in. ID is requested. The main guest has to be on site during the reservation.

• No smoking, smoking inside the Villa or smoking materials dispersed on-site (interior) attracts a fine of $500 USD •

Parking is only allowed in front of the property on the driveway, not on the sides of the road.

Please do not trespass on another property or community if you accidentally have an item of yours go over another home please contact us first.

Please note exterior security cameras are on site located on the exterior of the Villa, they actively record once motion is detected. This is a staffed property as such staff are always on site in a separate area.

The suite (room number 2) is an upgrade as stated in the description, kindly advise if you require the suite upgrade. The payment request would be sent once your booking is confirmed. Please note only guests on the reservation are allowed, access to bedrooms is based on the number of guests booked. The suite is an additional $175 USD per night before tax.

Please note towels should remain on-site, we also offer pool towels to be used by the pool and returned on site

Ensure to ask the on site staff regarding operating any amenities you wish to use prior to using them

For the hot tub/jacuzzi you get 2 free hours daily; afterward, it`s $50 USD per hour or $120 USD for an extra 3 hours. Cash payment on site.

No lifeguard swim at your own risk, use our pool at your own risk.

All decor has to be approved by our team before being placed on site. No decor allowed on the walls no tape allowed on the walls as this will result in damage and a fine being issued. Decor placed without approval will also result in a fine being issued

• Please note if you leave an item behind we will reach out to provide you with the item, however, we cannot be responsible for missing items if not found.

This is a staffed property meaning our team is on site which includes the Chef and some members stay in a separate area outside of the main Villa on site.

-NO overnight guests who are not apart of the approved Airbnb reservation WITHOUT PERMISSION from the Host. *Any additional overnight guests must pay the extra person fee outlined on my Airbnb profile. Any visitors approved to come on site will have to pay the day pass fee. As such, ensure all guests/visitors are listed on the reservation. This is a requirement.

-Our Chef is on site and is ready to assist with your meal requests. Payment for meals from on site menu can be made on site. Buffet dinner orders are paid in advance. Please note we do not allow another Chef on site as we already have a Chef.

If you would like photography (professional photographer) on site this needs to be approved prior by us, we also have a professional photographer we can arrange. No photoshoots allowed without approval prior by Property Manager. If done without approval a fine will be incurred. Any on site service needs to be approved and service fee paid we also require full names of company and individuals performing services

NO unauthorized PARTIES.

No loud music and noise, music should be played at an acceptable level and turned off by 9 p.m.
No items or decor should be placed or taped to walls

A service fee is charged for any service provider allowed on site this must be approved prior.


No tresspassing onto other lots/property, this is a serious offence that is against the law. If you happen to have something that belongs to you end up on another lot, kindly contact us first in order to retrieve it.

If you need flexibility around the checkin or checkout times please let me know in advance. Please be advised that early checkin or late checkout requests generally attract a fee if it can be accommodated.

We understand that accidents happen. But we do ask that you please let us know when they do. We will aim to fix them as effortlessly as possible which also means better chances of having your full security deposit returned.
