- HOT TUB is available for an additional $50. Please indicate if you would like to add this feature to your reservation so we can unlock it before your arrival.
- PET(S) are an additional $50/pet. They must be included in the reservation and we must be notified prior to your arrival.

ADDITIONAL FEES
- Damage Waiver: Covers ACCIDENTAL damages up to $300 per incident. The damage waiver does not cover negligence, intentional actions, infestations, or pet-related issues. NON-REFUNDABLE and not optional.
- Cleaning Fee: $75

PROPERTY, Tiny Home Village
- There are two other vacation rental tiny homes on the property, The Butterfly Creek Cottage and The Whimsical Waterfall Cottage. The homes are within close proximity of each other; however, we have placed the homes to have privacy from one another.
- The entire farm or all 3 tiny homes are available to rent. Contact us if interested.

U-PICK BLUEBERRY FARM
- Blueberry Season is from late-June to mid-August. During this time, we will have the blueberry bushes open to the public for our U-pick season. The houses are separate from the bushes; however, please be aware of this if you are coming during blueberry season.
- Guest pick for free.

PROPERTY MAINTENANCE
- During the Spring, Summer, and Fall I will be doing routine landscaping. This includes mowing, weed eating, and blowing around the houses.
- We are in the process of getting things developed and there will be signs of that when you arrive. We always try to block off days when there will be construction going on so it will not be taking place while you are there.

PARKING
- Gravel driveway (2 small cars or 1 large car)
- There is additional parking at the front of the property if you need it for more than 1 car, RVs, trailers, and etc.

EARLY CHECK-IN & LATE CHECKOUT OPTIONS
We are at the mercy of the calendar! The only way to guarantee early check-in is by booking the night before. If you want to take a gamble, you can wait until 24 hours before check-in to see if our schedule allows for it. If a guest is checking out the day of your arrival or if we have scheduled maintenance, early check-in may not be possible.
Late checkout will depend on the number of hours requested and if there is another guest coming that afternoon.

Is there a GROCERY STORE nearby?
The closest grocery stores are located in Fort Payne, Alabama: Walmart, Food City, Bruce`s Foodland.
OR Dollar General and Lucky`s Grocery Store in Menlo, GA.
OR Walmart and Ingles in Trion, GA.
Our small downtown, Mentone, has the Mentone Market which has eggs, milk, and delicious pizza.

Can I book on behalf of a friend, family member or co-worker?
No. While we would love to host whoever you are booking for, we do need them to book for themselves with their own Airbnb account. You can potentially earn travel credit by referring someone to book their first reservation with Airbnb. Go to Account Settings and click on Invite Friends for more details.

1. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more):
● For reservations of 30 days or longer, a separate cancellation policy applies:
● Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
● A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date.
● No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.
2. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival
3. If you are local and / or under the age of 23 please notify us before making your reservation
4. We will charge a small, non-refundable damage waiver fee to cover any potential accidental property damage during your stay. This fee replaces the traditional security deposit.
5. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform`s cancellation policy
6. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.
7. No parties or events allowed
8. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible
9. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed
10. There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund
11. Late check-out fee of $50 (if not authorized) applies for check-outs after 10:00 am. We`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them
12. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)
13. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property
14. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit
15. This is a pet-friendly property! We’re glad if you were able to bring your pet along, but please note we have a few additional rules:
Please note that a $50 Pet fee will be applied per pet.
We are unable to host cats and breeds of dogs deemed aggressive, per our insurance policy.
No more than TWO (2) animals, no larger than 60 pounds. If your pet is heavier than 60 pounds, it will require pre-approval from our team.
