Located in the Balmoral community, this waterfront property on Shannon Brook has direct water access to Lake Winnipesaukee! Being part of the Balmoral community allows this great vacation spot to enjoy Balmoral’s private clean beach and convenient boat launch on Lake Winnipesaukee.

Launch your boat or Jet Ski at Balmoral’s private boat launch on the Lake and dock it right side your kitchen window on Shannon Brook! Allowing easy, quick access to enjoy your water toys for your stay. The dock can accommodate one boat up to 18’ and there is one tie-off for one Jet Ski.

The 1,258 square foot home offers 2 bedrooms. A spacious master bedroom with a King Size bed and sitting area. The second bedroom has two twin beds and a desk. A full bathroom. The living room does have a cable working TV (yes, wireless internet too!), potbelly stove and a full-sized pull out sofa bed.

The kitchen, dining area and living room are open concept. Kitchen appliances all full sized appliances and a dishwasher. Dining area sits six has its own space. Off the kitchen/dining area you’ll find the enclosed back porch which leads to the gated back deck both overlook Shannon Brook. In the morning you may find a parade of ducks gliding by in the brook or a blue hereon peeking out of the reeds along the brook. From the deck you’ll enjoy a small yard space with a second deck connected directly to the small dock on the brook.

The homeowner just had three new mini-split heat/ac units installed! Shannon Brook does have the convenience of kayaking, fishing, and boating right in from your backyard. During the winter months along with skiing and ice skating, you can snowmobiling directly out from Shannon Brook too! The trail from the brook is part of the New Hampshire trail system, leading to the Castle in the Cloud snowmobile trail, to Lake Winnipesaukee and beyond!

The Balmoral community offers a great maintained private beach on Winnipesaukee Lake. The beach has some shade trees and is for use by members and guests only. The private boat launch also available to guests is located next to this beach area. Up at the club house you’ll find tennis courts, pickle ball, basketball courts and spacious playground. You could be very happy not leaving Balmoral for your entire stay!! But if you do want to explore there are many close attractions are at your disposal including Castle in the Clouds (there is a restaurant up there too!), Loon Center, Angelic Farm (blueberry picking), Mini Golf, Ridgewood Country Club, Wolfeboro downtown area, Hiking Trails, Snowmobile trails, Gunstock ski area, Bank of New Hampshire Pavilion and so much more to discover.

This is a wonderful property and a really great location! Close to the community beach AND water access right out back. The property is really well stocked with terrific amenities, and the layout is very comfprtable. Be sure to try the ice cream right up the road at Starleys!

Perfect location! Super comfortable, firm beds. House was clean and easy instructions. Great open view of the stars at night, and the balmoral beach and amenities are great. Kids loved fishing off the dock and we enjoyed the large firepit and stargazing.

Wonderful Location - Great place to relax by the water

Great house - perfect location! We enjoyed being able to take a short walk to the beach - and morning coffee on the dock by the canal in the backyard. Watching the fish in the water and catching a few resident ducks with babies swim by. By mid afternoon the backyard is in the shade and we enjoyed a few drinks/dinner and music on the deck. Short walk to the Pickleball/tennis courts was great to get a few games in. We will be back next year!

Annual Memorial Day Family Reunion

This lovely lake house was right in the middle of our 5 other relatives' lake houses. We have been going to this lake community for many years & staying with relatives, but we wanted to rent our own place this time. The house was very clean & well-appointed, & we really enjoyed our stay there. The brook was directly outside in back! The weather was a bit cool, so we didnt kayak or go to the beautiful beach, but that made for more family time with our 30 relatives!

We were a little confused with some of the check in instructions but the owner was very responsive once I could establish service on my phone. The place grew on both my husband and I. Loved the location near the beach and river in the back. Wish we had booked for longer.

Paradise in Moultonborough

It’s no wonder that the house resides on Paradise Drive. An absolute slice of heaven. This was our second time staying here and we can’t wait to book again. You can’t beat the location when you are a short walk to the lively public beach while also sitting on a cool quiet tributary with a private dock. The home is clean and comfortable with multiple wall mounted AC units to escape the summer heat. Two bedrooms with plenty of space for air mattresses makes this place great for families or friends.

Really needs some tlc... broken blinds, plastic window sealer. Listen. It is a good location at a fair price that allows pets. We were in the area for a reunion and only slept at the home. The photos are a fair representation of what you are going to get.

Great location

Loved it! Had 8 the mattresses although we made work were not that comfortable . Pull out sofa for very big son. We had a lot of laughs about it! Loved the location. We had a jet boat. Made it very easy to navigate the river just as you said. Weather was not suppose to be good. I would of have it a 10 but Sunday it poured and packing up was a little wet! Hopefully will return ! Thanks

Great place to stay

We rented this house for our annual fishing trip. The house was clean and well maintained. There were many amenities including a boat dock, grill, and AC (which was nice due to the near record breaking temperatures the weekend we were there). The house is on a brook, and it took some practice to navigate around the shallow areas when heading out to the lake. Not a big deal though. For larger boats, or for those who prefer not to attempt to navigate around the sand bars, the boat ramp is very close. The other really nice thing about this place was the parking; the house a nice driveway right off the road, which was easy to back a trailer in and out of. We look forward to coming back next year Thank you

Cozy home in an unbeatable location

While the check-in process was less than ideal I have nothing but praise for this home and it’s location. Having the river access was so convenient and peaceful. While the beach is always a fun time it was nice to enjoy a private oasis on the dock on the river. Having kayaks available was a treat and the outdoor space was open and well maintained. The home had 3 air conditioning units that worked remarkably and kept us comfortable (if not chilled) when relaxing indoors and sleeping. The living space is open, cozy and clean. Hard to tell if neighbors on either side were owners or other renters but they were very friendly. Despite being there for 4th of July week we found the neighborhood was quiet and respectful without disturbances. We hope to return for 4th of July next year and make this an annual occurrence. Thank you Paradise!

Needs a LOT of freshening up

The check-in process was awkward. We had to figure out how to turn on the water, then the lights. The owner posted instructions on the fridge but when we are just arriving I feel the water needs to be on already. There was a musty smell in the place and it didnt smell fresh. The owner commnicated great and answered all our questions. The place, although a super quaint place and great location needs LOTS of refreshing and updating. The light fixtures, plumbing fixtures, walls had wall paper on them, and half of bedroom ceiling had insulation foam as the covering. It was far from a finished look of a comfortable vacation rental. We checked out a day early because we couldn't sleep well. I understand it was our choice to leave early but we did ask for a partial refund and got no response. The place could be wonderful but it needs a LOT lf work and cleaning out. Just one man's perspective.

Great location, but some details should be addressed

I have stayed at many vacation homes over the last ten years and I would start by saying this was a great little house in a great location! You are right on the brook that accesses the lake! We brought our pontoon boat up the brook with no problem at all and docked it right at the house. The home itself is a nice little place, a/c works great, cute little kitchen, spacious bathroom, clean and homey. I was VERY dissatisfied however with the fact that the list of amenities included a washer and dryer but when we got there we discovered they were locked up. Property manager got back to us and said they were owner use only. So therefore, they should NOT be listed in the amenities. We came with limited clothes and beach towels thinking we could wash/reuse. Also, the blind in the big bay window overlooking the street does not close. That was a privacy issue as it is a very busy street. We were left only one roll of paper towels and 2 of TP for 4 and a half days of vacation. Several kitchen utensils were melted and clearly very old. The drawers in the bedroom were full of owner’s clothes leaving us no place to unpack our things. And probably worst of all, there was an electric hair clipper in the bathroom drawer full of black hair shavings. That was very unpleasant to find. If those things were rectified this rental would be top notch tho!! The location was fantastic and we had an amazing lake vacation with convenient access to the lake!

Weekend Trip

We enjoyed the waterview and having dinner out on the deck. We were lucky enough to be there the weekend the neighbor across the street had a party with a live band. We sat by the fire in the back yard and enjoyed their music. The homeowner is in the process of renovating and we can't wait to see the improvements when we visit Moultenborough again.

Quite little getaway

This was a very nice quite getaway! The cottage had all the amenities that were needed. Very quite road and very good for families! Easy to get to prime locations on lake, by boat or vehicle.
