Cute little home away from all the busyness of St. George. Minutes away from Zion, sand hollow and all the great places to explore in southern Utah.This home is small but very well kept and perfect for couples on a vacation, anniversary or just a great place to come back to and relax after exploring. There is a small strip mall at the top of main with a little trading post, a pizza and Mexican restaurant. A local winery just seconds away as well for tastings and bottles for sale.

My husband and I stayed here for our trip to Zion National Park and Kolob Canyon. We loved having laundry and a full kitchen available. The property is well maintained and clean. The property owner responded very quickly if we had any questions. We felt very comfortable staying here and would happily stay here again.

Little Blue House

This house is a great place to stay. Everything was just as the listing described it. I couldn’t recommend this place more. If you are a couple, two couples or by yourself this house is perfect.

Amazing Stay

We absolutely loved staying in this little blue house! The location was perfect and within an hour’s drive to see the national monument, national park and state park we wanted to see. We enjoyed the Mexican restaurant, pizza place and Zion Vinyards which are all in town and within 5 min of the house. The house was comfortable, clean and nicely updated in a quiet and safe area. Owner was friendly, helpful and very responsive when we had any questions about the property. Would absolutely stay here again!!!

Cute and comfortable

The house was amazing. Perfect for me and my friend. Very clean and the owner is very responsive to messages. An hour from Zion and 2 hours from Bryce. Quiet neighborhood. Would stay again.

Little blue house

This house was perfect. Extremely convenient for visiting Zion. The house was perfectly clean and quaint. We loved the the homey feeling you received after a long day of Hiking . Richard, the host answered every question immediately I highly recommend this location if you’re visiting Utah .

Cozy Home in Leeds

We stayed at the little blue house for a week and it was perfect. Super clean and well stocked with everything we needed. It is actually one of the best VRBO homes we’ve stayed in! Richard was easy to communicate with from start to finish! Leeds is about 30/40 minutes from Zion & close to Snow Canyon State park (highly recommend visiting). We highly recommend Richard’s home!

Going to Zion??? Stay here!!!

This adorable home FAR EXCEEDED what I was expecting. The home itself is very quaint and well put together. Extremely cozy and comfortable for a couple or small family. Everything we could have possibly needed was there…we wanted for nothing! The outside patio was so pleasant to sit during the evening and have dinner or just relax. It’s location was perfect in terms of distance from Zion and Bryce Canyon (in case you want to do both-we did!!). I have stayed in so many bnb’s over the years and I can say with certainty, this was in my top 3 favorite stays. Thanks for your hospitality!!

Don’t hesitate to rent

This is our second stay, and if we get the chance will definitely stay again. We had a couple of glitches, but Richard fixed both in record time. He’s a super host!! My husband really enjoyed feeding carrots to the horse next door, and I enjoyed sitting in the back patio reading a book every morning. There is so much to do and see in the area, you will love it! A Great Place and an Incredible Value

This property met all of our needs - two bedrooms (one is a loft), clean, laundry facilities, and a full kitchen. We cooked all of our meals for the trip. The inside table is pretty small (there's an additional folding table and folding chairs available), but the table outside by the grill seats four comfortably. Questions to the host (this was my first VRBO rental) were answered immediately. The one small caveat that I would mention is road noise from I-15 in the upper bedroom. I was in the lower bedroom and heard nothing, but the person sleeping upstairs heard a bit of noise from trucks even with the window closed. If I travel to Southern Utah in the future, I would gladly stay at this property again.

I'd live here

I've stayed in a lot of Vrbo properties and own one myself and therefore consider myself a qualified critic. This little blue house is as about perfect as it gets. My sister and I were comfortable both inside and out... lots of light inside, lots of shade outside. We enjoyed the patio for meals and the porch for drinks and watching main street. Comfortable beds, side tables, plenty of lamps, nightlights, and wall hooks. Kitchen is well stocked including pantry items. The coffee pot does both pods and grounds. The home has been cleverly remodeled and modestly decorated, it really is a little feel good. Leeds is a small quiet town close to so many things... we did Zion National Park one day, Kolob Canyons the next, and on the last day we visited Silver Reef Ghost Town, Quail Creek Reservoir, and Zion Vineyards. A great trip we could easily repeat.

Perfect location and size

What a wonderful home! Has everything we needed and more. Easy to access and plenty of space for us to be there comfortably. My daughter’s favorite part was the next door neighbor (a horse).

Best place to stay for Zion and other national parks.

Leeds is about 25 min north of st George. This house is easy to get to. Depending on the part of Zion you want to visit it is only 15 - 45 min. Other parks are an easy day drive. We hiked in the Grand Canyon and Got to see and hike in snow in Bryce. The house was so clean, up to date and inviting to come back to after long days of hiking. We have stayed in a number of VRBO and this is the best one we have ever stayed in. Host was responsive when we had questions. Highly recommend it for a couple or a small family (the loft area has plenty of additional sleeping space). If I could give a higher rating than 5 stars I would!!!

Loved the little blue house

We were in southern Utah mountain biking and this house was a perfect resting place, the outside space with the grill was charming, nice patio, kitchen had all the things we could have asked for, bed was super comfy and we enjoyed the quiet town of Leeds. The house was absolutely perfect. Hoping to stay again. Communication was timely with the host. Thank you!

Little Blue Desert House

Wonderful place with everything you need, close to Zion and Sand Hollow State Park. Clean and comfortable. We had a great stay. We last minute booked for a tad over a week. The Mexican restaurant in town is fantastic, too Thank you, Richard!

Perfect location for Zion/St. George

My spouse and I stays in the Little Blue House in Leeds and loved it. It was cute and though it was small, the high ceiling made it appear very spacious. The amenities were modern and the location was ideal for our 32nd Anniversary getaway. The house is just a couple of minutes from I-15 and though it is on the main road in Leeds, it was still very quiet and cozy. The location was perfect for our trip. We went to Tuachan Theatre in St. George which was about a 30-minute drive, we sent to Zion several times which was about a 20-25 minute drive, and we went to Toquerville Falls (used our 4 WD) which was just one exit up from the Leeds exit. We were just over an hour's drive from Buckskin Gulch and Maze Rock Art Site. We will definitely stay here again on our next trip down to southern Utah. There were flash floods the weekend we went so we had to do a lot of schedule juggling and missed out on the Narrows and Emerald Falls (both on our to-do list).

Great little home!

We enjoyed our week long stay. The house was very well stocked and very comfortable and updated. Had a patio in back with grill. Grocery store is close by. Easy drive to so many fabulous hikes! A bonus was a sweet horse next door who would come by for petting!
