The Space:
This charming residence boasts a contemporary décor, exuding a delightful Austin, TX ambiance. Situated in East Austin, it offers the ideal setting for relaxing and socializing with its adorable pool, grill, patio, and a range of other amenities for your enjoyment. There are 2 parking spots available on the driveway and free street parking.
- 3 upstairs bedrooms with ensuite bathrooms
- 1 ground-level bedroom with a private entrance (no ensuite option, but there is a powder room nearby)
- Full kitchen
- Pool
- Sun loungers
- Outdoor shower (Will not be available in the winter due to winterization)
- Fully fenced-in property for added privacy

- Outdoor seating
Guest Access:
Guest will have access to the entire house minus the garage and a few closet spaces.
The Neighborhood:
The East Side is known for its restaurants and bars, which range from quaint and funky to chic and cool. Walk to downtown, Lady Bird Lake, South Congress, Rainey Street, and the University of Texas campus!
Getting Around:
Quite easy to get around using ride-sharing apps or bikes/scooters. There is also parking at the house and free street parking.
- Moody Amphitheater and the University of Texas are less than 2 miles away
- East 6th Street Bars are 1.5 miles
- Rainey Street District is 2.3 miles
- Zilker Park is 6 miles
- Barton Springs is 5.9 miles
Other Things to Note:
Important: To ensure a smooth check-in experience, you'll also be asked to review and sign the House Rules, FCM Homes Terms & Conditions, provide a copy of your ID and credit card details for incidentals and reason for visit via the Guest App Link sent in your reservation confirmation. Please make sure to complete this step at least 24 hours before your arrival to receive your arrival instructions.
Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.
HOUSE RULES:
- Occupancy [10]
- Primary guest must be at least 21 years old and present for the entirety of the stay.
- Pets are not allowed.
- Smoking is not allowed.
- Minimum smoking fee: $250. However, the total charge may be higher if the property's condition renders it temporarily unrentable.
- Fireworks are not allowed.
- Parties or events are not allowed.
- Quiet hours are from 10 PM to 7 AM.
- Please ensure that the entrance gates remain shut at all times due to the presence of an unsupervised water feature (swimming pool) on the premises.
- There is a BBQ grill in the backyard. We kindly ask guests to bring their own supplies, extinguish any flames/coals after each use and adhere to any county burn ban in effect.
- If you need to use the hard key, we kindly request that you place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.
- Outdoor shower (Will not be available in the winter due to winterization)
Pool Rules:
- No lifeguard on duty. Swim at your own risk.
- Supervise children at all times.
- Please rinse off before entry.
- No glass is allowed in the pool or pool area. Additional fees may apply if glass is found in the pool area.
- Each Monday or Tuesday (depending on weather), the pool will be serviced.
- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool. A $500 fine will be charged if this rule is violated.
HVAC Rules:
Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.
Landscaping:
Our landscaping team will be on-site every other Friday, to keep the grounds looking their best. You might notice them during your stay, but they’ll be mindful not to disturb you.
As you may know, Texas is home to plenty of bugs, especially during cricket season. You may notice a few more of them around September and they’re completely harmless, though we understand they can be a bit pesky. Rest assured, we take proactive measures to manage them, and it shouldn’t pose a problem during your stay. To help keep them outside, please keep all windows and doors closed, especially in the evenings. If you happen to notice any inside, feel free to use the bug spray provided under the sink.
