Details: Sippin' by the Sea is a recently remodeled 3-bedroom, 2-bathroom home in North Cape San Blas that sleeps 8. Boasting spectacular water views from almost every vantage point, this Gulf-front home provides close beach access. Well-appointed—and dog friendly—enjoy the perfect beach getaway with family and friends.

This stilted home offers plenty of outdoor amenities on the ground level. Cook the fresh catch of the day on the propane grill. Wash off sandy feet at the outdoor shower and enjoy a nightcap on the deck!

This open-concept 2-story home provides ample space for a small gathering with family and friends. On the first floor, guests will find a fully equipped kitchen with stainless steel appliances and granite countertops, along with a 3-stool kitchen island and a small 4-stool breakfast table. A complimentary living area with plush linen couches and a wall-mounted TV overlooks stunning blue-green waters through a wall of windows. A door leading out to the covered balcony with a screen-in area offers alfresco dining options, while the adjoining deck with 2 Adirondack chairs is excellent for sunbathing. There is 1 comfortable primary bedroom on this floor with access to a screened-in porch.

After a day of fun in the sun, retire to the 2 guest bedrooms on the second floor—1 guest bedroom has a king bed and 1 bunk room has a Captain's bunk bed and an additional twin trundle bed underneath, and both enjoy access to the second-floor deck. There is a stacked washer and dryer for added convenience.

The views of the beach from the property listing when booking was nothing like the views we had. Your view from the lower level is now blocked by a sand dune. The walkway to the beach was not completed making it difficult to get all beach accessories (ie paddle board) easily. The guest room internet was not connected due to missing cables and remote control and was never fixed after technician came to fix.

Safety

Letting the owners know that they had several safety concerns in regards to lighting, doors that would not latch, broken dock steps, broken gate to hot tub area etc. I have reached out to them in regards to these concerns yet they have not answered or contacted us.

Great location but maintenance needed

Location of the property was great. Door lock didn’t unlock when door code was used. Called property mgmt number but didn’t get answer. After several attempts, deadbolt turned enough for us to get door open. Upstairs HVAC didn’t work well….temp stayed on 78 even after turning schedule off on thermastat control. Used box fans to blow cool air from downstairs to upstairs for everyone to sleep comfortably in upstairs bedrooms. Grill didn’t work. Lock on sliding glass door in living room was broken…used tension rod from washer/dryer curtain to secure door at night.

Fun at Cape San Blas

We had a wonderful week at Sippin’ By The Sea! We were very happy that this property allowed us to bring our furry family members. The beach was great and not at all crowded. There were no houses on either side. But a camper was parked next door on one side. The house was clean. The kitchen was very well stocked with dishes and cooking utensils. We enjoyed sitting on the screened deck! The door handle was broken when we arrived, but someone from property management came and fixed it. The dining space was cramped. Moving the table to be able to seat people on both sides blocked a walkway in the kitchen. But we made it work out. Everyone from the property management group that we spoke to was friendly and helpful! Overall a good place to stay.

We arrived at the property 10:30 pm after driving 8 hours to get there only to discover that the code we were given did not work. Fortunately for us the lock on the back sliding glass door was broken and we were able to get in. However then we had to put something in the track of the sliding door to secure it at night while we were there. I see there are other reviews mentioning this so I wasn’t the first to call the rental company about this issue. The house is located directly on the beach which is great but be aware that the boardwalk in the pictures is no longer there and the ocean is much closer to the house now. Also there is a spot for a camper on the same property as the house. We were unaware of this when we rented and had people camping right next to us all week. I believe that needs to be put in the listing so people renting the house are aware of it. We loved the screened in porch but it was unusable when it rained because the rain leaked through from above like a giant shower head and there was about 1-2” of standing water on the deck even after it stopped raining. We had 5 adults and 1 baby-this house was too small for us. I can see 3 adults being comfortable here. There was hardly any counter space so we had stuff stacked everywhere and you can’t really sit at the kitchen table because there is no room for your legs due to the sides of the table which are folded down and block you from sitting there. There are other issues but I’m out of space to list them.

Chilling experience

The location was fantastic and the place was very nice. Unfortunately, we were there during the arctic blast and could not enjoy the outdoor space or the beach due to a freak ice storm. The worst part was that the heat quit working on multiple occasions and we were frozen a couple of mornings that we woke up. The first event a wonderful maintenance worker (Bruce?) was able to swap out the thermostat and get us going again on the upstairs unit. A couple days later the downstairs unit stopped & it was nearly 60 degrees. Called at 8am to get on the list of, the woman who answered said she had someone around the corner and would have him stop by in 15-30 min. We waited, & waited, & waited, finally called back again to learn that the first receptionist didn't even put in a service request. Another couple hours went by and we called again, this time to stress the situation and express our dissatisfaction with how things were being handled. We asked for a solid answer on when would a tech be able to get by and requested some sort of compensation for our inconvenience. They told us they would put someone on it asap and we would be contacted at or before the time of checkout to discuss compensation. Repairs were eventually done but no compensation until we made the effort. Minimal comps made to offset incident. Poorly handled but thank goodness for Bruce the repairman who was great in a bad situation. Bottom line, great place, poor management.

Avoid this property and management company at all costs - one of the worst rental experiences imaginable.We stayed at this VRBO listing managed by 360 Blue and the trip was an absolute disaster from the moment we arrived. We ultimately left early because our kids were terrified of cockroach infestation. The property was not clean when we arrived. There was sand all over the floors, broken refrigerator parts on the counter, dirty air filter sitting on floor, trash stuffed in dresser drawers, and pubic hair on toilets and showers.Major construction was happening directly in front of the house the entire time, which was never relayed to us. They were aware becuase we saw recent reviews previous to our arrival that showed this. We had to walk approximately a quarter mile down the beach to find usable space with access to the water. This defeats the purpose of a beachfront house. Aside from the walking distance we had to listen to excavators and bulldozers all day long. The internet went out (apparent recurring problem according to other reviews). Didn't attempt to fix until almost 24 hours later. The bottom porch retains about 1 inch of standing stagnant water, rendering that entire space unusable. The orignal listing describes property with hot tub, There was no hot tub. this is clear false advertising.360 Blue acknowledged this trip could not have gone any worse and said they were submitting for compensation review. They never responded or followed up.

Nice place on the beach

We rented "Sippin' by the Sea" for a week in January 2022. The location on the Gulf of Mexico was outstanding. The house is very nice and is in good shape. The beach is very pretty there. There was a lot of privacy, yet we were not too far from stores at the Cape. I would highly recommend the property to anyone who wants to have a nice relaxing experience at CSB.

Comfortable home with beautiful Gulf of Mexico views

This is a nice property. Very comfortable, nicely furnished and a well stocked kitchen. Easy check in and out. We particularly enjoyed the screened in back porch. Would stay here again.
