Essentials Disclaimer: To make your stay comfortable, we provide an initial supply of essentials, including toiletries, paper products, and basic kitchen items. Should you need more during your stay, we kindly ask that you replenish them at your convenience.
Additional rules - No loud/ excessive noise after 10pm. If we receive a noise complaint outside of these hours, it will result in a $1000 fine. - No parties. Failure to comply will result in a $1000 fine. - Move BBQ Grill outside of porch before use to avoid smoke damage to the walls. - No pets allowed. - No wet bathing suits/ clothing on indoor furniture. - Swimming pool is a communal pool. Be respectful of other users and avoid loud noise. - Unregistered guests/ visitors are not allowed to stay overnight or use the pool. Failure to comply will result in a $500 fine. **Excessive guests than reservation: $100 per guest, per night. **Excessive cleaning above average: starting at $100/assessed per situation. **Any signs of illicit drugs on the premises: $500/assessed per situation **Guests are responsible for any damages caused to the property during their stay. **Lost or unreturned keys will result in a replacement fee of US$ 250 for the gate remote and US$ 150 for hard keys. **Smoking is not allowed inside the villa. A non-compliance fee of US$ 2,500 applies. **Guests agree to abide by the property's house rules. **Pool & Beach Towels: Located in the closets. Guests must return towels taken off-premises. Missing towels will be charged US$ 25 per towel to the credit card on file. **Occupancy Limits: The villa has a maximum occupancy, which must not be exceeded without management's consent. **Liability for Valuables: Guests bring money, jewels, and other valuables at their own risk. The villa owners, staff, and management accept no liability for loss or damage. In-room safety deposit boxes are available. **Management Rights: Management reserves the right to remove any guests who do not follow the rules, with no refund. **Guest Liability: Notwithstanding the method of payment, guests are personally liable for all costs and charges incurred. **Check-out Procedure: Failure to adhere to the confirmed checkout time without notice will result in a penalty fee equal to 50% of the nightly villa rate.
BBQ Notice: A BBQ is available for guest use. If used, a US$75 BBQ service fee applies at check-out for grill cleaning, safety check, and refuelling/preparation for the next guest.
Excessive Cleaning and Condition of the Unit We understand vacations can get messy—however, if the unit is left in an unreasonably dirty or inconsiderate condition, an additional $150 deep-cleaning surcharge will apply. Examples include (but are not limited to): excessive trash left throughout the unit, strong odors from spills not addressed, food and grease left on counters/appliances, stained furniture, or excessive sand and debris tracked through indoor areas.
Air Conditioning Use To help keep the A/C running efficiently, please turn off all air-conditioning when leaving the unit and never run the A/C with windows or doors open. Doing so can cause the system to overwork, leading to leaks, poor cooling, compressor damage, or motor failure. Guests who leave the A/C running while away or with windows/doors open may be held responsible for repairs or replacement if damage occurs.
Plumbing and Drain Care We welcome every style—beach hair included! To protect the plumbing, please be mindful that sand and hair (including long hair, braids, extensions, or wigs) can quickly block drains. We recommend dusting off sand before entering and taking extra care in showers and sinks to prevent buildup. If avoidable clogging occurs, additional plumbing service fees may apply.
Garbage Disposal All garbage must be placed in closed garbage bags and deposited in the outdoor bins for removal. Please do not leave garbage inside the unit, as it attracts ants and insects quickly in our tropical climate. Thank you for helping us keep the space fresh and pest-free.
Towels and Linens We provide clean, stain-free towels and linens for your comfort. Please take care to avoid stains from makeup, tanning products, hair dye, self-tanner, oils, nail polish, or similar products. If towels or linens are permanently stained or damaged, replacement charges may apply.
