Guest Access
Guests have access to the home and guest areas of the property during their stay.
Self check-in is available using a lockbox code provided before arrival.
The cleaners’ storage areas and designated owner/storage closets are not accessible to guests.

Community Registration
Because it is a private gated community, all vehicles must be registered before arrival.
Community registration paperwork, required identification, and applicable water-equipment waivers must be submitted to the host at least 3 days before check-in.
Late registration may result in a $150 community late-registration fee, which is the guest’s responsibility.
There are no visitor/day passes unless specifically permitted by the community.
Please observe all rules, including:
• Follow posted speed limits
• No street parking
• No fireworks
• Vehicles must display or carry required gate credentials

•POOL & AMENITIES
Community amenities are operated and maintained by the community and may be seasonal or subject to schedules, availability, maintenance, or closures outside the host’s control.
Lost pool pass replacement fee: $175 per pass.
•HEATING & AIR CONDITIONING
The home is equipped with a **36k BTU heat pump/AC system located in the main living room**, along with additional **window air-conditioning units in designated areas of the home added during summer**.
The home does not have a separate central AC vent or individual cooling system in every bedroom. Temperatures may therefore vary between rooms and floors.
Please keep windows and exterior doors closed while the air-conditioning system is operating.
•NATURAL WOODED PROPERTY
This is a mountain home located in a heavily wooded, natural environment.
Guests should expect normal outdoor conditions such as:
• Leaves and branches
• Rocks and uneven terrain
• Seasonal vegetation and grass growth
• Insects and wildlife
• Spider webs
• Higher humidity, particularly after rain
This property is intended to provide a natural Pocono experience rather than a manicured suburban backyard.
We maintain and clean the home's interior and guest amenities, including the hot tub. However, outdoor conditions naturally change with the weather and seasons.
•WASHER & DRYER
The washer and dryer are reserved for use by our cleaning team and are **not available for guest use**.
Laundry detergent is therefore not provided.
•STARTER SUPPLIES
We provide a starter supply of basic household essentials to help you get settled.
Depending on availability, this may include:
• Toilet paper
• Paper towels
• Trash bags
• Hand soap
• Coffee and tea
• Sugar
These are **starter supplies only and are not replenished during your stay**.
•SNOW & WINTER CONDITIONS
Snow and ice are normal seasonal conditions in the Poconos.
The host will make reasonable arrangements to have the property accessible before guest arrival.
During your stay, guests are responsible for keeping frequently used walkways, steps, and access areas reasonably clear of new snow accumulation.
Snow-removal tools may be provided for guest use.
Major storms, rapidly changing weather, or contractor availability may affect snow-removal timing. Please use extra caution on driveways, decks, stairs, and walkways during winter conditions.
•INTERNET, TV & THIRD-PARTY SERVICES
Certain services and equipment depend on third-party providers, including:
• Internet service
• Streaming and television services
• Utilities
• Community amenities
• Maintenance and repair providers
Although we make every reasonable effort to keep these services functioning properly, occasional outages, maintenance, equipment failures, weather-related interruptions, or other issues may occur outside our direct control.
If you experience a problem, please contact us promptly. We will make reasonable efforts to troubleshoot the issue or coordinate service when necessary.
•PET POLICY
Pets are welcome when properly included and approved as part of the reservation.
Pets are **not permitted on any furniture or bedding**, including:
• Beds and mattresses
• Sheets and pillows
• Blankets and comforters
• Sofas
• Chairs
• Benches
• Ottomans
• Other upholstered furniture
Guests are responsible for ensuring that pets remain off furniture throughout the stay.
•BEDDING & FURNITURE CARE
Please help us maintain the home's furnishings for future guests.
• Do not move bedroom furniture between rooms
• Do not place wet clothing, towels, or other wet items on furniture
• Avoid activities that may cause stains, scratches, burns, or structural damage
• Report accidental damage as soon as possible
Promptly reporting an accident often allows us to address the issue before additional damage occurs.
•DAMAGE & REPLACEMENT POLICY
Guests are responsible for damage beyond normal wear and tear caused during their stay.
If an item requires professional cleaning, repair, or replacement, reimbursement may be requested based on the reasonable actual cost of restoring the property.
These are estimates only. Actual replacement costs may vary depending on brand, quality, availability, delivery, and installation.
If a damaged item is part of a matching furniture set and a comparable replacement is no longer available, additional replacement may sometimes be necessary to reasonably restore the room.
•CLEANING & DAMAGE CHARGES
Additional charges may apply when unusual cleaning, professional treatment, repair, or replacement is required.
Any reimbursement request will be based on the circumstances, supporting documentation, actual costs when applicable, and the booking platform's policies and procedures.
Hot Tub
If the hot tub must be drained and refilled because of guest misuse, a $300 water replacement/service fee may apply.
Early Check-In and Late Check-Out
When our cleaning schedule allows:
• Up to 2 hours early – $100
• 2–4 hours early – $200
• Earlier arrivals or late check-out may require an additional partial-night charge
•CHECKOUT
Before leaving, please:
• Take all garbage and recycling out of the house and place it in the designated outdoor garbage containers
• Load dirty dishes into the dishwasher and start the cycle
• Close and lock all windows and exterior doors
• Leave used towels together near the bathrooms
• **Do not strip the beds**
• Check the home carefully for personal belongings
• Notify us of any damage, stains, or maintenance issues before departure
