This newly built Modern residence of the Meridian community is located directly between the Newport Beach Country Club and the shops at Fashion Island, directly adjacent to the Newport Beach Marriott Resort and Spa. As a resident, there are endless amenities to indulge in such as the community pool, spa, overlook lounge, club room, fitness center, and barbecue area.

This stunning home offers top of the line Kitchen appliances, a "smart home system" with high speed wifi and Direct TV, Electronic curtains, 2 private Subterranean garage parking spots with private elevator access, in home office area, optional private storage locker, and 24 HR concierge service.
LOCATION
This property is located in Newport Beach alongside the famous Pacific Coast Highway. The Meridian private luxury community is located near Fashion island & the Corona Del Mar State Beach. From this home, you can drive 5 minutes to the beach and or a number of world-class restaurants. For those who don't know that area, The Shops at Fashion Island, Balboa Island, Downtown Laguna Beach, Crystal Cove, Newport Coast are all just a few minutes by car.

Primary guest must be 30+ years old and present throughout the entire reservation.

Prior to completing your reservation, you must agree to comply with all House Rules including any additional rules located at the bottom of this listing under Things to Know > House Rules > Learn More. These rules must be reviewed prior to submitting your booking.
Air-Conditioning
This property includes air conditioning. The thermostat should be set no lower than 74 degrees and turned off when the home is vacant. Please be aware that we cannot guarantee the home will cool to a specific temperature in all bedrooms and spaces
Laundry
A private washer and dryer are conveniently located inside the unit for your use. Included in your stay is 4 single use Laundry Powders.
High Chair & Pack 'n Play
High chair and Pack 'n Play are available by request only. Please request at least 48 hours prior to your stay, subject to availability.
Noise/Construction disclaimer
Our home is located in an active beach community. As is common in these areas, noise from construction, municipal services, beachgoers, vehicle and air traffic, adjacent homes, and nearby commercial or residential spaces may occur. Noise outside of our control will not constitute a refund or rental cancellation.
Quiet Hours Notice
Per City of Newport Beach “Good Neighbor Policy” Quiet Hours are Strictly Enforced between the hours of 10:00 PM to 7:00 AM. No patio noise is permitted between these hours. Please see house rules for more city noise requirements.
Pet Policy
This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.
-All guests must sign a rental agreement and HOA forms after making the booking. Failure to sign rental agreement can lead to cancellation of reservation.
-Loss of the Electronic Gate Fob will result in a $250 Fine
-Loss of the Parking Transponder will result in a $500 Fine
