●Guests pay for Electric and Gas a per month fee of $225 is collected in advance , this is a minmun fee. Any overage will be due by guest within 3 days of notice.
●Change in the Number of Guests/Conduct of Guests
Please inform us of any changes in the number of Guests before your arrival. There are additional guest fees imposed and the unit is not for gatherings at any time for additional persons over 2 unless authorized .
●Check In / Check Out:
Your unit will be available to you anytime after 4:00 pm on the date of your arrival. Guest departure time is 10:00 am; your prompt checkout is appreciated so we can prepare the unit for our next guests. It is imperative that you follow these check and in and out times. An early arrival and/or later departure time may be possible but must be requested and granted prior to arrival and a early / late fee paid.
●Key Return:
If all provided keys are not returned at check-out, concerns for property security make it necessary for us to immediately re-key the home. You will be charged for the cost of $100 per item. Item is defined as a single key, gate card, gate remote .
●Pets:
The presence of pets in any home will result in a $500 penalty, as well as possible eviction and forfeiture of pre-paid rents.
●Smoking Prohibited :
Smoking is absolutely prohibited in or around the unit. If there is any tobacco smell or evidence of use including vape, hoka, infused candy or food in the unit or balconies, there will be a $500 fee charged , as well as any additional associated costs to rid the unit of smoke smell and damage.
●Cleaning & Housekeeping:
Each unit will be inspected, sanitized and cleaned before your arrival, the rental fee you have paid will provide for normal cleaning so that you can enjoy your stay up to the last moment. Housekeeping services are not provided with your rental. You are expected to leave the unit in the same general condition that you received it by making sure dishes are cleaned and put away, appliances left clean, furniture is not to be moved from their original location. The unit should be generally picked up and ready to be cleaned and sanitized for the next Guest. If additional cleaning is required you will be charged $85 an hour with a 2 hour minimum; additional cleaning is considered anything beyond laundering linens and towels, changing beds, dusting, vacuuming, cleaning bathrooms, and putting away clean dishes. If additional cleaning requires the use of an outside vendor (i.e. carpet cleaning due to spills on carpet or upholstery) Guest will be charged the cost of that service plus a 20% administrative fee.
●Security of the Unit:
When you rent the unit, you assume responsibility for it and its contents, as well as any of your personal property in the unit during your stay. Always lock the doors and windows when you leave and leave outside lights on. Lost or missing gate , pool, mailbox keys, Gate Remote will result in replacement fees $100 per item.
●Risks/Safety:
We do not assume any liability or responsibility for any injuries occurring during your stay with us. Children must be supervised at all Candles are not allowed due to fire danger.
There is to be no film , photo or any work for display,publication without our authorization. A insurance liability certificate shall be requested naming our company as additional insured, if one is not produced the guest will forfeit without objection any security monies held. activity will be deemed as a breech of lease and party will forfeit any deposits and may be subject to litigation. No materials shall be used for any reason if such breech occurs. We retain the right to use any photos and materials for use in advertising and any social media also use to resell any and all materials taken in ,on or about property . The notice of breech will be via email to the listed account . All parties in possession and publication shall be added to any action we see fit
