Kingston, New Hampshire is your strategic home base for the entire Southern NH and Massachusetts Seacoast region.
The guest is renting the whole, entire home.

★ Parking – Space for 2-4 cars in the long driveway (please do not park on grass)

NO SMOKING
★ No Smoking inside. To smoke outside, must be 20 ft from any doorway to the home, and dispose of cigarettes properly (pls do not drop cigarette butts on the ground) Clean up fee for cigarette debris is $100-200.

OCCUPANCY REGISTRATION AND VISITOR POLICY
★ We request the booking guest provide their email and verify their email by replying to the email and answering the questions in the email from our company.
★ Only guests registered at the time of booking are permitted on the property during the rental period.
★ Visitors are not permitted without prior written approval from the host, Kara.
★ Quiet hours are strictly enforced from 9:00 PM to 9:00 AM, both indoors and outdoors.
★ Noise complaints or a police response may result in immediate eviction without refund.
★ This policy complies with city rental permit requirements, property insurance, and business policies.
★ No Parties of any kind are allowed.

★ We use professional pest control, but minor pest activity may occur between cleanings

TEXAS WATER NOTE
★ Due to natural sediment, tap water in Texas may appear cloudy, have an unusual smell, or an odd taste. Some guests choose to use bottled water instead.

TRASH
★ A friendly reminder will be sent on trash go-out nights to ensure the bins are placed out at the curb.
★ This home, trash/recycling bins are stored in the car port.
★ Trash must be in trash bags and placed in trash bin
★ Proper care for the trash is required or guests will be charged a fee for private trash services (fee ranges from $75-250).

★Please report any concerns promptly so we can make them right. resolve the issue promptly.
★Requirements for reporting concerns:

PER GUEST FEE AND PET FEE
★ When booking, please provide the correct number of adults and children and pet (1 pet) to get an accurate price. We employ the common practice of charging a guest fee per person to offset the utilities of the home.

Lovely house

The house is clean, spacious and comfortable, with a nice big yard in the back. Very close to state park and other places for hiking, standup paddle boarding, and also easy drive to beach and to Portsmouth.

Charming and quiet duplex

Spacious, clean, great yard

Very spacious, comfortable, and convenient. Really nicely furnished and appliances and kitchen were wonderful. The yard had plenty of room to hang out and the driveway was able to accommodate a few vehicles with room to turn around. Great stay.

Great location & great home away from home!

This property is in a great location & it's a wonderful home away from home! Very spacious and clean-everything we needed for our stay in the NE area. Nice and quiet area but close to everything we needed. Grocery store is within 2 miles and lots of lakes/trails nearby as well as a quick drive to the beautiful Maine Coast. The property manager is super easy to communicate with and answered any questions very promptly. Would stay here again if in the area! Thank you so much for a great Thanksgiving Holiday in your VRBO! :)

Awesome except for the angry neighbour

The property was lovely and a great location. It worked perfectly for our group. My only negative is the person in the unit next door woke us up between 1 & 2 am each night as they were outside yelling at someone very angrily. If not for that I would’ve given it 5 stars.

We really enjoyed our stay here! Very comfortable and loved the 3 bathrooms. It was great to return to our home away from home by the end of the day 😊 One complaint though was the strong odor of fragrance throughout the house when we arrived. including the trash bags themselves. It was not pleasant and we had to open up windows to try to get rid of the smell. Some people are allergic to such scents and I would advise not to use them. Thank you.

I would have provided new unseated trash bags and suggested you unplug the plugins. We have had many guests stay with us loving the Febreeze Glade. Our Stay

Our Host Kara was very attentive and answered all of our text promptly. Your property was Beautiful and Clean, it is in a good location, as we were planning our vacation around this area, my suggestions for a better stay would be to have more facecloths, and towels, at least 1 per day for each guest, also toaster and kettle, and more juice and water glasses. I understand that the water in Kingston is full of minerals, but something needs to be done about it, when we arrived everything was good but on the second day, everything was yellowed, and it was smelly. that was the biggest problem that we had, in saying that, once I notified Kara about this, she had someone come over immediately to fix it. Unfortunately we had to cut our stay early , but we did enjoy your home.

We do have a beautiful home in Kingston with a fantastic water filtration system. Sometimes mistakes happen and when the salt isn't refilled - the water gets rusty again. It is so important as a guest of a home to immediately report any concerns to the Super Premier hosts that she can be extra responsive - as I was for you when you couldn't find the 8 sets of towels provided for you in the bathroom linen closets. If reported, Immediately a support person would have come and reset the system. These communications are vital to best practices and to have an amazing stay. I had no idea you left early for any issues- - you told me your friend passed away and you needed to leave early to support the family of the deceased. If you had given me a chance to make it right, that would have been appreciated. I'm so glad you enjoyed the home.

Kara's property in Kingston NH is accurately described. It was very comfortable, There was water left in the fridge for us which was greatly appreciated. The first floor was excellent for having dogs with us. I would suggest having dog bowls for food and water and perhaps a tie up on the outside. Higher quality bed pillows would be a great add. The area had a lot of good restaurants. We did not have time to visit the lake, but we did go to the dog park and the caretakers there were helpful. Thank you Kara! I'm originally from Haverhill and visit my family up there so we may request to stay again.
