As guests of Windsor at Westside Resort, you'll have access to world-class facilities, including a pool complex, sport courts, and game rooms!

HOUSEKEEPING
• To ensure a spotless experience, the home is professionally cleaned and inspected before your arrival. Daily housekeeping is not included in the rental, but mid-stay cleaning can be arranged for an additional fee if needed.

POOL
• The pool heater operates through heat exchange, which may not work effectively in very cold weather. If you choose to heat the pool under these conditions and it doesn’t reach the desired temperature, refunds will not be available.
• For safety, the pool heater may temporarily shut off if the system is overworked during cold weather. This is a normal precaution to prevent damage and will resume functionality automatically.
• Pool heating is optional and subject to availability.

Conveniently located near a 24-hour Walmart Supercenter, Target, and Publix, it is the ideal place for those looking for comfort, security, and a prime location. For shopping enthusiasts, the Premium Outlet Vineland and Lake Buena Vista Factory Stores are excellent options nearby.

There’s a wide variety of bars and restaurants in the area, including Wendy’s, TGI Fridays, Texas Roadhouse, Buffalo Wild Wings, IHOP (24 hours), Pizza Hut, Golden Corral, Red Lobster, Cracker Barrel, and many others, all within close proximity to Windsor at Westside!

POOL CLEANING
Pool cleaning at Windsor Island Resort houses is typically conducted weekly on Saturdays, but it may be subject to adjustments based on weather conditions. In the event of unfavorable weather, the cleaning may be rescheduled to a different day of the week. Our professional team has access to the pool area without requiring you to open the door, and they will complete the service in approximately one hour, allowing you to enjoy the pool afterward.

Three days before the guest's arrival, the voucher with check-in instructions will be sent. It is important to note that, during your stay in this vacation home, only those who will have access are the registered guests.

This is a self-catering vacation home. Guests must purchase any further items needed that they'll consume or use during the stay or replace products when they are over. This includes personal care products, food, drinks, etc. The offered amenities listed below are only initial supplies, small-sized:

• Bathroom: One toilet paper per bathroom, a garbage bag that is already in the trashcan, Small shampoo and conditioner.
• Kitchen: Two garbage bags, Sponge, Dishwasher soap, Paper towel.
• Laundry: One laundry detergent.
• Linens/sheets: 1 sheet kit per bed, one towel per guest (house’s maximum occupancy).

PLEASE NOTE:
The following extra services are available and must be requested at least 48 hours before your check-in date. Here are the details:

• Pool heating: $33 per day with a minimum charge of $165, subject to availability.
• Early check-in (from 10 am): $127, subject to availability.
• Late check-out (Until 3 pm): $127, to be requested no later than check-in time and subject to availability.

Complimentary use of BBQ Grill: The BBQ Grill will be clean and available for your convenience. To use it, you will need to refill the propane cylinder at the nearest retail store or propane refill station.

Florida is a magical place! It offers a perfect weather that attracts millions of tourists. The houses have screens on the windows and pools that prevent the entry of animals.

PARKING
• All guests should utilize their garage/driveway for parking.
• Parked vehicles cannot park on any portion of the grass. Parked vehicles must be facing the way of traffic and cannot block driveways or any portion of the sidewalk.
• Guests cannot park on top of the landscaping or they will be towed without notice.
• Not allowed to park in the street, on any portion of the grass, up near the Clubhouse or in someone else’s driveway.
• There is a 5-vehicle limit per single-family home and a 3-vehicle limit per townhome. This limit would cap the total number of vehicles on the property, irrespective of whether the vehicle is the Tenants and their Guests.
• Windsor at Westside does not have an overflow parking lot. Violators will be towed.

CLUBHOUSE
• All amenities are open to the guests.
• Gym is open from 9am – 8pm
• Pool from 9am – dusk
• Restaurant from 11am – 9pm.
• Please note that these hours are subject to change without prior notice. The clubhouse reserves the right to close for maintenance without prior warning.
• Coolers and outside food/alcohol are not permitted inside the clubhouse or within the pool area.
• Glass containers are prohibited in any pool area, clubhouse, and all Association common areas.

TRASH
• Valet trash service is offered daily. Every home must follow the proper trash pick-up procedures.
• At Windsor at Westside, each home is provided a valet trash bench/bin. DO NOT PLACE trash at the curb for collection, sidewalk, or grass in front of the house – only place trash in the provided trash bench or bin.
• Guests may place trash outside in the trash bench or bin between the hours of 7am-10am.
• Trash will be collected daily after 10:00 am, seven days a week including holidays.
• All trash and garbage must be placed inside 13-gallon or smaller trash bags. Do not put liquids in the trash bags or inside the trash bench or bin.

GENERAL RULES
• Windsor at Westside permits the Osceola Sheriff’s Department to exercise traffic control jurisdiction over the private roads within the community. Speed Limit within the community is 15 mph.
• Community quiet hours are between 10pm and 7am as per county ordinance.
• Windsor at Westside follows the Osceola County noise ordinance. Loud music, excessive noise, or party environments that disturb other Guests should be reported to the Osceola County Sheriff’s Department by calling 407-348-1100 and then reported to the LCAM.
• The use of fireworks within the Community is strictly prohibited at Windsor at Westside. “Fireworks” includes, but is not limited to, Bottle Rockets, Roman Candles, Firecrackers, Sparklers, and Poppers. The use of paper lanterns is also prohibited at Windsor at Westside.
• Outdoor grills may not be used or stored on the front or side of any home. All outdoor cooking should be conducted in the rear yard only.
• Smoking marijuana or other illegal substances is not permitted at any time within the Community.
• Each home is designed to sleep a certain number of people due to fire code. This typically means two people per bedroom, including children. Every properly licensed home has a certificate showing the total occupancy permitted by law. Overcrowding of homes is prohibited and violators will be evicted.
• Deliveries are not accepted at the clubhouse for guests or owners. Only Amazon and UPS can deliver directly to the property. Please ensure deliveries are made during your stay. The community and we are not responsible for lost or damaged packages.

A very good place for a family get away

We had fun, my family enjoy the place and the pool, big factor was there's a clean bathrooms in every rooms. Host is very helpful. Will stay again.

Overall Great

The house is as represented in the listing. The kitchen and bathrooms are up to date and clean. Beds were clean and space ready for us. The upstairs carpet definitely needs replacing. The southeast master bathroom does not get any hot water, although all other faucets and showers do. We called in for help- but being Christmas Eve- we never saw anyone. The garbage disposal doesnt work and I had to clean out the drain with my hand every meal. Didnt call it in due to our lack of service on the hot water. However- the space was large enough for our family of 9. No one felt on top of another.

Perfect home away from home

The house was better than what we were expecting. I received an email two days before my check in explaining everything in detail with my code to enter the gate and front door as well as the Wi-Fi password. We had no issues whatsoever checking in which was great after traveling all day. We are a large family of 8 So I really needed something that was roomy and comfortable for everyone. This house had the space, comfort, and cleanliness we needed. I loved that it had three bathrooms upstairs and one downstairs Plus one outside for the pool. After spending long days at Disney World, it was nice to come home and relax in this home And the Kids loved getting in the pool. The neighborhood was quiet with no problems. This home provides all the pans, and Dishes you will need if you plan on making meals like we did. The washer and dryer upstairs was so convenient to get washing done for everyone without the hassle of walking up and down the stairs. Every room except for one had a working TV. There is plenty of towels in a closet that are available for use, and the home will come with complementary shampoo and conditioner and bath gel (travel size), Small dish soap , One trash bag for each trashcan, and one packet of detergent . So I came prepared and brought all of our necessities from trash bags to napkins, hand soaps, detergents and toilet paper. Overall, the house was great and we would definitely stay here again!
