Grant-Valkaria, FL · Waterfront 3BR · Private Dock & Kayaks · 5.4 mi by boat to the Sebastian Inlet sandbar · Dog-Friendly Wake up to the sun coming up over the Indian River Lagoon from a private dock that is yours for the whole stay. Sunrise on the River is a 3-bedroom, 2-bath waterfront home of about 1,800 sq ft in Grant-Valkaria, halfway between Melbourne and Vero Beach on Florida's Space Coast. It sleeps 8 across 5 beds, and the kitchen and living room look straight out at the water. ON THE WATER A private dock with roughly 50 feet of frontage and its own mooring. It comfortably takes a 30' boat, and larger boats are often fine — just ask us first (our own 26-footer ties up with no trouble; confirm your length and draft with us before arrival). Kayaks, paddleboards, paddles and life vests are included. It is 5.4 miles by water to the Sebastian Inlet sandbar and out to the Atlantic. Christenson's Landing public boat ramp is 2.3 miles away and a second public ramp is under 2 miles, with driveway parking for your boat trailer. The dock has rod holders and a bench. Dolphins and manatees pass by most mornings. OUTSIDE Gazebo, wood-burning fire pit, charcoal grill, Adirondack chairs, hammocks and a wide open waterfront lawn. Fishing gear is not provided — bring your own rods and tackle. Unobstructed northern view across the lagoon — SpaceX and Kennedy Space Center launches are visible from the dock. INSIDE 1,800 sq ft, open plan with panoramic water views. Full kitchen equipped for real cooking, 5 mini-split A/C units (individual climate control room by room — no central air) plus 6 ceiling fans, fiber WiFi, full-size washer and dryer, Smart TV in every bedroom, streaming included. SLEEPING (5 beds · sleeps 8) - Bedroom 1 (primary): 1 King, en-suite bathroom - Bedroom 2: 1 Queen - Bedroom 3: 2 twin bunk beds (4 twins) DOGS WELCOME Up to two dogs, no size or breed restriction. Pre-approval at booking; pet fee applies. Dogs are not allowed on furniture or beds. GOOD TO KNOW You book the entire house, the yard, the gazebo, the fire pit and the private dock. There is a separate efficiency unit on the property that is not rented out — it is kept for the owners' own use. The owners may occasionally come by, always with advance notice, to use that unit or their boat. It has its own entrance and parking, and your stay is never disturbed. Serenity

Villa was spacious, very clean and modern. Having the 3 bedrooms was great. Owners were very friendly and accommodating. The dock was immaculate and Boat accessible. Fire pit was icing on the cake. Will definitely book again!

Family Friendly

So worth it! Was in town for our granddaughters 1st birthday, had a great time. Plenty of room for all that stayed or stopped by to say hi. Great back yard with lots of room to run around with the kids and dock across the street where we watched dolphins on a couple of occasions. If back in the area in the future we'd definitely stay again.!

Beautiful Sunrise on the River

Our family had such a wonderful time! Our dog was in heaven and he felt like this vacation was for him! So many comfy cozy places to sit and hangout with friends or family! The view was AMAZING! I grew up in the Sebastian area and it just felt like home. The kids loved the kayak and paddle boards on the property and the dock was top notch! We definitely will be back!

Perfect family Vacation spot!

We have stayed at this property a few times! Can’t say enough how awesome it is for a fairly inexpensive family vacation! We are from Savanah and we spend a lot of time on the water. It’s a great option for the boat and having water time! It gots our lifestyle and always enjoy the convenience of being near the tourist area but, not all the expensive costs to go along with it! We will certainly be back again! It’s worth it!

We have stayed at this property 4 times now. It is a great location and perfect for families that enjoy being close to the beach and water.However, our stay this time had many issues from water, to broken items, to lack of basic items and lack of upkeep over the years. Host was attentive and tried to be as accommodating as possible.We always stayed a week… this time it was for 9 days. We eventually worked through all the issues and enjoyed what was left of our stay. Would come back again, and would preplan to bring more everyday essentials with us. As a host myself of a VRBO my standards are set very high.I am certain to many it would be just fine. I just recommend that you plan for any extras to take with you as there is ONLY the BARE minimum in the property. (Linens especially)I would come back again as I love the area and the location.It’s a good value for what it is. Because we had some major water issues is the only reason we gave it a 3 /4 star experience this trip.In past trips we rated it a 5 star.

Beautiful home, stunning view

Our family had a perfect long weekend celebration for our Dad's 80th birthday. So many cozy spaces to comnect and relax, we brought our boat and fishing gear, cooked great meals and got to bring the pups along so we didn't have to stress about their care - checked all the boxes!! You'll want to wake early to catch the sunrises. You'll be glad you did! Host was very informative and quickly responded to our questions. US-1 can be a busy road but we did not have a problem waiting for a break in traffic to cross. The dock is well lit and in good condition. This was a very peaceful and sweet spot! Smiles and good times were abundant!

The home was clean and as described. Its on a busy highway and near a small airport. The pier is across the highway. The backyard is large, but not fenced in for pets as the side gate was collapsed and on the ground. About 2 hours prior to our arrival, the owner sent check in info which included instructions NOT to flush toilet paper and to put it in the garbage. This was not sanitary in our opinion. After discussing with the owner, we were permitted to flush toilet paper as long as it was septic approved and in reasonable amounts. I do wish we had known this prior to booking this property. If the next guest doesn't discuss their concerns, they could end up not flushing toilet paper for their entire stay.

Because our property is on a septic system on the river, we always gently remind guests to be mindful, but we apologize for any confusion—septic-safe toilet paper is always perfectly fine to flush! We appreciate you letting us know about the side gate as well; we've already taken care of that repair so the yard remains secure. Nightmare on the River

Total nightmare. Raw sewage backed up into the showers 8 days into our 18 day stay. Without a place to stay we had to return home which caused our 76 yr old mom to miss scheduled medical appointments in Florida. The management would not even refund the cleaning fee as asked! Unbelievable really. The final gift was our 4 month old puppy bringing home fleas from their backyard! The location is horrible - the busy road in front yard prevented any walking or biking from the home. Window units in the bedrooms. Horrible experience overall.
