Had a great family vacation at 12 surf scoter. House was the perfect size for 4 adults and 4 tween - teenagers. Kitchen was well stocked, with extra fridge/freezer on the 1st floor. Plenty of dishes, pots and pans, had a keurig and an air fryer too. Rooms were nicely furnished with comfortable furniture. House came with a beach cart, some beach chairs, pool noodles, and boogie boards. Pool is a nice size. The walk to the beach was easy. We would stay here again!

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was more than happy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: We love the location and proximity to the beach and the 4 bed 4 bath arrangement. However we didn’t like that one of the bedrooms upstairs has a queen and twin jammed into it. We understand that the owner is trying to offer the house up for more guests but this didn’t work out for us. The pool also needs attention in that jets and pump weren’t working right and as pool owners we knew the chemicals were not balanced correctly.

Beginning of April stay

Very well equipped Kitchen and comfortable beds. Great porch and the fact that there were 2 large dining tables, one inside and one on the screened in porch was a big plus to leave big puzzles out, play games, etc. & still have a large table free for dinner. Heated pool and house proximity to beach were enjoyed by all.

Enjoyable Stay

House was clean. Pool and hot tub were great. Screened porch was very nice. Outdoor shower is at backdoor, but no way to get in unless you left it unlocked.

Great location

We really enjoyed our stay. The house was a little dusty and the floors were not super clean when we arrived, but we soon got over that and really settled in. The house is comfortable and spacious. We all loved the screened in porch. I sat out there doing puzzles on the table and we ate out there and relaxed. The patio was nice, too. Enjoyed the hot tub immensely. Great location for walking down to the beach and for accessing the bike path.

Great Family Vacay

Loved this house and its proximity to the beach. Each bed and bath was well appointed and comfortable. Lots of communal living space. Outdoor pool and hot tub were a popular spot for us to hang out in the late afternoon and evening. Kitchen was clean, but could use a few more items. Larger selection of pots and pans would be helpful. Very creaky floors above master bedroom. Only access to the pool was out the front door and through the carport. While it was an interesting layout, the overall experience was wonderful.

Ideal Location within Sea Pines

We had a wonderful stay at this property! It was exactly as described; the pool had lots of privacy and perfectly sized; the carport allowed for storage of outside beach items away from the rain storms we had; the layout of the interior was great and allowed all family members plenty of privacy, as well as lots of space for time spent together; and the screened-in porch was perfect for meals outside and the evenings, protecting you from all the bugs! The location provided quick access to South Beach and Harbor Town via car or bike. Most importantly, the beach was only a few minute walk away, allowing for easy transitions to and from the house throughout the day. We will definitely be looking to book this house for our next stay.

Overall met out needs for a friends gathering for a week. House is clean, short walk to beach, new beach chairs, beautiful pool, and comfortable beds. Some things that need attention: sheets and pillows are worn out and need replacing, towels are thin and scratchy, kitchen needs can opener, oven has only one rack, dryer lint screen has hole, no place mats or coasters, and dining room chairs are scratching the wood floors.

Location is great, cleanliness is bad & kitchen not stocked at all

The location can’t be beat. 4th house from the beach, amazing. The place desperately needs a deep clean. Baseboards looked they hadn’t been wiped down in years. Kitchen had tons of plates and glasses however two pans for cooking were old and scratched. I was concerned cooking for my family. To top it off, there was only a handful of forks and knives, I cut my lip on one of the five spoons in the house. It must have been so old and mangled. Would love to stay again if the owners sorted that stuff out.

Overall, I do not recommend this vacation rental. Reviewer Comments: The 4 bed house was located within a 10 minute walk. The pool area was private , spacious and beautifully payed out. The screened in porch was huge and equipped with table chairs couch and seats. The bedrooms downstairs felt somewhat moldy. Amir conditioning hard to control decent temperature. The beds were on the old side and not very comfortable. Kitchen needed more stocking of spoons cups and needs a disposal as well.

Overall, I do not recommend this vacation rental. Reviewer Comments: Overall, we had a great spring break at 12 Surf Scoter. The proximity to the beach was amazing and we loved the heated pool (a must in March). The house itself has a 1970's layout, which you can probably tell from the pictures, so it is a bit of a trek getting from the main living area to the pool. You have to go down a flight of stairs, out the front door, and through a car port. First world problems, but it's a bit wonky. The house was clean, but definitely had an old cottage smell. We could even smell it on our clothes when we got home from the trip. Some area rugs in the main living area and bedrooms might make it feel a little cozier. And hanging the TV over the fireplace, so you can see it from the main sitting area, might make that space more functional. Like I said, overall we had a great time. The beach, the pool, and Hilton Head overall is amazing. If we come back, next time I'll probably start my VRBO search a little sooner and look for something a little newer.

Great getaway

Overall, I recommend this vacation rental. Reviewer Comments: There were few reviews available for this house so I though I would drop a note. We had 5 adults, three kids ages 5 and under all stay very comfortably. Bedrooms were very nicely done. Large TV in living area as well as all bedrooms. Bathrooms all modern appearing, nice tile work. Kitchen was good size, loved the washer/dryer. Spent most of our time at the pool, teaching kids to swim. We all had a good time. There are toys to play with and there were two beach chairs available. You can buy more locally or rent if you like. Outdoor shower at side of house with additional entrance. 5 min walk to the beach, most of the time walked barefoot. Beach was nice, very warm water in August. Pool has shade in AM which was nice, warmer in the afternoon. One table available with tent for shade. We brought another cheap umbrella for second table and needed this to keep the kids in the shade. Two blocks from a nice bike path, 5 min.5 to 10 min from harris teeter or PublixBring some beach towels/pool towels and apple/fruit peeler--would definately not heat the spa in the summer. Overall, no problems except for the lack of hot water at the kitchen faucet. Sea Turtle was notified of the problem, but no one followed up on the issue.

So sad to leave this place !

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Perfect in every way.
