This spacious 5-bedroom lakefront home on Tims Ford Lake in Winchester, Tennessee offers direct water access, expansive lake views, and a private, tree-lined setting ideal for families and groups. With the lake just steps from the back door, guests can fish from the dock, launch boats, or enjoy time on the water. Tims Ford Lake is well known for fishing, boating, water skiing, and wakeboarding.

Important Lake Information

Tims Ford Lake is open year-round. Water levels are seasonally lowered between October and April, and during this time the docks on the property may not have water access. Twins Creek Marina and a public boat ramp are located nearby and remain accessible during the off-season.

Our stay was great, the view was gorgeous, kitchen was stocked with everything you need. Great place! Definitely will stay here again! Jet skis rental was great and jet skis were onsite at dock area! Love the golden tee game!! Overall great place!!

My family (6adults 2year old grandson) stayed at this home for 6 days! We originally were only going to stay 5 but added another day because we just didn’t want to leave! The openness of the house to the view of the lake was the best start to the day! The kitchen had everything we needed, the large table for our family, the video games we played at night, the LAKE…OMG!!!! We spent hours on the lily pad right off the deck, we paddle boarded and kayaked everyday! We rented a pontoon one day and had the lake to ourselves it seemed like! It was our first time on Tim’s Ford…will definitely go back!I highly recommend this home…Oh, the beds were sooo comfortable!!!! We had the best vacation!!!

Deck Dock & Flipflops was a wonderfully appointed property and was amazing place for our family reunion. The kitchen and sizeable dining room table accommodated our large group comfortably. It was also the stage for several large jigsaw puzzle assemblies. The kitchen was well equipped with everything needed to prepare great meals for our gathering. The main deck and hot tub were delightful. The game room came equipped with two excellent standup games that were used constantly. The dock was terrific. Everyone enjoyed the lake and swimming off the dock all week. Fishing from the dock was a treat for all. We tried to catch the large bass, but he alluded us. We highly recommend this property for anyone wishing to enjoy their family without being concerned about the condition of the rental property, it was super. The Dixon Family

2025 Lake Trip

We gave stayed at several places around Tim’s Ford Lake but this house and grounds were the best so far. Easy access to the lake and dock were awesome. We had plenty of room in the house and the beds were very comfortable!! Will definitely be staying here again!

Long weekend meetup

Propery is excellent for large group. Our group of 16 ppl was very comfortable. Table was large enough for us to all eat together and even had 2 dishwashers to make cleanup easier. They also had 2 sets of washers and driers. The owner provides alot of little things to make the trip even more enjoyable. A few grocery store options about 10 minutes away. We would not hesitate to stay here again!

Fantastic family getaway at Tim's Ford!

We were a party of 9 (4 adults and 5 kids) and the house had plenty of space for all of us. The views from the kitchen are beautiful. The house is well-stocked with so many fun toys (lake toys too!) and games. The kids loved fishing from the dock. Having access to the Jet skis was an added bonus for everyone too. The beds were comfy and rooms were spacious. Would definitely stay here again!

Perfection

We have stayed in many rentals over the years and my entire group agreed this is by far the best property we have stayed at. Well maintained. Clean. Quality amenities. The perfect setup for our family. The owner must travel often or fully researched on how to present a perfect vacation home. Furniture and linens were perfect. Small touches like the makeup towels, toiletries, and signage throughout the home was great. The kitchen was more than fully stocked with dishes and appliances. Even the garage was spotless and well-organized. Proximity to to the marina was a plus. We experienced one issue with an appliance and the owner had a resolution in place within a few hours. There was a scary storm that brought down a large branch from a tree and that was cleaned up within a day as well. But other than those very small hiccups, it was an amazing stay and the group is trying to figure out when we can go back!

Great property! Home is fully stocked with the essentials and more. We had teens and young adults in our group that had plenty to keep them entertained the entire trip. There was plenty of space for our group of 15. The nightly bugs were the only negative but that's lake life.

Annual Family Vacation

We loved our recent stay at Deck, Docks, and Flip Flops. The home was beautiful and easily accommodated all 10 guests. The view of the lake was amazing! The kitchen was well appointed. We had plenty of activities to keep everyone busy. I highly recommend this home for a relaxing time on Tim’s Ford Lake.

Its a wonderful place

I can't say enough about how much our family enjoyed staying at this house. Well appointed. High end appliances. Plenty of space for everyone to gather and peel-off for a little privacy or a nap. We stayed over Christmas...loved the hot tub and firepit.

Wonderful stay!!!

I am not one to leave reviews but this place is amazing. Beautiful home with all the amenities. It accommodated all of our big family needs. Plenty of room for everyone. The kitchen, beautiful and well stocked with all the high end cooking essential. We had plenty of towels and the beds were very nice and soft sheets, even the bunk beds. The large deck was very nice and fire pit was ready to use including everything thing to make s'mores. Thank you, would definitely recommend staying.

Water, Wine and Waffles

This home sits in a quiet little spot with a beautiful lake view. We enjoyed all the home has to offer: fishing, paddle boarding, kayaking, the hot tub, played “old school” video games, watched movies and football, and cooked together in a completely equipped kitchen. We also hiked at Tim Ford’s State Park and rented a pontoon boat just a short distance away at Twin Creeks Marina, which was a real highlight for the family. The whole trip was absolutely terrific!

Retirement Gathering with family

Amazing rental! The descriptions don’t tell all. This is a very family friendly rental with lots of sleeping space, bathrooms, parking, easy to find, on a cove on the lake. They provided kayaks, paddle boards, a lily pad (perfect for the 3 year old), lots of sizes of life jackets, fishing poles, outdoor games, indoor family games, two video games (perfect for the four grandsons), appliances galore, many varieties of coffee with every kind of coffee pot, tea pot, big stove, lots of pots and pans and dishes, big frig that had plenty of room for all our groceries, ice maker for continuous ice, etc. it was perfect and so much fun for our grandkids! They even provided us with a kit for making s’mores at the fire pit area and wood was provided! The kids loved it! Lots to do for everyone and lots of space. We will definitely book again! Stunning property with accommodating hosts

No stone left unturned at this amazing property right on the lake with access to all amenities needed to enjoy the lake the right way. Property managers were very helpful in answering questions and walking us through what was needed to enjoy our stay to the fullest. Will definitely bookmark this property for future use.
