This family-friendly space is approx. a 2-minute walk to Midway & Seaside beach. This classic & neat beach cottage features 2 bedrooms (queens), bathroom w/shower, outfitted galley kitchen & roomy living room. Linens, 4 beach tags, wifi, Disney+, AC & 3 off-street spots included. (Cars/mid-sized SUVs) 3-day minimum. No parties, no large groups, no prom bookings, no pets. *Min. rental age is 25. *Separate lease, ID, guest info required. No check-in on Sat. (License# ML-25-1688, STRP#000110)

This Seaside Heights cottage was built in the 1930s and retains its quaint, cozy rooms featuring 2 bedrooms with queen beds and 1 futon couch in the living room. Additional, roll away single size bed is available for living room. It has a small but mighty galley kitchen outfitted with almost everything needed for your vacation meals, including a coffee maker & dishwasher! The bathroom has been renovated and has a shower stall, toilet, and sink (no tub). The living room and front room are spacious and can comfortably accommodate your family as they relax watching the smart TV after a day in the sun. The backyard is roomy and features a picnic table & umbrellas for the family with a propane grill. We are sure you will enjoy this classic beach cottage, which is just 500 ft away from the boardwalk and sand.


Seaside Heights ordinance now requires all guests to disclose name, address, phone number and birthdate when leasing a property for summer rentals. The landlord will submit this information on the guests behalf.



Property Manager may need to service and cut backyard during your stay, depending when your booking dates fall. We will notify guests 24 hours in advance of a lawn service.

The guests will have access to the cottage, driveway, backyard, and front yard. The front room of the basement features a washer and dryer for guest use. The back room of the basement is separated by a locked door. It is used for storage and is not a part of the rental.

I am available by text, phone, and app chat for guest support. The property manager is available if there are any issues with the physical cottage.

Seaside Heights is a classic beach town. The boardwalk and beach are just minutes away from the cottage, the waterpark as well as restaurants and bars.

You can walk to most places and attractions. Bike rentals are available in town.

We have a house manual in the cottage, along with QR codes, that will give you quick access the wifi and to a list of local restaurants, food, and events.

House has a lower back door and low support beams in laundry room. Watch your head while accessing these areas.

CHECK OUT: 10am SHARP. No late check-out allowed, due to extensive cleaning required. Please text us upon check-out. *Late check-out fee per hour applied. (See chart below.)

NO RESIDENCY: Your reservation for this short-term rental does not establish residency, regardless of the length of your stay. You are considered a guest until the end of your reservation; at which time you will turn over possession of the property. The New Jersey Anti-Eviction Act does not apply to this seasonal rental.

INSPECT YOUR UNIT------------

REPORT YOUR CONCERNS: If you have any concerns with the cottage upon check-in, you should let us know ASAP via the cell number provided. We reserve the ‘right to enter’ the cottage to correct or repair any highlighted issues after you call us. Unreported concerns or concerns that were corrected in a timely manner will not be considered for partial or full refund after your stay is completed.


RENTAL REQUIREMENTS------------

PRIMARY RENTER: Must be at least 25 years of age, a part of your group staying on property, and provide a valid ID and cell phone number. Primary renter is not allowed to rent specifically for unqualified, 25 years or younger guest groups with the intention of turning the property over to them. All guest names, ages and primary residences must be disclosed and submitted to the town prior to the stay dates, as per town ordinance

SECURITY DEPOSIT REQUIRED: Your booking will require a refundable $500 security deposit. Platform may charge your card for damages or lost badges or parking passes after stay.

CANCELLATION POLICY: Due to the nature of our seasonal beach house rentals, it is often difficult to rebook stays that are cancelled close to the check-in date. We recommend confirming your dates before booking as well as purchasing travel insurance, which will cover any expenses caused by unforeseen circumstances.

MAXIMUM GUESTS: The fire code restricts the maximum number of guests, including children, allowed in the residence. Please see the listing details.

SLEEP SPACES:
The cottage’s rental certification has approved the sleep spaces with the number of beds provided in the listing. Guests are not allowed to bring in unauthorized furniture, mattresses, or air mattresses to create additional sleep spaces in the bedrooms, living rooms or hallways. Doing so violates the borough’s rental certification, fire code and potential occupancy limits. This will result in the termination of your booking/lease without refund. If you move unauthorized mattresses into the cottage, you will also be charged a $150 fee for fumigation of the cottage to prevent a bed bug infestation.

NO LARGE GROUPS / NO PARTIES: Undeclared guests, guests not on the reservation, are not allowed to stay overnight. All guests need to be part of your original reservation and declared to the town by local ordinance and the owner for security purposes. There is an Over Occupancy Penalty of $500 per person/per night for every undeclared guest that violates the fire code maximum. Guests exceeding occupancy must leave the property immediately.

BE COURTEOUS: All Guests should be respectful of the neighbors.


THINGS TO REMEMBER DURING YOUR STAY------------

LINENS: The property includes bed linens and towels for your convenience. Do not use hair dye or spray-tan products with our linens or towels. Please do not hang towels, bathing suits, or clothes on the railings of the porch. And additional charge of $40 per will be assessed for missing or damaged blankets, towels, or linens.

FLUSH TOILET PAPER ONLY: Do not flush tampons, sanitary products, flushable wipes, paper towels, cotton balls, tissues, your soul, etc., down the toilet. Only use the provided toilet paper or one rated “safe for septic systems.” Please throw all other items in the trash. If a plumbing service is required due to misuse, GUEST will be responsible for the cost of the service.

TRASH REMOVAL: SUMMER: The trash is picked up on Monday, Wednesday & Friday, recycles are on Tuesday in the summer (3rd Sat in June – Labor Day). Take cans out to the front curb on Sunday, Tuesday & Thursday nights after 7:00 p.m., and recycles go out Monday nights after 7:00 p.m.

WINTER: Trash is picked up on Monday and Friday in the winter (Tuesday after Labor Day to third Friday in June). Take cans out to the front curb on Sunday and Thursday nights after 7:00 p.m., and recycling goes out Monday nights after 7:00 p.m. Cans need to be returned promptly to the side bin the next morning.
*If you do not put out the trash during your stay, you may be assessed a trash out fee after check-out.

PARKING: The cottage`s driveway is to the right of the home and is 9 ft wide. There is a fence post on either side of the driveway entrance so be careful pulling in. The street is a one-way with direction of travel from the ocean to the bay.

BEACH BADGES: Badges are provided during the summer season (May 1 – Labor Day). The 4 beach badges need to be left in the cottage, on the hook on behind the door, prior to check-out. At time of check-out, GUEST shall be responsible for replacing lost/non-returned badges at $70 per badge.

CHILD SAFETY: Do not leave children unattended on the property. We do provide outlet covers, child safety locks on bottom kitchen cabinets with cleaners. There is no crib or highchair on the property.


RESTRICTIONS------------

NOISE ORDINANCE: No loud noise between 10:00 p.m. and 8:00 a.m. as per the local noise ordinance. The police will issue tickets for noise violations to both the GUEST and the OWNER. A police force visit or ticketing will result in immediate termination of your reservation, without refund and removal from the property.

TERMINATION OF RESERVATION: If your group breaks the House Rules, holds a party, disrupts the neighbors, violates the listed occupancy, becomes violent, or if your group’s behavior results in a police force visit or ticketing, then your reservation will be terminated, without a refund, and you will be expected to leave the property immediately. (If you do not comply with the request to leave, then you may be removed under TRESPASS.)

NO FIREWORKS/NO WEAPONS/NO CANDLES/NO INCENSE: These are not allowed in or on the property.

NO DRUGS: No drugs allowed on property. If we suspect you have brought drugs onto the property or are actively using them on the property, we will notify the police.

DON’T TOUCH EQUIPMENT: Do not unplug any of the smoke detectors, decibel monitors, routers, modems, or any electronic devices located on the property. Do not unplug the range extenders from the outlets. Unplugging or interfering with this equipment could disable the WiFi, streaming TV service, or safety features. *If the Internet goes down, please alert the Host ASAP via the cell number provided.

Absolutely incredible location just steps from the boardwalk. I loved having a patio available as well. All of the check-in instructions were clear and easy to follow. I’d happily stay here again!

This place is perfect, perfect area,perfect space its the best stay ive had in a long time now I can not say the same for seaside heights NJ it's being stripped from all its charm beach feel cops absolutely everywhere no party no one seemed to be happy or free to enjoy themselves, I have never seen it so dead there

Couldn’t have been more perfect

What else is there to say other than that? The state was perfect the house neighborhood and everything that came with it was awesome. We had a great time not only at the house but around the house. They had an Italian festival going on during this weekend too, which was great, the host of this were awesome and communication as well as making sure our stay was as perfect and as comfortable as possible I would recommend this place for anybody to stay. My girlfriend and I will be staying at this place again sometime soon and we can’t emphasize enough how amazing the trip was not only because of everything around the house because of how perfect the house was and how comfortable we felt being there.

End of Summer Getaway

Enjoyed our stay. This clean little cottage was perfect. Newer appliances and comfortable modern furniture made our stay pleasurable Many amenities included, such as off street parking, bicycles, beach tags and beach gear a plus. Especially liked the snacks that were left!

great location and super clean

we don’t rent houses on our vacation so we weren’t really sure what to expect but this place exceeded all our expectations. the location is very convenient, so close to boardwalk and beach that a quick trip back to drop something off or use the restroom was quick. but even though it was so close the neighborhood is very quiet. it was super clean, very obvious that it has been well cared for. there are a lot of nice touches like the picture frames with the wifi password/qr code and the garbage schedule. the remote controlled light/ceiling fans are handy and the backyard. the coffee maker base slides out to make it easier to put the pods in charge cord for multiple devices in the living room. definitely a great place to stay, thank you leonardo & robin!

Perfect shore cottage

I booked this home to attend a benefit concert nearby. In my opinion the pictures don’t do Leonardo’s cottage justice. It completely exceeded our expectations. He was so easy to correspond with, which made getting there and into the cottage a breeze. Location can’t be beat. So close to everything. Inviting small backyard with grill and gazebo. The home was spotless and filled with amenities. Really can’t say enough positive about our stay. Ample parking for 2 or 3 small cars. I have a full size 3/4 ton truck that fit no problem. We really enjoyed our stay as I’m sure you will as well. Don’t let the size fool you… GREAT house. We will be back.

Perfect spot

The house is in a perfect location. Close enough to walk to the beach and boardwalk but you don’t hear the noise from the boardwalk. More amenities than a hotel provides. I would suggest adding a mirror or 2, the only one is in the bathroom. House was clean and updated just like the photos. My family and I enjoyed our stay. Highly suggest staying here to others.

First ever Seaside Vacation

Super nice property 5 star except it definitely needs a outdoor shower. The coffee and to go cups were outstanding! Lovely linens and comfy bedding ended each long day on the beach and boardwalk perfectly. The house has a great outdoor area and the beach buggy chairs bikes and oversized towels are great touches we really appreciated! The midway location and convenience to beach and boardwalk and Casino ride pier were really awesome. I especially loved some of the cool gadgetry type things this house has like neat nightlights throughout and cool kitchen conveniences. Really a super host! Again 5 stars! ⭐️⭐️⭐️⭐️⭐️

My wife and I grew up in the area and have fond memories of the Jersey Shore. We are excited to be able to offer a summer cottage to guests that is so close to the boardwalk and beach in Seaside Heights.

This Seaside Heights shore cottage has been newly improved to capture both classic feel and clean, pristine amenities. This tidy space is great for small families and couples, offering all the comforts of home and enough room to stretch out after a hot summer day. The front yard has space to sit and chat and the backyard is spacious housing an eating area, gazebo and grill. It is fully fenced so the kids can run around in safety. Guests have access to our laundry room in the basement area. It is light and bright and has an area for folding as well. *Rental does not include access to storage room in basement area that house utilities.
