Property is needed a major upgrade or repairing .. from the broken refrigerator handle to the warped decking that is very unsafe.. and the mold growing by the outside pool because of leaking problems not only caused by the hot tub .. but outside elements too! it clearly was never handled correctly and exposed mold problems.. the screen door falls off…the entertainment pool table needs repairing and pool lights …etc very disappointing

Outer Banks Joshua’s Tiki Hut

Rating Details: The property manager was more than helpful. The vacation rental was somewhat dirty. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: We had a great time as a family in Nags Head. Good things about the location: right on the beach, heated pool, plenty of room. Not so good things:Advertised outdoor bar/tiki - sink did not work - area had weeds growing in it and had not been cleaned in a long time. Cigarette and cigar butts in area and we do not smoke. Company did respond quickly by sending cleaners over however they weren’t quite sure why they were there and after they left butts we’re still there. I left text message about sink but never got feed back. Handyman was sent by to address loose boards on decking and I pointed out that whole upper part of back deck was loose. And wobbly. When I looked back on reviews I see that was a complaint several years ago. If we had been planning a gathering in the outdoor bar area I would have had to cancel. Overall the house could be cleaner. Floors washed a little more often. Some of the linens were stale smelling and shouted changed periodically even if not used. I would look elsewhere next time.

Summer 2024 Family Vacation

Overall, I recommend this vacation rental. Reviewer Comments: This is a big, beautiful home suitable for families, children and pets. Having a confined 'yard' for pets made it very convenient and safe for everyone to enjoy and not worry about dogs getting out. The pool is very nice for small children, and you can see and hear the ocean from the hot tub. The house is a bit 'worn', but the inside was very clean upon our arrival. Outside the house and around the pool area needed some attention and cleaned up of trash, left-behind toys, etc. Food and restaurants are very close by, and the beach/ocean views are beautiful from the living room and bedrooms. The only 'negative' to us was the proximity to the public access to the beach which is right next door. People from across the road or down the street drive in at 6am, park their vehicles and set up their tents and canopies on the beach directly out your beach walkway behind the house. Although the house is OceanFront, you must walk down the beach 40-50yds either way if you want to set up a spot for your own family, which was a disappointment.

Reviewer Comments: The home has a nice location, it was dirty, old soap in the showers, hair in the shower/tubs, the cleaning staff must have just given it a lick and promise. There was a rat in the tiki bar/pool location. The front yard needed to be mowed so you could enjoy the volleyball area. The backyard was not mowed and seems as if it has been like this for some time. Light bulbs were burned out throughout the house. The beds were comfortable. We had a good time, but we would not rent this house again. When you pay over $22000, you expect more. Also the hedge needs to be trimmed back so you do not scratch your vehicles going in and out.

The lawn in the front and back was fine for pups but not for humans to use. Volleyball area was completely overgrown and not usable. House furnishings need updating as well as several boards on the deck need replacing. Internet streaming service was very intermittent. Very little TV usage available. Not able to stream anything in the movie theatre area.

Great for Large Groups

Overall, I recommend this vacation rental. Reviewer Comments: Joshua’s Tili HutPros- This house met all our needs. Bedrooms, Bathrooms and Kitchen very clean. Kitchen has 2 dishwashers, oven, and refrigerators. There was also 2 sets of washing machines and dryers for clothes which we did use. There are 2 dining tables along with bar height bistro set that will accommodate large groups with a large living room area with sliders and windows that overlook the pool yard and beach. We loved the location to all the major attractions and restaurants. Really nothing was more than half hours drive away and plenty of spots within walking distance. And nothing was better than being right on beach. We arrived 4/20 so weather was a bit windy n cold but pool was warm, only one person jumped in, and hot tub was great! There is also an elevator.Cons- the house overall needs updating and a lot of minor repairs. The couches did have stains, furniture is older, some of the bathroom tiles needs regrouting and outside there is woodwork that needs repairing. Being right on the beach needs a lot of upkeep. The front yard needed to be mowed. We spent all our outdoor time on the beach and upper deck off living room. We had two issues during our stay. Upon arrival the house did smell like fish for two days and the back slider wouldn’t lock. Beach realty sent someone right away and we’re very accommodating. And also had no one called to let us know heating co came to do regular maintenance on compressor. Would I stay here again-YES!!! Loved coming in the off season!

As others have mentioned, the house is starting to show its age, but is still more than adequate for anyone's needs. There's plenty of room, location is great, the pool was wonderful for the kids - plenty warm enough even for the first week of April. The internet is so-so, and the clothes dryers don't work well, but other thn that everything is functional. Would definitely stay again if the opportunity arises!

On the beach in Nags Head, close to everything! The dog yard is awesome. We stayed in February so didn’t use the pool/outdoor area but it looks great! The kitchen is well appointed. Lower level is nice, pool/pingpong and a movie room. Lots of dining area. Negatives: Heat was out on the 2nd floor and management company was responsive. We did have to wait until Monday to have heat which meant sleeping in bedroom on the ground floor. The mattress in that bedroom is horrible...unless you like an extremely hard mattress.The home was as clean as it could be. The bathrooms are in need of some work...showers have seen a lot of years, hard to get the tracks/bottoms clean. The master on 2nd floor has a tub with a handheld shower. The tiles in that bathroom need replaced, they are buckling. The sliding glass doors are all worn, hard to open.

Do not spend your money on this rental

Reviewer Comments: We arrived to a narrow driveway overgrown with bushes that limited our ability to access the house. After not being able to access anyone at the 3 phone numbers provided, we had to purchase a trimmer and trim the bushes ourselves to get in. Inside, there were more concerns-a microwave and washing machine that didn’t work, one dryer that didn’t dry, water bugs (they look like roaches) and ants. A makeshift shower curtain kept falling down and the bed linens are stained/dirty. The ceiling fan in the master bedroom made noise (a repairman was sent, though it continued to make noise during our stay) the fan was necessary because the thermostat had a hard stop at 70-you can’t adjust it below 70. The 3 level deck off the back of the house literally sways 4-5 inches when going up and down the stairs. The beach access was overgrown with sticker weeds and bushes. The pool was cold and dirty, once treated, it became cloudy and unusable for 2 days. The house needs some general updating and basic upkeep has not been done for quite some time. The rental company was receptive to our initial concerns and seemed to want to help, though the only thing that had follow through was the exterminator for the bugs and the repairman for the ceiling fan that didn’t resolve the issue.

We could tell from the pics the decor was a bit dated, and we were fine with that. We were not prepared for the complete disrepair. Here is an incomplete list- pool tiles falling off, fence posts fallen down, microwave not working, ceiling fan not working, masonry falling off and being held up by duct tape, rotting wood walkways with screws protruding. Do not rent this house. It’s honestly a bit dangerous.

Nice, but had a few issues.

The property is in a great location. Everything you need is close by. The view is wonderful. We enjoyed the hot tub and heated pool. It was hard to find a property with a pool that was opened this time of year (2nd week of April). We also liked there was no extra fee for the pool heat. There is a lot to like here. There are some downsides though. The house is showing some wear and tear - stains on furniture cushions, loose pool tiles, doors that were difficult to lock, ping-pong table that was unusable, some outlets that didn't work, a dryer that didn't seem to dry, etc. That didn't bother us too much, but would have if we were paying the rates this property demands later in the year. The biggest downside was the appearance of a few cockroaches. We saw 6 of them during our weeklong stay. This cast an icky feeling over things. We washed everything after we got back.

But, maintenance came to fix them in short order. These are things that should have been checked prior to our arrival. This is a well maintained property. The views are spectacular. Family vacation

This property is so well equipped for a large family vacation. Kitchen is well stocked and has two of everything. Best part that most rooms have private bathroom. Pool and hot tub were great. Loved it.

Rating Details: The property manager was very helpful. The vacation rental was somewhat dirty. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Perfect location to be able to see it all. We drove North and South without it being such a long drive to all the towns.House had it all. Beautiful views and lots of privacy. House was not as clean as I like but with a little cleaning when we first arrived we were all comfortable. Plenty of kitchen gadgets to use when cooking for large groups. We had a great time and the home was very comfortable and had plenty of room for our large family.

Overall, I recommend this vacation rental. Reviewer Comments: What a great time! The location of this home is fabulous. The house itself was really nice. It’s older and in need of a little TLC, but had room for everyone. Beds were comfy, kitchen was well-equipped, great water pressure in the showers, very nice. The only odd thing about the bedrooms is that one of the oceanfront king masters has no shower. It has a beautiful jacuzzi tub, but no shower. Kind of strange, but my daughter and her husband took that room and just showered in their daughter’s bathroom. We did have a small challenge when arriving, but the property managers were so responsive and took care of us right away. Also, this house is solid! We had hurricane Ian bring in some really crazy weather the end of the week, but we were so cozy in the house. Didn’t lose power or anything. Really pleased with our trip. Thank you for a great time!

Reviewer Comments: Disappointed in cottage, many broken items in house, beds extremely worn and uncomfortable, dirty floors, dishes and utensils. Pool and hot tub wasn’t cleaned and broken pool tiles on bottom of pool making unsafe for children.

Very nice house but needs updating and deep cleaning.

Pretty much everything from the yard (full of dog poop) to the pool and hot tub to the decks an interior of the house needed to be cleaned to feel comfortable. We also say roaches in the kitchen.

Great place to stay in Nags Head

Underwhelmed and a bit gross

Rating Details: The property manager was more than helpful. The vacation rental was somewhat dirty. I was very happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The location was great. The weather did not allow for any use of the outdoor facilities, so I cannot rate them. The theater "room" is just part of the rec room. The ping pong table cover was non functional. The cleaning crew left a fly tape trap hanging in the kitchen, so the first thing that greeted us were a bunch of dead flies. Basically all of the furniture was stained so badly that you felt as though you needed long sleeves and pants to sit on it. All carpeted floors were stained. Will not rent again.
