New Remodel w/ Pool & Spa! Blocks away from downtown Gilbert!

Enjoy this COMPLETELY REBUILT modern luxury home with all *NEW EVERYTHING*: appliances, flooring, extra addition, landscape enhancements and MORE! Your temporary home comes with a pool, hot tub, games and fire pit! Then **without crossing any major roads** you can walk down the street which leads you right to our downtown Gilbert, which is full of restaurants, bars and a night full of dancing! The space
Guests have access to the entire home and has two primary suites and two other guest rooms.

3 smart TVs are located throughout the home - all have the ability to connect to your streaming services including: Netflix, Hulu, Disney+, Max, etc.

**Please DO NOT move the dining room table! We do not want to have anyone hitting their head on the glass chandelier above!**
Guest access
The completely remodeled backyard has a lot of amazing and fun amenities, which include a pool and infinity hot tub! As a precaution to you, they do not come fenced in, however, the back gate has a self-closing mechanism to make sure that it cannot be accidentally left open! We also have signs posted up as well for everyone's safety. Please enjoy and have fun! :)

Other things to note
POOL & HOT TUB:
Heating of hot tub is available w/ a minimum 48-hour notice - it can take 1-2 days to heat up properly!

**We can ONLY heat the hot tub!**

**Please reach out to me if you would like for the heater to be turned on, as I will need to program this remotely**

If any of the pool equipment is tampered with or broken there will be a fee assessed depending on the severity of the situation!

During Fall & Winter (Heating) = $55 a night
During Spring & Summer (Heating) = $85 a night

POOL & HOT TUB/ELECTRIC SCOOTER SAFETY:
As part of our safety precautions, we will need all guests to accept and sign our safety waiver as part of accepting the reservation. This helps us make sure that all potential guests have received and reviewed the document! Please see the below wording for what the waiver includes:


"This Waiver of Claims, Release of Liability, Assumption of Risk and Indemnity Agreement (the “Waiver”) is attached to and becomes a part of the Terms of Service for the property located at 249 E Bruce Ave, Gilbert, AZ 85234 (the "Accommodations").

1. The Accommodations have a swimming pool and spa (collectively, the “Pool”) and electric stand-up scooters (“Scooters”). Guest may use the Pool and Scooters at Guest’s own risk.

2. Guest and/or the Guest’s occupants or guests are required to adhere to the following rules regarding the Pool:
• No glass in the Pool area.
• No diving, running, or rough play.
• Minors 12 years and younger are not permitted in the Pool area at any time without
adult supervision.
• No pets of any kind are permitted in the Pool at any time.
• Pool gate must be left closed at all times and should never be left propped open.
• Call 911 in case of emergency.

3. Guest and/or the Guest’s occupants or guests are required to adhere to the following rules regarding the Scooters:
• Minors 18 years and younger are not permitted to use the Scooters.
• Guest must lock and secure the Scooters when not in use.
• Guest must obey all local laws when operating the Scooters, including, without
limitation, traffic laws, helmet laws, rules and regulations pertaining to moving vehicles and/or parking and those which are intended to protect pedestrians.

4. The Host will not be held responsible for the injuries sustained by the Guest and/or the Guest’s occupants or guests when using the Pool, Scooters or surrounding Accommodations.

5. THE GUEST UNDERSTANDS THAT USE OF THE POOL AND/OR SCOOTERS INVOLVES RISK AND DANGERS WHICH INCLUDE, WITHOUT LIMITATION, THE POTENTIAL FOR SERIOUS BODILY INJURY, ILLNESS, LOSS OF LIFE, PERMANENT DISABILITY, PARALYSIS, LOSS OF OR DAMAGE TO EQUIPMENT AND PROPERTY, ACCIDENTS, CONTACT OR COLLISION WITH OTHER USERS, VEHICLES OR THIRD-PARTIES, INHERENT DANGERS AND RISKS OF SWIMMING, INCLUDING, BUT NOT LIMITED TO, DROWNING AND TRIPPING OR FALLING IN OR AROUND THE POOL, AND OTHER POTENTIAL RISK AND DANGERS WHICH MAY NOT BE FORESEEABLE OR ARE PRESENTLY UNKNOWN.

6. THE GUEST HEREBY RELEASES AND HOLDS THE HOST, INCLUDING ITS
DIRECTORS, EMPLOYEES AND AGENTS AND REPRESENTATIVES (“RELEASED PARTIES”), HARMLESS FROM INJURY, ILLNESS, DISABILITY, DEATH, LOSS, OR DAMAGE TO THE FULLEST EXTENT PERMITTED BY LAW, ATTRIBUTABLE OR RELATING IN ANY MANNER TO GUEST’S USE OF THE POOL AND/OR SCOOTERS, WHETHER CAUSED BY THE NEGLIGENCE OF THE RELEASED PARTIES OR OTHERWISE. GUEST AGREES TO INDEMNIFY, DEFEND AND HOLD THE RELEASED PARTIES HARMLESS FROM ANY AND ALL CLAIMS, DEMANDS, LIABILITIES OR ACTIONS BROUGHT BY OR ON BEHALF OF ANY OF GUEST’S OCCUPANTS OR GUESTS.

7. The Guest will not attempt to make any repairs or adjustments to the Pool equipment or to any of the electrical wiring for the Pool equipment. Guest will be responsible for the cost of repair of any equipment which is handled by Guest.

8. The Guest must immediately notify the Host of any repair that the Pool or Scooters may require. The Guest is responsible for the full cost that may be due for repair and/or replacement of the Pool or Scooters that is required as a result of negligence by the Guest or the Guest's occupants or guests. The Guest must operate the Pool and Scooters in a safe, responsible manner. If Guest believes that the Pool or Scooters are unsafe at any time for any reason, then Guest should not use the Pool or Scooters or allow anyone else to use the Pool or Scooters.

9. The Guest understands that the Pool and Scooters are strictly an amenity and that the use of this amenity is not guaranteed under the Terms of Service. Any interruption or non-availability of the use of the Pool and Scooters will not violate any terms of the Terms of Service.

10. This Waiver is fully effective and shall be effective and binding upon Guest, and Guest's heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on Guest's behalf or on behalf of Guest's estate.

I HAVE READ THE ABOVE AGREEMENT IN ITS ENTIRETY AND FULLY UNDERSTAND AND AGREE TO ALL OF ITS TERMS AND CONDITIONS. I UNDERSTAND THAT I AM VOLUNTARILY GIVING UP SUBSTANTIAL LEGAL
RIGHTS, INCLUDING THE RIGHT TO SUE HOST."

**By requesting a trip to stay, we presume that this is your agreement to sign and acknowledge this waiver upon us accepting the reservation.


SECURITY CAMERAS:
We have 1 Ring doorbell, 2 front yard cameras & 2 back yard cameras. ALL cameras are installed for guest safety. They will ONLY be used/viewed for emergency and safety purposes. I am the only one with access to these devices.
