NOTE: 4WD/AWD with winter tires or chains is required in winter (December throughmid March).

Our 4,300 sq ft home (Treetop Terrace) features 4 bedrooms and 3.5 bathrooms and is a beautiful oasis just 7 minutes from Historic Downtown Durango and 40 minutes to Purgatory Ski Resort. Situated on 8 acres offering privacy and seclusion - yet just minutes from downtown Durango and at an elevation of 7,000 feet, always cooler in the summer than downtown. Enjoy an alpine setting with room to roam and exceptional views, while being close to all of the incredible amenities and recreation you come to Durango to experience. The home backs up to National Forest which offers even more privacy and seclusion. The Dry Fork trailhead is just a further 3 miles up the canyon while Mesa Verde National Park is 30 minutes to the west and Hesperus Ski Area is 10 minutes to the west as well.

The home features amazing outdoor living space including multiple patios/decks with outdoor space heaters, a hammock, comfortable couches and a pond with a water feature, gas fire pit, gas grill, lush landscaping and a fenced yard. The gourmet kitchen is fully stocked and the house features 2 living spaces making it perfect for multiple families. The 2nd living space features a pool table and shuffleboard. A full size washer/dyer, garage with space for one car (along with plenty of additional parking in the driveway) and super fast Starlink WIFI round out the plentiful amenities.

This home is pet friendly! We allow a maximum of 2 dogs max and the pet fee is $40/day ($250/max).

Stay with us and we offer DISCOUNTS on both summer (white water rafting, horseback riding etc.) and winter (ski/snowboard rentals, sleigh rides, snowmobile tours etc.) activities.

Please note that, like most properties in the area, this home does not have AC, as it is uncommon for homes at this elevation. Temperatures inside the property are easily managed by using fans and opening the windows at night when temperatures drop into the 40s.

Very nice house just 10 minutes or so from downtown Durango. Nice outdoor space. Several very nice porches. Great stay and would repeat, however with the heat in Durango it was sweltering hot inside during the day

amazing outdoor spaces

Overall, I recommend this vacation rental. Reviewer Comments: Was perfect for a small family get-together. Great space for visiting outside and gathering around kitchen for cooking. Some fun games (pool table, indoor shuffleboard thingy) were fun too. Fully stocked kitchen, stayed in for dinner every night.Only drawback was it was very hard to keep the home to a comfortable temperature in the afternoon. And was also a bit stressful, going around house before bedtime and opening every door and window and turning on fans. Then reversing the process at 8 the next morning. We were even lucky with afternoon t-storms almost every day, without those we would have cooked. Unfortunately the days of being able to get away without AC in July and August in Durango are probably over.

Looking for snow

3 genreations came to spend a little post holiday time. House was great. Well stocked. Only thing missing was sand for the shuffleboard table- no one from the rental group brought any so we went and bought some ourselves. only big hick up. Great views I am sure this place is gorgeous in the summer.

There's not a room without a view

Came here to escape the Arizona heat with adult kids, had an absolutely amazing time here. If you can't relax in this amazing home then you should probably seek medical attention. Only problem is that I should've stayed longer!

So many places to sit and relax, that it is difficult to enjoy it all! It is just on the outskirts of town, easy to drive back and forth to town. The only drawback would be the steep switchback road to the house. But the drive up is 100% worth it to this beautiful home. We enjoyed this stay for work and pleasure.

Living in the tree tops

It was like being a kid climbing trees again, but without the fear of falling. The two upper decks were perfect to follow the sun for sunrises and sunsets. We could ride our bikes or hike on great trails with a chance of seeing wildlife on the wildlife preserve which is close by. Minutes from town for fabulous restaurants. The we felt welcomed from the time we walked through the door. A walk through the flower gardens was so peaceful and beautiful, flowers everywhere. We even had a flock of wild turkeys cruz by. We will be back.

Located just minutes from downtown yet, nestled on the top of a mountain shielded from anyone, this property is stunning. It starts with some switchbacks that bring you up to the front of the house. It sits at the top of one of the smaller mountains and you have a birds’ eye view of everything around you. Absolutely gorgeous. The beds were all exceptionally comfortable and there is so much space in the house that a large party wouldn’t feel smooshed in the the least. Every item we needed to cook in the kitchen was provided and we even got some use out of the Traeger grill/smoker. All the bathrooms were clean and ready for general use and some even had some great views of the land as well. The yard off the house is a retreat itself with a small pond and great views of the valleys below. There are two big entertaining/family rooms perfect for hanging out while it’s snowing, family game nights or even taking a relaxing afternoon nap. For a mountain retreat, I challenge you to find anything better. Exceeded all expectations and is simply a “wow” property sure to impress you and all your guests. We loved every minute and are looking forward to coming back for our future stays in Durango!

Nothing short of AMAZING! Top tier in every way!

Reviewer Comments: From the moment we turned off the road and started up the hill to the property, we just knew it was going to be special. we were only 5-10 minutes away from the train station, but all of the sudden we were in paradise with views that would not stop.The home, bedrooms, kitchen, rooms of leisure, were spacious and immaculate, yet cozy and refreshing as if it were our own home. We rode the train, hit the hot tubs in Ouray, Enjoyed the inferno coaster and chair lift at Durango Mountain and had a great burger at the James Ranch Grill on the way back into town that is a "farm to table" kind of vibe, in a Colorado sort of way. Found a friendly coffee shop downtown Durango Coffee Co.) that we visited every night to recap the days. Interior shop was unique in a community kind of way, and the down-home outdoor seating left us feeling as if we were sitting on a front porch watching the people go by.The property had a well maintained grill that was a cinch to use and we ate several meals at the house, and are glad we did! This allowed us to get some pool and shuffle board competition in before bed.Oh, and the beds! They were on par with the rest of the home! Exactly what we all needed! Thank you for sharing this wonderful property in an amazing location where memories can be made in so many ways...We WILL be back! Soon!

We had difficulty in checking in to the rental. The code given to us did not work. We called the management company, and, after about 20 minutes, we were in the vacation rental. The rental house was clean and provided plenty of room for our family of eight. The kitchen was nice and well stocked. The outside space of the property was very nice.The primary negative of the property was that it did not have air conditioning. Though we knew this prior to arriving, we were told that one could open the windows and use fans to cool the house. This did not work during the late July / early August time. Daytime temperatures while we were there were in the mid 80's. When we arrived, the house was closed up and no fans were going. The house was extremely hot at the time of arrival. We followed advice given to us by opening the windows and running the fans, but this did not help very much during the afternoons. The windows stayed open at night, and along with the fans, the house cooled down over night with outside temps in the upper 50's. We followed the advice given to us by closing the windows after waking up so as to trap cool air in the house. On the warms days, however, the afternoon conditions in the house were significantly uncomfortable. In retrospect, I don't think I would stay here again during the summer. I'm sure the spring and fall would be fine. Another downside to opening the windows was that a bedroom was located adjacent to a septic system. Produced odor at night.

Mountain Breeze Whispering Through Pines

Reviewer Comments: Yes, the sounds of the breeze whispering through pine needles is my favorite memory of my stay at the Treetop Terrace in Durango, Colorado. I love the sound and reminds me of camping in the mountain pine tree. We felt at-home as soon as we walked through the beautiful home. Each room is comfortably and attractively furnished. Take a seat on the inviting leather couch and take in the beautiful view from extra large windows. Bedrooms and bathrooms were comfortable and pleasant. The bedrooms are private and draperies filter light well. The entertainment room boasts a pool table, shuffleboard, media room with comfortable seating, as well as, an outside furnished patio right outside the door. The perfect place to be included in the fun going on inside. The kitchen and butler rooms include all you need to cook a large dinner. The kitchen island is large and gave plenty of space for multiple cooks. The family dining table sets 10 people in comfortable leather chairs surrounded by spacious windows. Next to dining is a glass room sun room where right outside is another furnished patio. I really enjoyed just walking through and looking at various rooms full of unique decor. The 8 acre pinetop property has a trail out from the fenced garden. The trail has resting areas and leads to a tabletop mountain meadow. The home property is enclosed by fence and pets are allowed. The gardens have colorful flowers growing in spring and summer. The fall season is busy with floating fall leaves. Winter is cold with possible snow and ice. The Durango ski slope is just a few miles away. The property directly adjacent to this 8 acres is a protected reserve for wildlife. Colorado is working to give the wildlife space to flourish. Watch for the flocks of wild turkeys who meander up the road to the home and over the hillside where they have taken up residence. I do recommend this home. It suits a small or large group with lots of energy looking to

Beautiful Property

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: It’s a gorgeous property, the grounds are immaculate and so peaceful. The completely fenced in yard is so fun for the dogs. The house is well stocked and well maintained. We had a few hiccups during our stay though. There is no AC on the property, while I know this is normal for the area, still something to be aware of. The house would get above 85 degrees in the main living areas during the day, even with meticulous opening and closing of windows during the night/day. We were traveling with young children who napped mid day and it made it very difficult, as the house wouldn’t cool down at night until 10p. The house is also on well water and the irrigation system runs for three hours during the middle of the day. During that time you can’t take a shower, run the dishwasher nor two sinks at the same time. We lost water pressure for 6 hours one day where we couldn’t even flush the toilets. Overall it was a fun stay, but more effort for daily living tasks than we would have expected for a luxury living property.

The Decks And patios are gorgeous. It was worth a stay just to sit on that beautiful deck.
